We had to complain for months and months before anything got doneAfter contacting corporate we still got no responseIt wasn't until after I contacted the Revdex.com before I got a response to anythingMy new contact has claimed to contacted the regional manager multiple times but nothing seemed to get done other than the maintenanceWe are still having issues with staff and our current representative isn't responding to any other issues other than maintenance including other questions I sent via emailNothing is being done about past harassment to my wife and I have yet to even receive a formal apology from the companyFrom reading on multiple reviews and speaking to other residents they only seem to care about rent and continue to hide behind "market value" of the properties while increasing rent multiple times per year without ***g for the propertyI am glad some maintenance is getting done but the staff's attitude needs to change as well as the level of respect for the tenantsI have asked multiple times for the regional managers contact information because our current representative is not addressing all of our concernsShe is picking parts out of the emails I send her and outright lied to me recently via email about trying to contact my wife claiming her cellphone was disconnected from serviceWhen it was not, it has never beenI contacted verizon to make sure they did not have an outage temporarily and the did notService was with her phone the entire timeShe did not respond to any of my other information and am prepared to call and request it every day until I doI also don't like being charged higher rent like this when our lease is up but yet advertised prices for The Arbors is lower for new residences than what we will payThey are advertising at $and told us it is already up to $which adds up to $worth of annual dishonesty price difference The new customer service representative is very polite but not professional as I have to continue to bring up the same things over and over outside of maintenance without getting any response for themIt would be nice to get someone who listens and responds to all of the issues other than just property issuesAgain just proves that they are only concerned with rent and not the well-being of the residents and the safety of them as well(which also has a poor track record and didn't begin to get attention until I submitted a complaint via the Revdex.com)

I stand by my complaintI have been proactive in regards to Oakwood Management and Buckeye UtilityI requested documentation I just recieved from an attorney through Revdex.comThe ledger is inconsistent with other verified sourcesUnpaid/late utility payments are not uncommonI was proactive once again in regards to my utility payment Payment was made prior to Revdex.com recent responseMy rent is current as wellBut the ledger I received from Revdex.com I still have concerns about tge inaccurate reporting

I received a response in reguards to my complaint and I have not received a copy of my rental ledger from oakwood management nor have I heard from them And the email respinse I received states a ledger is attached but I didnt receive itI requested a paper copy be mailed to meAnd one of my concerns is that I was not informed of my credit for the rentAnd the credit was not paid for any other purposeIt is the lack of professionalism, lack of information/communication/documentation and the way this situation was handled and the actions taken against me after I requested further information that this violation information came into play I contacted the water in reguards to the qater before it was delinquentSo the sequence of events escalated after me being proactive on this matter

I dont have it in my possession at this time because it was discussed/ compaired over the telephone And I dont know if the third party is will to provide that because thus person could possibly lose her job

Your information has not been compromised.Please allow me to explain that a toilet does not flood an apartment unless the toilet has been clogged, not from a toilet running.  The maintenance work that was performed is indicative of a running toilet, which is normal with the wear and tear of any bathroom whether it be an apartment or single family home.In your letter dated March 4, 2015, you stated in the second paragraph that the apartment was flooded.  The other two affected apartments also sustained water damage. This was due to a clogged toilet.Oakwood Management acted quickly to resolve the issue in a timely manner.  Fans are often used to assist in the drying the carpet. The carpet was unable to be salvaged.As far as the air conditioning unit, when we knew that it was inoperable we ordered and installed a new unit in a timely manner.In your lease agreement, it states:Lessee agrees to save Lessor harmless from any liability by reason of personal injury to any person and for property damage occurring on or about or connected with the premises or resulting from the Lessees use thereof or Lessees negligence, Lessee agrees to carry liability insurance, including coverage for Lessor's building and/or any apartment complex applicable here under in the minimum (and mandatory)  coverage amount of $100,000.00, including water bed coverage if applicable, and hereby relieves the Lessor of all risks that may be insured there under, NAMING THE PROPERTY AS A PARTY OF INTEREST. It is strongly recommended that Lessee carry renter's personal property insurance in the minimum coverage amount of $5,000.00 .  The Declaration page from the insurance provider is required to be presented to the Lessor.Under the requirement that all of our residents carry current rental insurance, a claim should be processed under your policy.  Please feel free to have your agent call me at any time regarding the claim.The balance due on the account is $960.69.  A payment arrangement can be made by calling the corporate office and speaking with [redacted] Caudill if you choose not to file a claim.  That number is 614-866-8702.Regards,[redacted]Customer Care

"First the company ignores me and claims the representative simply retired. No one did anything then about the harassment towards my wife and now the very same company is saying that we are harassing them and do not wish to be contacted unless we have issues with the property. They are not taking responsibility for staff actions and only care about the rent money. First it was, I'm so sorry, I hope to change your opinion of us" when I contacted oakwood management first, then ignored, Then after negative reviews someone finally contacts me and ONLY property issues are taken care of. Nothing regarding the treatment of their employees or the lack of care they give to properties. It's as if I've had to demand just about everything and so far, only property issues have been resolved. I have requested the regional managers information multiple times. It has not been given. I feel this company is discriminating because they don't care about resident issues with staff, they only care about property management which is poor at best. Considering we have to call corporate to get our sidewalks salted AFTER my wife and the property manager had already fallen. I am allowed freedom of speech and as a business, you give your email and phone number out for public use. As I have reasonable requests that your company has failed to address. I'm sorry if you feel I'm "harassing you and well above the norm" but please remember that your entitled to your "opinion" of feeling that way but that still leaves me and my wife with legitimate concerns of your staff that you have failed to address. I have tried to contact your supervisor which in this case was the regional manager and you have failed to provide that information multiple times while neglecting issues that affect us as customers and residents. This message concerns complaint # ID [redacted] against Oakwood Management Company.  I received your letter dated Monday, March 16th which I received later that week.  Thank you for contacting me.  The following is my response to the message from [redacted] of Customer Care for the company.Dear [redacted],Thank you for your message concerning the issue I have with the determination by Oakwood that I owe them $960.69 for water damage to the carpet in the apartment.I understand the view that the stopped up toilet was a contributor to the overflow and flooding of the carpet.   My contention is that while this is true, the toilet would not have overflowed, even with the stoppage, if the tank mechanism had been working properly.  While the mechanism problem would not have caused the overflow of the toilet if it had not been stopped up, it is equally true that the stoppage would not have caused the overflow if the mechanism had not caused the water to continue to enter the toilet.To be fair to Oakwood and for Oakwood to be fair to me, I think a neutral third party would view this as an evenly shared responsibility.To add to that, I do believe that if the company that came to do the cleanup had done an appropriate extraction of the water, it might have been possible to salvage the carpet.  It was still “sloshing” heavily even 4 days later, so the extraction was not significant enough to allow the carpet a possibility to dry out.The other concerns that contribute to my feeling that I should not have to bear this expense:· The air conditioning issue and failure to fix it the first time that forced me out of my apartment for two weeks where I could not use it· The leaking ceiling that caused water damage to my mattress· The issue of not securing my check when they left it in my door jam and the wind blew it away.  How could you leave my personal check out in the open where anyone could access my personal information?· Insurance – you mention renters insurance but I assume you have your insurance as well.  I would think that if your toilet mechanism caused the overflow that you should have covered via your insurance already and should collect from them.In order to try to resolve this issue, I would propose the following financial solution.· Your account shows a balance due of $960.69· Add my deposit of $300.00 that you held equals a total of $1.260.69· That would be what you claim I owe – without the deposit – or the “damages”· I propose we should split this in half as we both feel the other party is at fault but the incident could not have happened without both the stopped up toilet and the failure of the tank mechanism.· This would mean that half would be $630.35 for my “half” of the damages· You already have my $300.00 deposit, so the amount due would be $330.35I think this is a “just” way to settle this disagreement in way that is fair for both of us.  Even though I personally do not feel like I should have to pay this, I want to try to look at is as an outside person would in an effort to get this behind us.I hope that you will agree that this is the “right” thing to do.

the company did not reply to my request for documentation of my account. The rental office emailed them as well and I contacted the companues prior to my water 12/4/14 prior to 12/10/14 when the bill was considered late. And I am conplaining about the lack of information/communication/documentation on my account. The responce about what the lease says and the water being deliquent was not what happen first. They are now using that to justify thier actions. I still have a credit of money I have not received and I want to know where all these figures come from on my credit and my rent. The water is secondary.
