AMMRE Real Estate, Inc.Response to Complaint #***There are several parts to this complaintAMMRE tries hard to work with our property owners and residents toward the best possible outcome. 1.) The property owner had the unfortunate experience of having to evict a resident
for non-payment of rentWhen this occurs AMMRE re-keys the home after the evicted resident vacatesWe re-key again before a new resident takes occupancyWe follow this policy to protect both the property and the new residentDuring vacancy many contractors, people checking on the house, etcmay have access to a key that could have been replicatedRe-keying again when a resident moves in is within the specific scope of work in the AMMRE management contract with the property ownerFor this reason AMMRE did not refund the $for the second re-key.2.) The property owner questions the cost of a $bill for weed pulling and yard clefor both the front and back yard after the evictionThe contractor who preformed the work believed the charge to be fair and would not reduce the invoiceAMMRE requested the owner tell us what they are willing to pay and we agreed to refund the differenceWe have refunded $to the owners account the difference between the $the owner believe was reasonable and the charge for the yard work. 3.) The resident is aware that the owner wants a signed lease addendum forbidding the use of the fireplace, as the owner believes it may not be safe to use the fireplaceWe have sent the resident the addendumThe resident has been put on notice in writing and verbally that the fireplace should not be used for safely concerns without written permission from the ownerThe resident asserts willingness to sign this addendum; however we experienced trouble getting the resident to return the addendum by mail, to our office, or by us meeting the resident at the propertyThe resident works days and goes to classes at nightAt the time of the termination of the property management contract we were not in receipt of the addendumWe regret that this is the case and retrieving the signed addendum now falls to the property owner. 4.) The termination of the management agreement is effective December 13, The law in New Mexico allows days from the termination of the management agreement for the management company to close out the owners property management account and remit any funds due to the ownerWe will be closing out the account on December 15, (two days after the termination date) and will send all funds in the owners account, including the resident’s security deposit, to the owner on that date

I am rejecting this response because:To Whom It May Concern,Ammre's claim that I was asked and failed to provide a key is entirely false. After I filed this complaint, an Ammre agent contacted me on 12/9 to checkup on my maintenance request. He notified me that the plumber had tried to enter the property on 11/26 but key did not work. This was the first I had heard of the issue. If Ammre was in fact unable to enter the property, why was it only mentioned after I filed this complaint (13 days after it occurred)? I have e-mail correspondence from Ammre asking me to leave the key outside for the maintenance worker. Never was I asked to provide a key for Ammre. I cannot be held responsible for delays if Ammre has mixed up or lost the key to my residence. I would be glad to provide a copy of the key, if that is in fact the case. Ammre stated they dispatched maintenance on 11/24. After that it took another 23 days to be completed (completed on 12/17).In addition, Ammre failed to provide me with 24-hour written notice of intent to enter the property to perform repairs during this maintenance or the one prior, as required per NMSA Uniform Resident Relations Act, 47-8-42. I did not provide any written authorization for Ammre to enter the property.I would like to retract my claim of the possibility that Ammre used an unlicensed plumber. I have since located the plumber's license through PSI Exams [redacted]. Although I will note that the plumber, [redacted], is operating under an expired business license, as shown here: [redacted].The intent of this complaint was to ensure that Ammre completed the work I requested. There are many Revdex.com complaints against Ammre similar to mine and knowing that I had to file a public complaint in order for Ammre to complete my request is unfortunate. I would like an apology from Ammre for the long wait in completing this request and those prior to it. I would also like Ammre to provide some assurance that I won't experience these delays in the future and that more care will be taken to follow regulations set forth under the NMSA, Uniform Resident Relations Act.

The property manager was not notified about the key situation from the plumber. AMMRE does not post 24 hour notices for maintenance unless the tenant can not be reached, the plumber is a 3rd party contractor and he schedules directly with the tenant, this is also a convenience to our tenants so that they may be there at the time of service if they wish. The tenant would have had to instruct the plumber to pick the key up from AMMRE, which was one of the issues from the beginning. unsubstantiated. It was reported to AMMRE that the filter was the wrong size. The plumber has been dispatched, and has tried to make contact with the tenant. The plumber has reported that they cannot get into the property, and the tenant has been asked to drop a key off at the AMMRE office, which he has not done yet. Regarding the stove, and the 2 burners not working.
