Good morning, I actually personally spoke with Ms*** on the 21st of AprilHer amounts noted and her explanation are both incorrect. I attempted to explain her bill to her as well as let her know that it was not an agency that she was dealing with at that time, but our
'in house' Collection Specialist that handles outstanding balances before they are sent to a actual collection agency*** never paid $150 for anything (account statement attached)She did pay a $EDGE fee and signed our form clearly stating that no portion of the fee would be applied to any balance or charges at move out (attached) She all signed/ initialed on her Notice of Intent to Vacate Form that she had received the copy of move out instructions and cleaning charges (attached); which is included with every Notice of Intent to Vacate Form we give to our residents; as well as noted in our Community Polices. Ms*** was extremely rude, impatient with hearing my explanations, and told me that she didn't have time to deal with this issue and would just pay the bill and go through our specialist before she hung up in my faceI attempted to call her back not knowing if the call was disconnected or if she intentionally disconnected the callI left her a voicemail letting her know that she was more than welcome to call me back and I would be more than happy to answer any questions that she hadI never heard back from her Please let me know if there is anything additional needed on my endThank you Respectfully, *** Hobbs

Good afternoon Ms***, It is standard that any applicant pay a $application fee, per adult, as well as a $administration fee to hold any apartment off the marketMr*** and his daughter applied for an apartment with our community and was explained that the standard
approval for applications is the option to pay an upfront fee of $OR a $security depositHe was also explained that approval conditions were based on each applicant and in some cases there are alternate conditions that the applications come back with and that those conditions are based on the credit of the person applyingMr*** was approved with alternate conditions of paying a $security deposit as well as enrolling with a program we use called NPS (Neighborhood Pay Solutions), which is mandatory for any applicants that come back with a high risk of delinquency based on their creditTo enroll in the NPS program they do charge a 2% fee to each resident on the program because each monthly payment made is reported to the credit bureaus to help boost their credit rating/scoresIt was explained to Mr*** that once he is enrolled in the program the deductions from his payroll for his direct deposit payments towards rent would not apply to his rent until the following monthWhich means that he would be responsible for the initial payment of rent at move in being that it can take up to two weeks or two pay periods for his direct deposit to go into effectTherefore there would be no funds in his account available for disbursement to apply to his rent payment at move in. Mr*** expressed that he would not be able to meet the conditions and therefore opted out of renting from us. This was all explained to both Mr*** and his wife; at the time they both seemed to understandIt wasn't until Mr*** understood how long it would take for the direct deposit to go into effect, and that it wasn't immediate that he decided not to take the apartment. Again, this was something that was explained to Mr***, he understood at the time and, again, opted out of renting the apartment when he realized that he would still be responsible for the prorated rent at the time of move inThere has been a refund submitted to return the $administration fee, but we will not be refunding the $application fees for both he and his daughter considering we did process their applicationsPlease let me know if there is any additional information needed on my end or if there is any way that I can be of further assistanceThank youRespectfully, *** *** *** *** Madison at Walnut Creek Metric Boulevard Austin, TX P: 512-719-F: 512-719-www.mymadisonatwalnutcreek.com
