We are in receipt of your letter alleging that our firm has failed to respond appropriatelyto pest control and trash issues at the property we manage at [redacted] **,MadisonThe facts do not support these allegations and we categorically refute them.We received a call from the tenant in apartment #stating that she had bedbugs in herapartmentWe promptly had a professional pest control specialist inspect the unitHeconfirmed the presence of bedbugs in the unit, discussed proper preparation for treatmentwith the tenant and subsequently treated the infestation.Without our knowledge or consent, that tenant placed dozens of plastic trash bags in therear of the buildingEach tenant in the building has a City of Madison trash cart andrecycling cartEach tenant is responsible for placing the carts on the terrace on trash day.Even so, when we became aware of the problem, we arranged for the delivery of adumpster and the removal of the trash improperly disposed by the tenant.Shortly thereafter, the tenant in #called again, this time stating that she had noticedmice in the buildingFurther, she stated that she believed the tenant in apartment #alsohad bedbugs in her unitAgain, we promptly arranged for a professional pest controlspecialist to treat the building for mice and inspect apartment #for bedbugs and he didsoThe inspection did disclose bedbugs in apartment #The tenant in apartment #wasgiven the preparation instructions for treatmentWhen the tenant notified our firm thatthe preparations had been made, her unit was promptly treated as wellIn preparation fortreatment, the tenant in #placed some pieces of furniture on the side of the building.The Tenant protests that we did not remove it however that, too, is the tenant'sresponsibility and the City prohibits placing large items on the terrace more than hrs inadvance of trash collectionThose items have since been removed by the City.We fully appreciate the concerns and fears that these issues may have raised in theTenantThe tenants in apartment numbers and reported real, substantiated issues andwe acted promptly to remedy themWe rely on the advice oflicensed professionals andexperts in response to pest control and other issuesWe were not advised to preemptivelytreat additional apartments in the building and the Tenant never suggested that she hadbedbugs in her unit - only that others had bedbugs in theirsHad the Tenant given usreason to believe she had bedbugs in her unit, we would have had pest control conduct aninspection in her unit as well and treat any infestation found.To allay the Tenant's fears, her apartment was inspected today for bedbugs by aprofessional pest control specialistHe reported that he did not detect the presence ofbedbugs in her unit.To summarize, we have responded in a timely and appropriate manner to the real pestcontrol issues in other apartments in the building as well as the common areasWe willcontinue to do soThe Tenant's note misstates the facts and suggests we have donenothingIn reality, we have done everything we were advised to do by a professional pestcontrol specialist.Sincerely,

apartment #4 stating that she had bedbugs in herapartment. We promptly had a professional pest control specialist inspect the unit. Heconfirmed the presence of bedbugs in the unit, discussed proper preparation for treatmentwith the tenant and subsequently treated the infestation.Without our knowledge or consent, that tenant placed dozens of plastic trash bags in therear of the building. In preparation fortreatment, the tenant in #3 placed some pieces of furniture on the side of the building.The Tenant protests that we did not remove it however that, too, is the tenant'sresponsibility and the City prohibits placing large items on the terrace more than 12 hrs inadvance of trash collection. Those items have since been removed by the City.We fully appreciate the concerns and fears that these issues may have raised in theTenant. The tenants in apartment numbers 3 and 4 reported real, substantiated issues andwe acted promptly to remedy them. We rely on the advice oflicensed professionals andexperts in response to pest control and other issues. We were not advised to preemptivelytreat additional apartments in the building and the Tenant never suggested that she hadbedbugs in her unit - only that others had bedbugs in theirs. Had the Tenant given usreason to believe she had bedbugs in her unit, we would have had pest control conduct aninspection in her unit as well and treat any infestation found.To allay the Tenant's fears, her apartment was inspected today for bedbugs by aprofessional pest control specialist. He reported that he did not detect the presence ofbedbugs in her unit.To summarize, we have responded in a timely and appropriate manner to the real pestcontrol issues in other apartments in the building as well as the common areas. We willcontinue to do so. The Tenant's note misstates the facts and suggests we have donenothing. In reality, we have done everything we were advised to do by a professional pestcontrol specialist.Sincerely,
