On 07/28/2015 she put in a work order for a leak, which wasrepaired the same day as well. On 08/03/2015 it was discovered by our maintenance staffthat a valve wasn't open properly and that was causing the residents to not have enough hotwater pressure, that was repaired the same day.Our leasing consultant spoke with [redacted] on 08/13/2015 and was told that "everythingis good now" and that all issues have been resolved.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

I did not receive no letter about increase in rent, nor have I signed anything.  They did not offer any resolution for my pain and solution of causing me to miss work for a full week, due to the fact that I was worried about coming home for me and daughter not knowing whether or not we will be locked out on the weekend because the extra fees was not paid and have no place to go.   That is a bad predicament to be put in.   If you say my rent is $855.00 without a contract, how come I was forced to pay $ 955.00 for the month of November 2017.   The $ 100.00 that I paid extra you say was for October 2017, still nothing documented or given to me about rent increases, just word of mouth.  I paid $ 955.00 for November and I should have not.   I paid my rent on 12-02-2017 in the amount of $ 855.00 in the office.   I still do not know why I am paying the extra fees without any documentation. The racial slurs was not told to me in the office by [redacted].  [redacted] made these racial slurs over the phone, so [redacted] would not know this information.   Your staff at Sonoma Hills will lie to save each other's as because they do not want to squeal on their supervisor, due to the fact that he may retaliate against them and make their job harder on them.   I want to be compensated for my week of work that I miss due to Sonoma's negligence, by pay that I can prove or give me two months of rent free due to pain and suffering where I  had to go to the hospital and the doctor took me off from work for a whole week without pay.   It seems like to me that Anza Management is not taking responsible for their staff's behavior and actions at Sonoma Hills Apartments and trying to cover up.   I am trying to  work with Anza Management to get this resolve, so I want have to take this further because I will and it want be pretty.  How come a member from Anza Management want contact me about this ongoing issue and hiding behind Sonoma Hills to do their job for them. When a tenant requests to speak to the owner or higher up from the corporate office, tenant should not be  given the run around especially when you are making at ton of money from that tenant.  That tenant should be important for you to reach out and contact to show that you care.   I would like a owner or higher up to contact me from Anza Management, not no one from Sonoma Hills.    I am trying not to go further with this. If this is not resolve in a timely manner,  you leave me no other choice.

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID 1[redacted], and find that this resolution would be satisfactory to me.  I will wait for the business to perform this action and, if it does, will consider this complaint resolved. Good afternoon [redacted], I just wanted to touch base with you to let you know that my issue with the hot water at my apartment has been resolved. I do think the water pressure in my kitchen could be better, but for now it will do. The manager of the building called me and asked if everything was ok and if there were any other problems I just need to let her know. I would like to thank you so much for all of your help and I do feel like you getting in contact with Anza Management lit a fire under them to fix the problem. Thank you again for everything!

[redacted]2Dear [redacted]:We want to acknowledge your letter of complaint and address your concerns regarding your residency here at Sonoma Hills. We are sorry that you experiencing such displeasure and discomfort. We apologize because it is...

never our intention to deliberately cause any discomforts, ill treatments or any actions that may cause distress to you or any of our residents. It is our hope we can rectify your concerns and end on reasonably amicable terms. Below is the summation of each grievances that you have mentioned      in the 1st paragraph of your complaint.the staff have been dodging you on every call that you have madethe company has been ignoring your request to speak to higher    authoritystealing money from youmaintenance takes 5 or 6 days to do work ordersyou been lied to by office staffyou mentioned an attack on an office staff and you felt that you should have been warned regarding safety when checking your mailbox[redacted] refusing your rent payment/returned money to daughter and told her to have mother call the officeYou called office numerous times and they don’t pick up phoneYou came to office and you saw them jump up and lock the door when they saw you heading to the front doorhave been harassed since you been hereproperty trying to rack up extra fees on you and have not sent any changes nor have sign anything as far as rent changehave not been late of rent and always pay in advanceneed someone to talk to you in resolving the harassmentGrievances mentioned in 2nd & 3rd paragraph:Sonoma Hills have caused you much stress and pain that ultimately caused you to miss a week’s work because you were hospitalized     water being shut off with no notification in advanceGrievances mention in 4th paragraph:belief that because of your refusal to renewal your lease office staff have been harassing youstaff member making racial slurs and threatened to call constable to remove you from the officefeels that Sonoma Hills have robbed you of money outside company do work on the property and do not give notice until the day of the serviceyou would like to have your money returned[redacted], it is not our practice to ignore such complaints as yours. I believe it is not that our company ignored your request but rather trying to get to the bottom of each and very complaint that you have lodged. It is rather startling to hear the office staff behaving in such an unprofessional way but rest assured that it will not be ignored and if the staff needs training we will look into it with more depth.Regarding your work orders taking 5 to 6 days to do it. This is not an excuse but normally when we do not have permission to enter, we will have to go by the resident’s timetable and that can delay the work orders from being done on time. Other times, it might be that we have to order a part or an appliance and that too can cause the work order to be delayed. In the future, we will try to communicate these issues to you so you are updated on these conditions. In regards to an incident at the office you had stated, and because it was an isolated incident, we didn’t believe our residents were in harm’s way if they wanted to check their mailbox. You and all our residents’ wellbeing are very important to us.On May 12, 2017, we sent you a Lease Renewal letter letting you know that your lease was now on a month to month basis. On that letter, it stated what your current rent was ($755) and what the new rent will be ($805) if you wish to renew your lease. It also stated that if you do not wish to renew your lease, your month to month rent will be $855 (see attached letter). So since you wish to go month to month, your rent is $855.As far as [redacted] refusing your rent payment, it was because it was short by $100.00.  On 8/24/17, your September rent check in the amount of $755 was dropped off and posted. Since rent does not get charged on the system until the 1st of the month there was no balance showing at the time your check was posted on (8/24/17) however when September 1st rolled around, rent was charged and the system now showed you have a balance of $100. (New rent $855 rent check dropped off $755)A letter was sent and you did call the office wanting to know what that was all about and you were told where the $100 dollars derives from (see letter attached). On 9/29/17, you dropped off your rent payment for October in the amount of $755 and another check for $100 (this $100 paid on 9/29/17 was part of September rent). October 1st rolled around rent was charged and once again, you owe $100 dollars, rent is $855 not $755.00. On 10/12/17, a letter was sent letting you know that you have a balance of $100 dollars (see letter attached).November comes around and again you presented $755 when your rent is $855 so [redacted] did not accept the rent and told your daughter to have you contact the office. At this point, you were livid because you were told you owe $100 for October and $100 for November which you paid on 11/6/17. We apologized if the staff actions in trying to collect the money owed is perceived as harassment that is truly not the intention. In the 2nd and 3rd paragraph, you have mentioned Sonoma Hills has caused you so much pain and stress that ultimately caused you to lose a week of work because you were hospitalized. Again [redacted], we are sorry to hear about your dilemma and we hope all is well with you. We would like to invite you to come and sit down with us at the office to see what we can do to alleviate some of your frustrations because surely we do not wish this on anyone. On November 1st, we came to work that morning and found mainline pipe broken on the east side of the property and it was a big leak so therefore it couldn’t be postponed for a day, it had to be addressed right away. A little after 9am the water district was called to shut water off and we only managed to put out notices on common areas of the property. Normally, if we can hold off a job such as this, we do send out notices but when it’s an emergency such as this day we couldn’t. In 4th paragraph, some of issues mentioned have been addressed in the previous paragraphs. As for Sonoma Hills robbing you of your money, hopefully the letters attached along with the explanations with be suffice. The complaint regarding a staff member making racial slurs and threatening to call the constable to remove you from the office, both of the staff members that were present with you that day were questioned and this is their statement:“You were talking to [redacted] and were very upset because of the $100 dollars balance, [redacted] was trying to look at your records to answer your questions, [redacted] wanting to help stepped in and tried to explain to you where the balance owed stems from, you turned around and told him that you were not talking to him, you were talking to this young lady and so [redacted] backed off and let you talked to [redacted]. Asked if there was any racial slurs spoken or threat to call the constable, the answer from both of them was, “No not at all”.In regards to the outside company that did work on the property, they came out and put their 24hr notices accordingly and the following day, they will come and get the keys from the office. If a resident agrees for them to come in that day, they don’t have to get a key from us because the resident is letting them in. [redacted], our office hours in the summer time are 8:30am to 5:30pm and winter hours are 8am to 5pm. Lunch hour was also changed from 12:30 to 1:30pm to 12:00pm-1pm respectively. We would like to invite you to meet with the office staff and the manager to see if you can work something out that will better suit your needs to resolve issues and avoid any further delays or pent up frustration. We value you as a resident and we will continue to provide you with the best service we can provide.Respectfully,   Sonoma Hills Management StaffAnza Management Company
