In attempt to clarify any confusion regarding the
application process at Manzanita Ventures Inc; Manzanita is an equal
opportunity rental agency that complies with the Federal Fair Housing Act along
with state and local fair housing laws. We will not discriminate against anyone

color, religion, sex, handicap status or national origin. All
applicants are given an application with a cover sheet stating the following
“All adults over 18 years of age that will live on the property must fill out
an application and pay a $35 non
refundable application fee”. Aside from the cover sheet, this is also
stated on page two, part II of the application under the (screening fee)
segment which is signed and agreed to by all applicants. The application
specifically states “Applicant has paid
a nonrefundable screening fee”.  In
addition we will check all previous rental and employment history for each
applicant along with credit and eviction background checks. All income from
each applicant will be totaled and must be at least two and a half times the
amount of rent for the property, which they have chosen. Each applicant must
also submit a copy of a photo ID with their application.After a completed application(s) package has been
received by our office, we submit the information to Checkpoint Tenant
Screening, [redacted].
This is the only company that Manzanita Ventures requests back ground checks
from. Checkpoint does all necessary research and has access to the 3 credit
bureaus to provide accurate findings. Checkpoint then does all screening:
income, eviction history and credit. Having all applicants screened in these
categories insures that Manzanita is doing our very best to fill our rentals
with the most qualified of tenants, in which we take pride in. If an applicant
would like a copy of their credit report, they must contact Checkpoint services
directly [redacted].Aside from the credit report being processed through
checkpoint, Manzanita will also verify all past rental history,
employment/income, and references provided on the application. After all
information and applications have been verified and checkpoint has completed
their credit check, each applicant’s information will be submitted to the owner
of the property, to ensure that all applicants have a fair opportunity for the
home they are applying. All applicants are considered, however, final decisions
on whom to rent the home to are made solely by the owner. Lastly, in order to maintain a level of
confidentiality with all applicants, we can not disclose information regarding
any applicants and their application results. However, if an application is not
approved, it is because the applicant did not meet the qualifications and/or was not
approved by the owner to proceed to move in. We hope
this clarifies our tenant screening process.  Should you have any further

There seems to be some miscommunication, we’d like
to take some time to address these items: To better explain the communication process with our
owners, specifically regarding the reviewing of applicants, every review
process is generally the same. However, some owner’s request a different
process for convenience. Previously said owner requested to hear the results of
the background findings verbally, rather than come into our office to view all
documents. Said owner spoke to the property manager regarding the consumer’s
results generated from her application and credit report. During this
conversation the landlord verbally denied the consumers application. In
addition, landlord sent written request to the property manager for the consumer’s
documents to be returned (which we are more than willing to do).Within this
same written conversation, landlord stated “Hopefully she will take the info
with her and find another place easier. She’s nice but stressed about spending
extra money and I know that she wanted the house. It’s Christmas time. Might
you do that for all involved? It would make a difference perhaps she will get
on her way…?”  After landlord denied
applicants, a written explanation regarding the denial was sent to the consumer
in which she confirmed receipt of in previous claims.The consumer’s argument about said owner, regarding
her not physically seeing the application is correct.  Owners do not receive copies of applications
themselves for multiple reasons: confidentiality being the most important,
(each tenant is required to list their full social security number, name,
current address and birthday on the applications) this information does not get
shown to the owners in attempt to keep all applicants information secure. As
stated above, landlords are welcome to view this information in our office but
it does not leave our office due to security measures.To guarantee that our owners are receiving validated
results, to best aide in their decision, we report to them the findings from
the screening company in addition to what is listed on the actual application.
Those results are given to the owner via whichever form they choose, verbally
or physically, to ensure convenience for our clients. This process in agreed to
in writing by consumer when signing an application. Please see attached.To respond to your note about contacting one of the
credit bureaus specifically, it is to no surprise that they let you know a
report was not requested for you. Again, Manzanita Ventures does not contact
any of the credit bureaus directly. We contact Checkpoint Screening Services,
which I have previously listed the correct phone number and website to reach
them; the consumer can request documents from Checkpoint directly, and they
will provide consumers with copies. In regards to the documents you have submitted
directly to our company, as stated in previous responses, once a written
request is submitted requesting and advising to send personal documents via the
postal service, to an address requested of the consumer is received we will
gladly send those. The consumer is also more than welcome to make an
appointment to pick the documents up directly from our office.Attached we are submitting a blank copy of our
application, in which every applicant receives. This demonstrates that on two
pages of our application it is stated that there will be a Non-refundable fee of $35.00 per application. We will also include
the page that the consumer has signed, which agrees to the non-refundable fee. We
will not include the applicant’s full application as it states confidential and
personal information. We will also attach a screenshot similar to the
consumers, of a conversation with said owner via text, stating that [redacted]’s
was denied to live in her home, by the owner herself.We hope this information is sufficient to end this
dispute. All items and issues per the consumer’s written complaints have been
addressed. More than enough proof against the consumer’s claims has been
submitted. In conclusion, the requested settlement from the
consumer is requesting $70.00 be refunded and documents be returned to her. The
$70.00 is not refundable due to signature on application from the consumer
acknowledging the $70.00 is non-refundable (see attached).  As previously stated, we are happy to return
requested documents, with consumers forwarding address in the form of a written
request for our records.
