[redacted] Please See Attached Documents [redacted] December 9, Setter Business Bureau PO Box DuPont, WA RE: ID [redacted] Thank you for this opportunity to respond to the complaint made by this former tenant This tenant was served a 20-Day No Cause Termination to be vacated by August, 31, On Sept8, 2015, the tenant personally dropped off the keys in the officeAt that time, the tenant did not request a walk throughShe insisted she had left 'messages' on our office phoneAn immediate check of our recorded messages found that statement to be falseWe have no evidence of telephone communication of any kind concerning a walk through Concerning the toilet overflow, this happened on one occasion, not threeOur maintenance department determined it was caused by kitty litter poured down the toiletIt which was addressed immediately by our maintenance department, then promptly professionally addressedWe have the invoice on file for the professional clean up completedAt the time of her move out, there were no active 'Maintenance Requests' or communication from this tenant regarding dissatisfaction of any kind with the unitOnly after the tenant moved out, has this issue been raised Concerning the washing machine, we have documentation this machine was replaced in March of Again, no further dissatisfaction concerning the washing machine was brought to our attention until after move out We take pride in treating all tenants fairlyThis tenant was given a generous refund of her security deposit, notwithstanding the condition of the unit upon move out In conclusion, all issues with this tenant's unit have been brought up after move out, as evidenced by no active Maintenance Requests, nor phone communication concerning any of the above mentioned issues Settlement: There is no indication for a settlementThe tenant was given a very fair security deposit refund and is simply disgruntled after the tenancy was terminated Sincerely, Robin FS [redacted] Licensed Property Manager Andresen Park Apartments

Complaint: ***I am rejecting this response because:
Everything this management company has claimed is fraudulentThere absolutely were separate instances of my toilet overflowingEach incident happened when no one was near the toilet, in the bathroom nor had the toilet been usedIt just started bubbling up and over and onto my floor and eventually the carpetseparate times that maintenance people from the apartment were called and times that someone came and sprayed something on my carpetAnd that was the extent of the cleanupSpray and fansNo bleach clean-upNothingI had to clean towels, carpets, and anything else in the wayHere is a link I've included from the Washington State Government site about how sewage spills need to be cleaned: This was certainly never done, not even onceI was never showed a bill or even an invoice or document where I was accused of such a thing as putting cat litter down my toiletI have had cats for years and know it is clayThis was never said to me at the timeOnly now, since I have made this claimI can assure you that if the management thought I was at fault, I would have been absolutely charged separate times for the cleanup! I talked to the plumber and he told me that it was shoddy plumbingThat he had seen this many times before, especially in apartment buildings, where problems develop and push toward one areaMy apartment was on a bottom corner and I was the lucky recipient of that overflow timesFrom the apartment....again, other people's sewage in my apartmentThere was no kitty litter in the water or the toilet when it overflowedThat is a huge, accusation
I did call and leave messages for Lisa, back at the beginning of SeptemberI have record of this on my phone billI have records of my calls in December when my toilet overflowed repeatedlyI can only imagine my messages are not on your machine nowBut she never responded, as usualAnd then when I went by about 2-days later, everything had been pulled out of the apartment; all appliances, carpet, countersI took photos on my phone through the windows for proof No walk through available even if I had been given a call backThey could claim anything they wanted at that pointAll very suspicious
As far as my washer: I had told Lisa about my washer smelling like mildew and that it was making my clothes smell disgustingThey sent one of the maintenance guys in to run some ultra-washing machine cleaner through it in an attempt to make the smell go awayWell that worked for maybe a weekIt was merely a bandage over the problem of it being a very old, very nasty washerIt wasn't until after quite a few more complaints about the washer being continually mildew and disgusting that they came and replaced itHowever it was with a washer that looked older than the one I already hadThis one was no betterIt still smelledIt still made my clothes smellI typically had to wash my clothes 2-times and make sure I took them out IMMEDIATELY after it was done to avoid a very strong mildew smellThey blamed it on the soap that I useWhich doesn't make any senseIt was just laundry soap It wasn't until I moved out of there and washed my clothes elsewhere that I eventually got the mildew stench out of my clothes from that washerMy dishwasher had also overflowed at one point as well, which created a huge area of water running through my kitchen and into my front roomThe maintenance people were called again, and replaced a door seal
Clearly the issues in this apartment were nonstopAnd they were things that never had any true repairIf need be, I will be asking the company that did the plumbing and clefor a subpoena, if it comes to thatThere was also no "generous refund" as they claim as they kept monies for things Lisa told me were covered in wear and tear
It is clear that there were many violations of health code while I lived in this apartment with my little girlThat is what has bothered me the mostThat this management company doesn't truly care about the well-being of their tenantsI will push this issue until I get true resolve

Thorough cleaning of indoor sewage spills is necessary to protect people -- especially small children -- from harmful bacteria and virusesCleshould begin as soon as possible to reduce the risk of exposure to sewage
Clean up tips:
Keep children and pets out of the area until clehas been completed
Wear rubber gloves and bootsUse eye protection
Wash your hands thoroughly and launder clothes separately after completing the clean-up
Remove all furniture, loose rugs, and so on from the area
Saturated wall-to-wall carpeting (and the pad) usually cannot be adequately cleanedThey should be removed, wrapped in plastic, and taken to a transfer station or sanitary landfillIf you decide to keep the carpeting, hire a licensed carpet cleaning company to steam clean and disinfect the carpet
All hard surfaces, such as linoleum, hardwood floors, concrete, wood moldings, wood, and metal furniture, and on should be thoroughly cleaned with hot water and a mild detergent (dish detergent), and then rinsed with a bleach solution by mixing one tablespoon of liquid household unscented bleach to one gallon of waterLet the surface air dry
Upholstered furniture, loose rugs, drapery, and so on should be professionally cleanedNotify the cleaner of the problem
Remove and replace plaster, plasterboard, and lath that have been saturated and are soft to the touchIf the surface has been wetted, clean as you would a hard surface, but do not saturate the plaster
Clean sinks, dishwashers, and other plumbing fixtures that have had sewage bawith detergent, and then rinse with the bleach solution
Disinfect clemops, brooms, and brushes with the bleach solution
Prevent mold growth and reduce odors by increasing air circulation -- open all windows and doorsThe use of fans and heaters may speed this process

This tenant was served a 20-Day No Cause Termination to be vacated by...

August, 31, 2015. On Sept. 8, 2015, the tenant personally dropped off the keys in the office. At that time, the tenant did not request a walk through. She insisted she had left 'messages' on our office phone. An immediate check of our recorded messages found that statement to be false. We have no evidence of telephone communication of any kind concerning a walk through.
Concerning the toilet overflow, this happened on one occasion, not three. Our maintenance department determined it was caused by kitty litter poured down the toilet. It which was addressed immediately by our maintenance department, then promptly professionally addressed. We have the invoice on file for the professional clean up completed. At the time of her move out, there were no active 'Maintenance Requests' or communication from this tenant regarding dissatisfaction of any kind with the unit. Only after the tenant moved out, has this issue been raised.
Concerning the washing machine, we have documentation this machine was replaced in March of 2014. Again, no further dissatisfaction concerning the washing machine was brought to our attention until after move out.
We take pride in treating all tenants fairly. This tenant was given a generous refund of her security deposit, notwithstanding the condition of the unit upon move out.
In conclusion, all issues with this tenant's unit have been brought up after move out, as evidenced by no active Maintenance Requests, nor phone communication concerning any of the above mentioned issues.
