Response:

Dear [redacted]:

I am in receipt of your letter on August 22, 2013 concerning our Springhill Village property and [redacted].

First, I would like to call your attention to a letter sent to our [redacted], from the Revdex.com [redacted] stating that they were satisfied with our efforts to resolve the issues and "Revdex.com had decided to close the complaint and not pursue it further." [redacted] However to explain what we understood is the underlying issues are deductions from [redacted] security deposit. [redacted] did pay a $497.00 security deposit [redacted] Upon move out, [redacted] was reimbursed $[redacted] It was noted that after [redacted] complained, a mistake had been made in our accounting of her deposit that being; her deposit was listed in our new software as $411.00 which in fact it was $497.00. We then remitted to [redacted] a check for [redacted] which she cashed on July 20, 2013 [redacted] gave us a notice of vacate on May 20, 2013 and stated "I will vacate on June 19, 2013"

[redacted] Therefore, we agreed to charge her rent based on her notice

until June 19th . Her rent was $600.00 per month or $20.00 per day times 19 days is $380.00 for June 1

June 19th . Her deposit was $497.00. We paid her two payments of returned deposits: one for [redacted] Therefore:

[redacted] (original security deposit) -** (Refund paid to her) [redacted] (Refund paid to her) $[redacted] (her rent for 19 days in June)

I realize she did not live in the apartment after May 28th , 2013, but she had agreed to extend her occupancy of the apartment until June 19th by her "notice to vacant". Therefore, she should pay rent.

To the best of our knowledge, we have met our obligation under the [redacted].

I trust this will satisfy your investigation.

Sincerely,

I was a resident at Mallard Cove. The apartment I just moved out from was building 4024 Apt 104. Due to closing on my house I had to terminate my lease early. I gave written notice that I wanted to be present during the final walk through of the Apartment. This walk through took place on January 29th at 11:30am. Two maintenance employees arrived and conducted the walk through and found the condition of the unit to be good with no damage. I know this as I received the receipt of the walk through and the bill in the mail dated for February 8th, 2016 signed by the property Manager Liz. I turned my keys into the box at Mallard Cove on January 31st around 8pm. I was contacted by Liz on February 10th, 2016 at 1:51pm and was told that I would have to pay for the carpet to be replaced, as well as some vinyl flooring in one of the bathrooms. This came as a huge surprise to me as the walk trough had already been conducted and I was not informed then of any of these issues. When I asked Liz about the employee who did the walk through she stated that he no longer worked at Mallard Cove (I'm sure he was employed on the day he did my walk through). Liz then informed me that she did a walk through that day on February 10th, however I was not present nor was I contacted about any additional walk through. I also had not had possession of the keys for 10 days. Liz then told me should would have to talk to Valerie R[redacted] . I have since called Valerie over the past couple of days with no response. I would like to resolve this issue as soon as possible.
