This previous customer came to us in 2014 and wanted us to provide financing for 6 properties that she, as the owner was carrying a private mortgage for. 
After careful review of the properties, investigating the title of each property, and gathering mortgage approval applications and supporting documents from the tenants, we discovered that [redacted] was NOT the owner of the properties. 
[redacted] was working fraudulently with an out of country owner of the 6 properties. Each property was upside down in the value, and in no no way was an acceptable loan collateral. 
Whatever we can do to resolve this matter we are ready and willing to comply.

 [redacted] allegations as follows:
Mr. [redacted] is the marketing director for Any Kind Loan Funding, Inc. and he is currently on a leave of absence.   The $700 fee is our standard fee for obtaining unsecured business funding as [redacted] well knew....there was no fraud involved...We set up and established his corporation, we had his credit rescored to try to bring it up so he would be able to take advantage of a loan program that seemed tailor made for him but his credit score remained too low by 6 or 8 points and we could not get an exception for him.......,We were not able to obtain the business funding because [redacted] had no bank statements showing adequate deposits from the collection plate or from the apartments that he claimed he had rented out....  [redacted] claimed he was a Reverend and his church was out of money so we attempted to locate unsecured business funding from various sources.   When that didn't work out We thought that we could refinance his existing mortgage to obtain cash for him but We discovered that he had not filed tax returns or completed profit and loss/income statements necessary to obtain mortgage financing on his mixed use commercial building.  We had two years tax returns prepared and 3 years income  statements prepared for his rentals  as well.   During this time, we talked with his existing lender who refused to refinance the mortgage.   They vaguely told us that they were no longer doing mixed use commercial loans what they didn't tell us was that [redacted] property was substandard.  No matter how we packaged the loan, once an investor visited the property and saw the neighborhood, they were not interested.....thinking that maybe they were being fussy,    We paid  a trusted Florida associate to visit the property and he reported back to us that it was a flop house in bad condition and the neighborhood was not safe.  We worked with [redacted] for 6 mos trying to arrange financing. 
During this period of time, he had unsavory people call us and accuse us of fraud.   We told them that we would quit right now but they recanted.
[redacted] perpetrated the fraud on us by telling us that he had a church and housed the homeless.  What he has is a flop house.
To the best of my knowledge here were the expenses incurred....and [redacted] was informed and knew that we were spending the money on his behalf...it was explained to him repeatedly.
$700.00 for setting up his corporation, have his credit rescored and attempting to obtain unsecured business loans.
$900.00 to prepare two years tax returns.  Prepared by an Accountant.
$600.00 to prepare three years income statements. Prepared by an Accountant
$1500.00 pre appraisal evaluation of value including observation of operation.
There is no fraud when you work for over 6 mos to obtain financing for a church.  During this time, we waited for [redacted] to return from an extended vacation.   We never guaranteed that we could provide financing.  We got approval from him for everything that we did.  I understand that he is disappointed.  We are disappointed in putting in 6 mos of work and coming up empty.  We believe that he misrepresented his property and business.

At the time she was over 700 credit, but she could not provide any compliance verification of income documentation. 1 of our most popular loan products require a borrower to simply cosign for their new business, by using the income from their job. 
These borrowers could not qualify for the cash loan option, but we did establish 20 corporate vendor credit accounts for their start-up business. The accounts are attached below, but we do not maintain their accounts for them, we only establish them with the vendors: 
We charge $700 for the following: 
Establishing 20+ vendor accounts for our clients
Setting up their nationwide 411 listing
Incorporating a Transunion, Equifax, and Experian credit profile
And building the DNB profile for our clients.

2) Complainant(R[redacted]) was hysterical because she spent her entire contract period of time getting turn downs from other lenders.  Complainant was late in  her original contract when she came...

our way and had problems providing requested documentation in order to secure financing.  Because she had sub standard credit, no investor wanted to fund her deal at an interest rate that she found satisfactory in the allowable time.  We contacted other lenders who had different loan programs(different investors) and she found them unsatisfactory as well as per her complaint.  It is common practice for lenders to work together to fund loans in the best interest of the borrower.  (We do not "sub out" Loans.)  We try to get the best loan at the best rate even for subprime borrowers.  But, in retrospect, we thought she wanted to buy the property but her priority was actually shopping for a loan and she was out of time.
 Her complaint consists of looking for a scapegoat for losing her property when she should have had financing worked out before entering into a contract to purchase.  She should have been prequalified and known what interest rate she was going to get prior to even looking at any property.  That is the common practice in real estate and it prevents the experience that she had.  The next time we will refuse to help a person who has little time left on her purchase agreement and let her just lose the property because helping someone makes them transfer responsibility from themselves to someone else.  This type of borrower is looking to blame and criticize someone else for her problems instead of saying "Thanks for trying to help me."  "I'll know better how to do this next time."

Review: Company promised to fund business loan(s) for my company. Only action taken was to apply for a personal loan for one of my business's officers.

Engaged [redacted] and Any Kind Loan Funding Inc. ("AKLF") of 5753 Sanata Ana Canyon Rd. Suite 172, Anaheim Hills, CA 92807, 714-283-1828, to secure business loan funding for my business, a MA corporation. [redacted] stated that his service provided actual cash, not business credit cards. Funding was premised on an officer of the corporation having a credit score of 680 or above. Paid $700 for these services and provided a credit report showing 750+ credit score of one officer. Instead of seeking business funding, [redacted] and AKLF applied for a crownfunded personal loan in this officer's name, which was not accepted as it was not the service contracted for. [redacted] and ACLF also contracted to "finance" an [redacted] and/or "process" additional business loans, including [redacted] loans and, while [redacted] stated in e-mails that he was processing such loans, to my knowledge no further actions were taken to assist my business in any way. [redacted] and AKLF do not respond to e-mails or telephone messages, but are or purport to be licensed by the state of California. [redacted] and AKLF advertise their services nationally on, among other websites, [redacted]. The ACLF contract provides that the services and loan processing "are Guaranteed." [redacted] and AKLF operate and are in violation of applicable California and Massachusetts Unfair and Deceptive Practices Acts.Desired Settlement: Immediate Full refund of $700.

Review: We wired money to the company for credit services, which were not fulfilled and have been promised refunds several times.

We established an agreement with [redacted] to manage our lease-option clients. We wired [redacted] $3000 in August of 2013, and according to his timeline, services should have been completed by November of 2013. We had not been able to get confirmation of the file being worked on and have requested a refund of the $3000 since December. [redacted] promised to make a direct deposit into my company's operating account as recently as January 14, 2014. No deposits were ever made, and [redacted] and [redacted] have not returned phone calls, emails or [redacted] messages.Desired Settlement: Full refund of the amount paid for these services back in August, $3000.

Review: I had dealt with this [redacted] whom I initially trusted after seeing his business on [redacted]Any Kind Loan Funding Inc[redacted]Based on previous phone calls and e-mails from [redacted] and his staff [redacted], I finally realized that these people were very unprofessional while trying to give their services to me. My biggest complaints about [redacted] was when he rushed me to send him $250 directly to his bank account and failed to deliver the guaranteed service he told me. He had assured me that my request for mortgage loan will be processed, regardless of any circumstances. As soon as he got his money, I had difficulty reaching him, except his staff [redacted].After 3 weeks of him getting paid, I had to [redacted] this guy and when I finally spoke with him over the phone, he was mocking my accent and even hung up the phone at one time. This guy is a complete LOSER, SCAMBUG, BOASTFUL and claimed that he is the CEO of his so-called successful loan business. I specifically sent him an e-mail that I AM NOT THE PERSON HE CAN MESS WITH because I had served our country, and as a military veteran I did tell him that I will definitely report his business to Revdex.com one of these days! September 16. 2014

I had a property under contract and I was looking for a loan. [redacted] whom I know for couple of years, referred me to [redacted] of Any Kind Loan Funding, who had indicated to me and to [redacted] through conversations and through emailed marketing pieces, that he could do loans.

I filled out a 1003 application and provided additional info to him in order to qualify her for the loan.

October. 2

[redacted] contacted the property's Title/escrow company in [redacted] and his processor and stated he was doing a RUSH loan for me.

Oct. 3 [redacted] e-mailed me the loan disclosure document. [redacted], his wife, of [redacted], was the loan originator and the TIL and Good Faith Estimate clearly stated 7.49% on a 30-year fixed loan for $81,000 loan amount.I signed and faxed those documents to [redacted] the same day.

Oct. 8 [redacted] requested a copy of the appraisal, and then spoke to the appraiser regarding purchasing the prepared appraisal. He then urged me by e-mail to wire the $ 525 fund immediately to the appraiser via Title company in order to close the loan within 2 days.

Later I find out that [redacted] was calling and talking to the seller's agent without ANYBODY authorization, and he convinced her to agree to extend the contract 3 different times.

Oct 12 [redacted] stated in an email that he could close and fund the loan within 2 days of receiving the appraisal report.

Oct 13 [redacted] received the appraisal.

Oct 14 I received a call that the terms of her loan had changed substantially, and that the loan was now being funded by another lender completely. The new loan terms which showed an interest rate of 18%, a cost of 8 points, and based on a 10 year amortization.

[redacted] subbed out my loan to a different lender without notifying ANYONE.

Then told me he could not fund loans less than $100,000, which directly contradicted a statement he made to me and [redacted] during the process. Also,I have Good Faith estimate, Detailed Title/Escrow Instructions and other docs to proof that.

As a result, I lost the deal, and my 100 % of her earnest money deposit, and also due to this process taking almost 30 days, she lost time needed to secure a loan from any other lender.

[redacted] is not only not taken responsibility for his actions, he is continuously lying to convert the blame from himself. Also, he told [redacted] he would only be dealt with by the [redacted] and he would be clear of any responsibility in California.

Lately, I find out that other clients have been mislead and cheated by him as well.

The financial and mortgage industry breakdown few years ago should completely transform the industry by removing people like him .

Please investigate [redacted], his associates, his company, Any Kind Loan Funding, his other companies, and his wife, [redacted], who is also an accomplice, so this won't happen again to anybody else.

Of course there are e-mails and many documents proof his actions and support my claim.

Review: I want my refund from Any Kind Loan Funding INC

Hi My name is [redacted], I was referred to [redacted] with Any Kind Loan Funding from one of my friends. I started services with him in May 2014. He stated that he can get me a refinance loan on my mortgage here in [redacted]. He stated all I would have to do is pay for my appraisal and [redacted] state fee's for the refinance. [redacted] sent me an escrow account number to deposit money into until I get the refinance completed. In 5/1/14 I paid a State Fee for [redacted] Refinance of $750.00 to begin the process,to [redacted] ,bank account number is #[redacted], Routing #[redacted]. so that the escrow account can be open. [redacted] then asked to deposit Total amount into escrow account is 8/14/14 3,000.00 for the appraisal and closing cost. Since then, he has not ordered the appraisal, he has not obtain a loan. I have since found out he was using someone else licensee number CA#[redacted] and NMLS# [redacted]. and he is not licensed to finance my loan here in [redacted]. I would like all monies given to [redacted], for falsifying finance options.

I have emailed, texted, and called [redacted] to get my money back. And he doesnt not return calls, nor has he delivered or refunded me on my money given to him.

I have no other option but to file legal action against his company if he doesnt return. my money I do not know what else to do. Can you please help with this mortgage fraudster.Desired Settlement: I would like my refund of $3,750.00
