Re: [redacted] Minneapolis, MN Ms [redacted] emailed our office on 10/4/and told us about the damaged paint around the electrical panel and was wondering about us fixing the damageOur response to her was; “Sorry to hear about the damaged paint at your condoThe inspector tried to cut the paint as best he could so he could gain access to the interior of the electric panel for the inspectionUnfortunately some of the paint did chipThe buyer was present with the inspector and saw this issue and is accepting of the chipped paint.” Then we were informed that the sale of the condo did not go throughMs [redacted] emailed a second time and demanded that we fix the wallOur response to her was; “I’m sorry, but my inspectors are not house painters and you probably wouldn’t be satisfied with the job they would doI left a message for your real estate and agent and will discuss this matter with him further.” Several weeks later, Ms [redacted] ’s agent called my office to get my email address, but did not talk to meHe sent an unreasonable bid for painting the entire wall rather than touching up around the electrical panelAfter several attempts, I was able to speak to Ms [redacted] ’s agent and explain to him that the electrical panel is supposed to be accessible for service and for an inspectionPainting over the electrical panel limits the accessIf an electrician had to access this panel, they would have done the sameWhile we understand why the seller is upset, it is our job to do a complete inspection for the client/potential buyerReal estate agents are aware that a home inspector needs access to the interior electrical panel and they should have made the homeowner aware of thatThe electrical panel isn’t supposed to be painted over as it is an access point for service and inspectionAccording to ASHI Standard of Practice for Home Inspections ELECTRICAL Section 7.5, The inspector shall: Ainspect: interior components of service panels and subpanelsAgain, we are sorry for any inconvenience this may have caused Ms [redacted] Our intent was to do a thorough inspection, not to cause her any grief Any potential buyer would expect us to access and inspect the interior of the electrical panelPainting the wall may make it more esthetically pleasing, but the next time it will have to be accessed it will chip the paint againSincerely, Kevin [redacted] Owner AmeriSpec Inspection Service Maple Grove, MN
