I have lived under Anglin mgmt for over 4 year's. We pay our dues yet where does the money go??? Recently 14 front porches needed to be replaced on our street in which we were forced into an assessment (which I understand) but it's because of the year's of negligence on Anglins part that the decks have gotten this bad in the first place. Each home owner was requested to pay an additional $770 for the maintenance of replacing the 14 decks. 13 weeks later, 4...yes only 4 decks have been replaced and we are now being told that it will they underestimated the quote by...get this, $26,000. So they fixed 4 decks in which supposedly cost over 40k total. Makes no since, they never got any bids, just went w the first contractor willing to do the work. The landscaping is ALWAYS a mess. Gutters they say are cleaned out twice a month, it's more like twice a year. They replace bad material w used material. They are violating so many codes in which have left many occupants in unsafe conditions resulting in injuries. When attending the meetings, which many go to, the "board" never NEVER has a solution, it's always just "pending." We have certain small projects that have been pending for over a year!!! [redacted], the property manager is less than proactive...she doesn't even take notes of complaints during meetings, each person/ department passes the buck if you will. I want to move so badly but can't sell my home with the ongoing negligence with our grounds and overall property's. We live in a beautiful neighborhood and it's sad that this is the care that we receive. I WOULD NOT recommend Anglin to my worst enemy. Don't expect a return call or email sooner than 2-3 weeks regarding anything that requires maintenance. I truly wish the Revdex.com would do an investigation into where our money goes?? More than several home owners have requested copies of the contract, expenses etc...do you think anyone has gotten one???

Review: I am a long time proud owner of units at the [redacted] Condo's in SW County. Anglin Realty is currently the management company. I have had several issues with repair work that needed to be done. I was assured that the work would be performed in immediate fashion at [redacted] Court by owner Debra Anglin-that did not occur. Work is not being done in a timely manner and the Customer Service of [redacted]- Maintenance Coordinator- has been well below professional standards. (Emails sent with work needing to be done and no action over a 3 month span). In addition the quality of exterior maintenance has been sub-standard with trash on grounds, common areas not being cleaned at all, and work materials laying on property grounds for extended periods of time. (I have photos to illustrate this) Phone calls and emails also not returned regarding clear cut maintenance issues. Please help resolve these pressing areas. Numerous propertys at the [redacted] are for Rent/For Sale which is likely due to very poor management association upkeep and increases in HOA dues over time.Desired Settlement: I am requesting that Anglin Realty repair the areas as requested at [redacted] Court within 48 hours of receipt of this. Also requesting that a representative of Anglin Realty do a complete walk-through immediately of the entire [redacted] Condo's property and repair-replace-clean areas that need to be done. I look forward to a prompt response from Anglin Realty regarding this. Thank you for your attention in this pressing matter of great concern and complete negligence.

First I would like to note that I did not receive this complaint by until January 2,2014.The property that the complainant is discussing is a Homeowners Association which I havemanaged since 2004. The Association has a Board of Directors that I meet with every month fora business meeting whereby we discuss maintenance of the property, cleanliness of the property,collection of dues, etc, I take direction from the Board regarding these items. I am allowed toperform certain maintenance items such as emergencies without Board approval. We also havedifferent companies that do the cleaning, lawn care and roofing. The Board and I perform aninspection of the property at least twice a year and I have maintenance personnel at the propertyon a weekly basis. We have had some major construction in progress for the better part of thisyear and there have been some materials left on the property while the work was being done.The Board of Directors was aware of this.The Board of Directors has renewed my contract for another year. They alone have the power tohire and dismiss vendors and contractors. I believe if the Board of Directors was displeased withmy work they would not renew my contract.As for the complainant's direct issues, he was told that a 40 foot ladder would need to be used to reach the dryer vent to be cleaned. I told him the work would be done within the next severaldays of his call, weather permitting. The weather was too wet and too windy for my employeesto be on a forty foot ladder which is on a steep hill with little footing and a very long drop off.However, according to our work order system, the dryer vent was cleaned on December 13,2013, A screen which he states was damaged by us has been removed and is being repaired.If the complainant has issues with Anglin Realty he should report it to the Board of Directors asthey are elected by the members of the Association to oversee the business of the Association,including Property Management.Sincerely,Debra G AnglinBroker/Common Interest Community Manager

Anglin realty is run by an incompetent person. Debra A[redacted] uses the title as property manager to collect money, then sits back and says it is not her responsibility. She makes excuses and passes the problem off to others, but still collects the money.

She has admitted in an email to me that our problems are not her problems.

We live in a townhouse community that the HOA is supposed to use our dues to take care of the parking lot and outside exterior of each home.

Yet every time it snows, our parking lot is a sheet of ice. The grass is dead in the summer and bushes remain wild and in need of trimming.

The HOA collects over $30,000 for lawn care, but we never see the benefits.

Property values drop every year.

We can't move because of this.

If she is the property manager, then she needs to be held accountable.

I would not use her realty group to buy or sell property.

I find her incompetent as any type of authority.

Our family moved here in 2013 and found a place to rent in the area. The rental property is managed by Anglin Realty.

Since living here there have been numerous concerns requiring attention and repair to maintain the property in good condition. Of these, a timely response by the maintenance dept of Anglin only occurred once. The rest of the responses took as much as 1 to 2 weeks and/or 2 to 3 phone calls from me over a period of days just to get a response. And don't expect a timely response to an email. Of eight emails sent in the past four months I've only received one response.

When they would finally respond the repairs were not always completed and/or have failed and had to be fixed a second or even third time over the same problem due to poor quality parts or simply doing the "minimum" to get by.

In summary, The level of customer service for a property that they manage is inferior at best. The lack of professionalism is shocking! And when you confront them about the mistakes or any of your concerns all you get is excuses. As a tenant you will be left to deal with broken/breaking items in the home sometimes to the level of being unsafe. And for days even weeks on end wondering if they will ever fix it or fix it correctly. They are by far the worst we've dealt with. And we've dealt with three other property management companies in the past.
