We contracted ABC for a remodel to the upstairs of our 80+ year old homeThe job included erecting interior walls, adding a dormer, creating a new bathroom, and installing a new HVAC systemWe are very happy with the craftsmanship of the work and the finished projectOur project manager was easy to contact, and he did not hestiate to discuss things in person when / if email or phone conversation left unresolved questions

Anderson Building Company is locally owned and operated, award winning, design and build general contracting company with over years
of operationWe offer a variety of services including insurance restorationWe are recommended to homeowners by many insurance agents when there is damage to their property, have an active insurance claim, and need a contractor to restore the damage to their propertyOur company has a long standing reputation for excellent customer service and superior quality final productsWe have worked extremely hard for many years striving for excellence to build our reputationOur reputation is the reason we have such a strong referral baseWe complete many restoration projects every yearThis project is typical of a type of restoration project that we complete regularly with the overwhelming majority of our projects completed with very happy and satisfied clients. As a general contractor we use a combination of several different subcontractors and our own installation staff to complete the work we are hired forWe stand behind the quality of our workWhen there are issues, we investigate the issue and determine the proper solution and responsibility to correct the issueIf/when there are issues that are our responsibility, whether it be caused by our staff or our subcontractors we do what is necessary to make the issue rightThe first part of their complaint is referencing a few minor subcontractor issues that we quickly resolved.
This project is a rare occasion with a client that has an issue that we are unable to resolve in a manner that is satisfactory to the clientThe clients' are wanting something they don't feel they should have to pay forWe have made many efforts already to try to resolve their problem and have offered a compromise solution that we feel is very fairWe are not in agreement that the solution should be completed free of charge and that their issue is our responsibility.
Their problem is the result of a pre-existing, improperly installed wood stove flue that is too close to the original chimney flashing to be properly waterproofedThis flue has been leaking for years and is still leaking in the exact same spotDue to our desire to achieve customer satisfaction and the importance we place on customer service, we have made many efforts at no charge to the clients to address this issueWe have gone above and beyond spending multiple trips attempting to come to a solution for them without having to complete the invasive and expensive work to relocate the flue to no availWe have concluded that the only way to ensure this will no longer be a trouble spot is to remove, relocate, and re-install the wood stove flue with the proper clearance from the original chimneyThis work was not part of our contract and we were never paid to complete this workTheir inexperience with both the proper way to install a flue and the process required to install a new roof has resulted in a situation in which the clients refuse to acknowledge the real cause of their problem.
Our contract specifically states that there are no funds included to address the stove flue issueWe have offered to properly relocate the flue for only the costs of the materials needed to do soOffering to complete the labor for freeThe clients have refused this offer and expect us to complete this work at zero costs to the client.
Our mistake with this project was accepting the project without insisting they properly address this issue as a requirement for us to be willing to complete the work they hired us to complete

My experience with this company was highly negative Project Manager was difficult to work with, and the project dragged on for five+ months During this lengthy process, Project Manager was often non-responsive or slow to respond, disrespectful, and patronizing
In our case, the project was a finished basement rebuild, resulting from a sewer company's mishap on April 22, The sewer company took responsibility for the damage, and paid Anderson's invoices directly to them
Anderson Building Company did the rebuild Sub-contractors of Anderson performed satisfactorily, but often did not show up at all or came very late in the day when they only had an hour or two to work on our project because Project Manager had them go to other jobs before ours Our job did not appear to be a priority
All this was going on during the time of my husband's terminal illness, and I had spoken to Project Manager directly about our situation I had informed him that it was of utmost importance to my husband that I be taken care of respectfully and in a timely manner
Anderson damaged our storm door, and took responsibility for replacement of it The damage occurred approximately July 29-30, 2014; Anderson finally installed the door on October 1,
In the meantime, my husband passed away on September 14,

The ***s' positions outlined again in their response are incorrectThey do not understand or just refuse to acknowledge the reality of their issue and their complaint is totally unfoundedThey are absolutely wrong in every aspect of their suppositions and have no practical experience or professional opinions to back up their accusationsWe have already replied to this complaint twice explaining the issues and our positions
Once again, we will summarize the issue1) We were recommended by their insurance agent to repair and replace the damage to their home
2) We were contacted and hired to replace their roofing shingles, flat roofing, masonry chimney flashing, and water damaged living room ceiling, etc. The multiple aspects / trades involved warranted working with a General Contractor and the ***'s chose to hire us
3) During our contract negotiations we were told that they didn't want us to include any work on their wood stove flue so that is how we wrote our contract
4) The reality of the situation is the wood stove flashing wasoriginallyimproperly installed andhad to be removed and reinstalled to complete our work replacing the shingle roofing and masonry chimney flashing properly. The existing flashing was removed or "pried up" as Mrs***s states andproperlyreinstalled in the same location it was originally installed. The third party they later hired and we paid for verified this
5) Our subcontractors completed the work we were contracted to do
6) We reinstalled a few things because they didn't like the way they looked, whether they really needed to be done or notIncluding the wood stove flue flashing
7) They had problems with leaking again immediately after we reinstalled it and the leaking damaged the new ceiling we installed in exactly the same location it was damaged before we started our work. They allege that the wood stove flashing never was leaking and that we caused it to leakBecause the wood stove flashing was installed directly above the new masonry fireplace chimney flashing they could not have been sure the source of the leakClaiming that the wood stove flue never leaked is simply not true and the fact that the ceiling is damaged in exactly the same place verifies it
8) At that point the project manager in charge of the job asked them who installed the stove flue andthey said that they had their wood stove installed almost thirty years ago by a company that is no longer in businessThey later told him that a family member installed it
9) Our crews tried many times to address the leak without success and the project manager finally came to me for help with this problem and we performed a water test on the masonry chimney flashing we were paid to replace and verified it was not leakingWe also verifiedthe leak was caused by the wood stove flue being originally installed too close to the masonry chimney flashing causing the water to back up and over it
10) We then knew without a doubt where the problem was and that the solution to fixing it was to move the flue far enough away from the masonry chimney to allow it to drain the water away properly
11) I personally called and spoke to Mr***s and told him what the problem was and offered to relocate the wood stove flue for the cost of the materials only to try to help them outMr***s was extremely rude and wouldn't even listen to the problem or the solution
12) We later reiterated the offer in an email and now Mrs***s is saying we never made the offer
13) She also is saying that they never threatened usIf telling us that they are going to report us to the Revdex.com and the Attorney General if we don't fix their problem for free isn't a threat we are not sure what you would call it
In short we are done addressing these responses and we will not work with them again*** ** ***, Jr., President

This is the basic issue we have been going around and around on with these clients since we finished their job. Neither they or the insurance company have paid us to address this issueTheir wood stove flashing is simply not repairable and needs to be relocated and correctly installed. It is our position that they do not have any warranty issues we are responsible forThe cause of the leak is the improperly installed wood stove flueWe were not paid to replace this flashing and the only way to properly address the issue and ensure it will not leak is to relocate the flueIf the issue was our responsibility and covered under warranty, we would simply fix the issue and not be debating about it or subject our reputation to an issue with the Revdex.com. The clients think if they complain enough and threaten us enough that we will fix it for freeWe have repeatedly tried to patch/seal their problem in an attempt to resolve it without having to relocate itWe have explained all of this to them multiple timesThey will not admit the reality of what the problem is or the fact that it has been a problem since before we were ever involved. They told us that the existing leak in their ceiling was from their chimney flashing not their wood stove flashing and they were wrongTheir chimney flashing was old and needed to be replaced but it was not leakingWe were paid to replace their chimney flashing and their ceiling and we replaced themWe have water tested our work and the chimney flashing is not leakingTheir ceiling is again damaged by the same problem that damaged it the first time and they refuse to take responsibility for itWe said this in our original reply and will say it again, the source of the leak is still the exact same place from before we were involved. The insurance company only pays for damage caused by the poor installation of the wood stove flashing not the flashing itselfWe have done all we can to attempt to waterproof this area short of removing, relocating, and properly installing the flue with a new flashingWe have made a very fair offer to properly correct this issue for them at a heavily discounted price because of our desire for every project to end with satisfied clientsThis issue is not our responsibly, and they are simply unwilling to acknowledge that fact and pay to have it properly installed

My wife and I have had a lot of construction done on our house and have dealt with several different contractors since we bought our first house in 2010. Anderson building company is by far the best contractor we ever hired and we haven't had any reason to look beyond them for any service or repair since.

Anderson Building Company has completed two projects for us, and we recently hired them for two more. All of our projects have been major renovations involving multiple systems (electrical, plumbing, HVAC, framing, foundation, siding, roofing, gutters, etc). They have always completed these jobs nearly on time and nearly on budget. Given the scale and complexity of these projects this should be read as high praise. Their design ideas are outstanding, and their finished work is exceptional. [redacted], [redacted], and [redacted] are all very good at what they do, and how they do it. They are great listeners, highly organized, very professional, and basically fun to be around. Their crew is equally wonderful and I have no problems letting them into my home unsupervised.

Summary of projects...
1. Finished basement. They started with bare walls and bare floors. We asked for a large well lit, climate controlled living space, an office, a full bath, an exercise room, and a laundry room. They found a way to fit everything we wanted in our space within our budget, and got it all done in four months.

2. Renovated a whole house #1. My parents moved to St Louis last year, and it was on us to find them a house to live in. We bought a fixer upper, and then started the clock. We gave Anderson Building Company 4 months to complete a gut rehab. They put in: a new kitchen, two new bathrooms, new floors throughout, new siding, new wiring throughout, and painted everything. When we bought it, the house was a tear down, foreclosure with a lot of problems. Now it is the perfect living space for my mom, dad, and grandmother.

3. Renovated a whole house #2. The experience with my parents house was so positive that we have hired them to renovate another gut rehab. We bought another old house in December 2014 and have plans to rent it out when they are done. We challenged them to draw up a plan to make the house into a highly desirable rental within an aggressive budget. After several sessions they helped us identify a core list of updates, and have started the renovation.

4. The Extension. We have given them 4 months and a tight budget to put on a 400 square foot extension to our house. We have every confidence that they will exceed our expectations. Stay tuned for updates.
