I met Enis in just by chance Evidently, my older brother contacted Enis for a different property he owned in Arlington, and he was trying to call my brother when I arrived at our [redacted] property Since we are contemplated to sell the [redacted] property in the future, I invited him in to tour the property He did gave me a price which I deemed too low at the timeIn early 2018, I have the property appraised by international real estate agent, national agent, local agent, as well as entertain a new offer from EnisAt that point Enis' offering still lower than price appraised by the real estate agents I have other issue I have to deal with so again, I put that aside for month until I return from my Far East trip in April At which time, I reconnected with all the agents to review the market, price, approach, and sell strategyThe local agent think they can sell the property higher but will require that we "fix up" the place to make it presentableBut if we are to sell it as is with out doing anything, he suggest the we start with a lower price and hope we can get the price we want in a bidding war The international agent just jump the price by 15% after he heard that we are favoring an developer But thought out the process, they only put out fancy materials with very little concern of the property itself Their approach seems to be focus only on marketing and let the buyer and time come up with the real pricesAfter some discussion with Enis, we are able to agree on the price and approachDuring the process, I find Enis to be honest, flexible, understanding May be we could get a net return that are to 7% higher But we will have to put in much effort and working together among the co-owners Because of the family issues, age and condition of the building This is not something we could or want to tackleOne interesting tidbit is when the title search came back with an unreleased mortgage lien that was tied to a equity line of credit that my older brother took out more than years ago with the now defunct Bank of New England Enis' team is able negotiated with their lender to close on schedule with an hold back while we hire a lawyer to resolve the issue Closing delete would've cause a chain reaction since we had already put offers on other properties My lawyer is able to resolve the equity line of credit lien weeks later and the fund has been releasedEnis' team is specialized in renovating properties with complex family issues and require much work before they can be in a condition to sell They are flexible, honest, and know how best to obtain the appropriate funding while having enough bank credit to take the property without financing if necessary
