Review: I hired [redacted] with Appalachian Inspections to perform a home inspection of a house we are considering to purchase. He failed to document serious issues in his report that he verbally discussed with us, mainly regarding a problem with incorrect pitch of the front porch which could cause erosion of the foundation as well as water damage inside the home, missing soffit vents which could contribute to mold growth , etc. He has failed to respond to requests to remedy the situation; does not follow through on amending the report, nor answering phone calls, texts, or emails. He did however run to the bank to deposit our check for $375.00. He was advised that the purchase of the home depended upon the seller agreeing to remedy the issues, mostly which included old aluminum wiring in the house which is a fire hazard, as well as the drainage/pitch problems, and that there was a 5 day window. I was just advised by my realtor that an addendum to the report is illegal and not permissible, and that any issues that he failed to incorporate into the initial report would not be covered in the contract of the seller having to fix, leaving us financially responsible because the inspector failed to properly document inmperative issues with the property.Desired Settlement: I would like a refund of $375.00 and to be compensated for the amount its going to cost me for the contractor to come out and resolve the issue with the pitch to prevent erosion of the foundation and water backup and install soffit vents. Had he included the information in the initial report, the seller would have been obligated to repair these issues instead of me having to pay out of pocket.
