Client *** *** residing at *** *** *** *** ** contacted my company via phone on_.-5/to discuss some projects and set up an estimateWe set up a site visit at her residence and? arrived at Sam on 6/5/The project we discussed and eventually went into contract was the
master bathroomThe existing bathroom had been a half bathroom off the master bedroomSomeone had previously started a remodel by what appears to add a bathing space by deleting a closet area in hopes to making a shower stallThis area was just bare framing to the studs at the deleted closet.Client and I went over the scope of work needed to get the bathroom to a finished master bathroomI explained that we would strip all walls to the framing, redo the subfloor, and construct a knee wall for vanity to be placed at the same location next to the shower stallI also explained I would have to alter plumbing waste and supply to make the shower space a "shower"I explained the Schluter showersystem we use exclusively for the construction of all of our shower/ bathtub surroundsI also let client know of my discounts at local tile shops with designers in which I would pass on my discounts for their project and that any granite/ glass desired would also be at my contractor's rate.I explained I would structure her remodel around the most recent advertised Big Deal from Angles List that includes a $allowance for finish items and can be used in any waySuch as using the entire allowance on tile would make the additional items needed to be charged at cost or they may provide any amount of the allowance not used would be credited toward the project.I also explained the areas in which would be additional (Drywall, subfloor, plumbing alterations, additional tile, additional, lighting, barn door install, etc.) and I would line item those items and price separately for items to be performed outside of the big deal cost when I emailed the proposal.I looked at the client's main bathroom and kitchen to provide estimatesI emailed the proposal to the client for her master bathroom on 6/9/Client reached out to me vie phone on 6/17/to resend the email and talk about scheduling the master bathroom projectI once again sent the email with the proposal and advised her we would need the following to start her project "We would need to have the shower valve selection and tile selections prior to commencementPlease advise of selections, if special order we would like to have on site prior to starting."Client had ordered her desired components (valve/ tile) and had on-site prior to commencementWe scheduled to start at Sam on 8/10/The client and I again went over the entire scope of work to be performed. Fast forward to end of proposed scope of workI had not asked the client for any money throughout the process providing needed materials and labor to get the bathroom to a 95% finish.I sent an invoice on 9/11/at 7:17pm for the proposed/ performed scope of work with the only change was I deleted the exhaust fan venting which was already in place and added the electrical GFCI location to area needed for her provided vanity and new outlet! switches.Client responded with the following email at 7:31pm:That's waaaaay over what I expected considering I purchased all the major items.I will pay but will not be leaving positive feedback.I will not be needing any quotes for additional jobs.I will need packing returned so I can rerun items and finish the job.Ridiculous.I immediately tried to email and call/ text the client multiple times to try and talk to her to explain.She would not answer my emails or phone call! textsI turned the volume on my phone off for the night when retiring to bedClient emailed me at 10:15pm advising me of items she wanted addressed and a potential water leakUpon reading her email at 6:17am I responded via email back to let her know I was in route to address the leakI called her in route and spoke with her to let her know I would be at her home shortly after The conversation didn't go well as the client was very combatant, she also mentioned the shower head was to be at a much higher height than installedShe never requested that at the time of the estimate, through email, or verbal communication to this timeShe ended up hanging the phone up on me.I arrived at her home at 7:12am and let myself in via ray company's lockboxI immediately went into the crawispace to find the source of the leakI found the source was a pinhole leak at the vanity hot water supply lineI took a picture and immediately turned off the well pump to prevent any further leakingWhen the client heard a water leak, I am unsure why she would let it continue to run without turning off the water?I called my plumber and had him to her location first thing that morning to repair the pinhole leak at the existing copper and to raise the shower head.I tried multiple times throughout that morning to reach the client via phone call/ text to get direction of the height of the shower head penetration was to beI received no reply at all, I took it upon myself to raise the head approx13Client and met on 9/15/and have a punch list set forth to complete her bathroom on 9/19/She has given me a payment of $via credit card In which I advised the client that 3% / $willbe additional charge for credit card processingI am to receive final payment upon completion of the punch listThe final payment will be due not be altered as all work was laid out/ explained and line itemed prior to the starting of the project.I would be happy to forward all proposals/ emails/ texts/ invoices to you for review.Thank you, David N W*** Owner Apex Design Build llc(317) 629-
