I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

Please respond here ONLY]I remain unhappy with the service provided by Anhouse Appraisal for reasons cited in original complaint.I was grossly overcharged.  The appraiser in 2010 charged $285 and valued the house at $125,000 above the 2016 Anhouse appraisal.  The cost of living and inflation do not justify the charge of $950 for the same job in 2016.  Nor has the local and national home valuation fallen 20%.The appraiser at that time submitted schematics and measurements which I provided to Anhouse Appraisal.This and the fact that there weren't many "high end comps" in the area should only have made the recent appraiser's task even easier, not more complicated.The appraiser in 2010 did not consider the job extremely complex and did not proceed to overcharge for it.It is true that [redacted] bank is the direct client of this appraiser, but this overcharge will be passed onto me and future undeserving customers.It is my hope that [redacted] bank and other local lenders will see that this customer was unhappy with the excessive charge, and undervaluation, and choose not to use this particular appraisal firm for future customers.

was charged. Upon acceptance of this appraisal and before the inspection date I informed my client that due to complexity of a very difficult property to measure because of architectural angles and the limited comparables at the high end of the market a complexity charge of $875 would be warranted. [redacted] Bank agreed to the fee due to complexity and I proceeded to schedule the appraisal. My fee of $875 was approved by [redacted] Bank on 11/15/16 which was weeks before I inspected the property on 12/5/16. I am not sure why the borrower was not informed of the actual appraisal cost in advance. The only contact with the home owner was during the inspection. My actual client is the lender [redacted] Bank.  This is one of the most difficult homes that I have measured in 24 years of appraising which warranted a complexity fee charge. Appraisal fees are calculated based on complexity and comparable availability. This property was extremely complex in design and comparables were limited which warranted a higher fee. The borrower did provide a prior appraisal sketch that was illegible and of limited use do to low quality copy. I measured the property by hand and was at the property for over two hours. Blue prints were not provided.Due to a very limited current high end market there were very few current comparable properties available and I used the best comparables available. I was not aware that I left an attic access door open and apologize for unintentionally leaving it open and I apologize for leaving any lights on unintentionally. I do not remember turning any lights on and usually don't due to inspection was during  the day time.I also wanted to add that approx. 12 hours total was spent on completing this assignment and was factored into fee before accepting this assignment based on complexity and limited comparables.The borrower did not mention that he wanted to accompany me throughout my inspection and would have welcomed his company if he desired to accompany me and always welcome questions and concerns during my inspection. At the end of my inspection I spoke with the borrower and recapped my inspection and there was not a mention of dissatisfaction.   I do believe the fee I charged for this assignment was fair and I am very sorry that the borrower does not agree.Sincerely,Michael Anhouse
