I was recently attacked by numerous wasp,On the stair railings where I live. I was told to go another way when more nest was reported. No service.I was told to go another way after I had been attacked by numerous wasp nest that was developed on both sides of the stair railings where I live I and had have medical attention with no compensation for my medical bill for treatment that day. I was told to report future issues and then when I did I was told to take an alternate way to leave my residence. I was also told that this is not an emergency after I had been stung over 13 times. I simply asked them to remove the nest with a response from maintenance that he was at church and that he may see what he could later. I was also told that no one else had a problem and that's not true they were told they couldn't help them. I am very displeased with living conditions here and lack of customer service for their residents.Desired SettlementI have an asked for an compensation for my medical bill that day and a refund for pest control payments also my prescription for that day! I have spoke with the regional manager who took no responsibility for this issue along with the current property management. I pay a monthly pest control bill without monthly services so there was many opportunities to be reasonable and compensate me for this painful incident. There was a very uncaring attitude by all staff involved.Business Response We do regret that Ms. [redacted] experienced wasp stings while outside at Appling Lakes. Ms. [redacted] came in on 7/28 and indicated she was stung on 7/27. I encouraged her to seek medical assistance if she was in pain and I recommended several locations. She wanted us to pay for it, which I let her know I would check, but our policy is not to pay since we cannot control nature and it was not due to negligence. Our maintenance staff immediately went to the building and ensured all wasp nests were removed. We continue to monitor her building. She called on 8/10 (Sunday)demanding maintenance come out to remove nests. They did respond and did not find any active nests, but they did remove old nests that were not active. The conversation is recorded on our answering service and Ms. [redacted] was less than professional. Terminix came out on 8/11 and again on 8/24 and they could not find any active nests. We have responded immediately on all of her requests and she refused to assist us with her concerns. She kept saying she had a nest in a railing but would not show maintenance, she said she will show pest control. Pest control has been to her home 2 times and no one answers the door. We would love to be able to control nature, but are unable to since wasp and various bugs build nest in the ground, bushes, trees and buildings. As soon as you tear down a nest the wasps can start building immediately. Appling Lakes takes all concerns seriously and addresses them immediately, unfortunately as a business we cannot always resolve the issue to the residents satisfaction. The pest control on her water bill each month is for mosquito/rodent control, all residents of Shelby County are charged this. We cannot adjust this amount from her account. Hopefully Ms. [redacted] was reimbursed by her insurance company if she sought medical attention. We will continue to monitor all buildings to ensure they are maintained for all residents. We will continue to treat Ms. [redacted] with professionalism and address all future concerns. I have attached internal emails to show the situation was addressed and we have the recording on the answering machine. They're less than professional approach is what cause me to be concerned as well as causing my daughter to be very upset! I have used the maintanence website and I haven't had any further contact or seen Terminex at all. This is being bullied by people who take your money monthly and want to provide unsafe conditions with the threat of terminating your lease if you disagree with living conditions. I was injuried on their property reporting minutes after this happened need I say with witnesses. I would like to excercise my right under Renter's Right and I'm addition to the Fair Housing Act! This is Corporation Bullying. I will continue my professional approach regarding this matter. I am still seeking compensation for my doctor visit as I was stung in two separate occasions. I also missed time from work.Final Business Response Appling Lakes is in receipt of Mrs. [redacted]'s rebuttal. Mrs. [redacted] indicated she was stung by a wasp while on the exterior of her apartment home. Unfortunately there is no resource to prevent wasps from building nests daily. We have 17 buildings within our community and we do monitor the breezeways, however we can't stop wasps from flying and stinging. Maintenance continuously monitored the breezeways of Mrs. [redacted]s building to make sure there were no active nests. In addition, Terminix did go to her apartment to try and assist her on several occassions. On our first response I provided copies of the Terminix report that showed they went to her apartment and she did not answer her door. Terminx visits twice a month and they have gone to her apartment 3 times and have been unable to contact her. Appling Lakes addressed her concerns immediately and recommended she seek medical attention authorized by her company insurance provider. Mrs. [redacted] never let us know if she sought medical attention nor has she presented a a receipt for medical care. It is unfortunate Mrs. [redacted] was stung by a wasp outside her apartment, but we do not feel we are responsible. As stated previously, documentation was submitted earlier showing Terminix attempted to talk to her about wasp and indicated they did not see any active nests in the breezeway on multiple trips.

I'm surprised this apartment complex has not been run into the ground by the Manager Kathleen! She is not management material treats the tenants like dirt, well unless you are a Police officer, a fireman, a teacher, or other wise recognized individual in the community.

The last straw for me was the neighbor upstairs had a water leak. So rather than taking care of it correctly they left my apt. soaked. After about the fourth day of no one doing anything I went to the office and complained about the mold growth that was starting on my walls. Kathleen immediately got defensive and told me that it was not mold and that It will be taken care of.
There remedy was to come over and wipe the walls off with a cloth. Which in turn spread more spores through out my house.
I was paying almost 1,000 a month to live in a two bedroom apt. My lease just expired the same month so I let them know that I was moving. She stated that I cannot move out and must let me know by the 6th of the month other wise I will break my month to month lease and be penalized. My rent has increased to 1,400 for my month to month lease.
In order to get out of my month to month lease I had pay $400 to a Mold Inspector to come out and test. Sure enough the Tests came back as Highly elevated mold (Aspergillum).
So after moving out of Appling lake Apt. I had to dispose of 75% of the things I owned and start over.

A/C Unit, does not blow out cold air, the unit itself is filthy and disgusting, the house does not get any cooler than 78 degrees. We have complained to the office multiple times and the maintenance man has been out to the apt multiple times and nothing has been fixed. we have a baby in the house and the temperature is not acceptable for her to be in 24/7. We looked at the A/C unit itself and its all black on the inside, the air blowing out of the vents registered at 78 degrees. The A/C constantly runs and does not shut off what so ever which is going to make our utility bill outrageous. The fan on the A/C unit is having trouble serving its purpose being a motor, its revving like a car that wont start, nothing in the apartment works the floor feels like its going to cave in by our love seat, its hot as can be, we cant cook or do anything without sweating like crazy, its a nightmare and its been this way since we moved in on June 1, 2015. my roommate called the office again today to complain and Kathleen the office manager told her " do you want to give your 30 days notice now or later" this is not how people should have to live especially paying $1025.00 a month for rent and being completely miserable at all hours of the day. something needs to be done about this immediately because its been way too long for this to still be going on and nothing to be fixed. We have called Corporate 5 times and still nothing has been done. This was requested at the time of her complaint. As we had photos documenting the uncleaned carpets, we had normal reasons to charge for this. Out of good faith, since Ms. [redacted] paid someone to clean her carpets, we did reverse the charge and refunded her for the carpet cleaning. She should have in fact complained on the contractor that she initially paid for carpet cleaning as they did not clean them.[redacted] stands behind our management company's slogan of Best Choice, Better Living. We were not aware of Ms. [redacted]'s unhappiness until AFTER she submitted a complaint to Revdex.com. We quickly resolved the issue as of 3/19/14. Will not refund my money.On November 11, [redacted] I went to Appling Lakes to look at an apartment. The leasing agent showed me several apartments. I informed the leasing agent that I needed to move by February, [redacted]. She informed me of a 2 bedroom, 1 bath apartment that was being renovated due to a car crashing into the unit. She stated in order for her to hold that particular apartment I would have to give her a $50 money order. She I informed me that she wasn't certain if the apartment would be ready by the time I needed to move. She assured me if there was a delay on the renovation, I would be refunded the $50 or I could chose another apartment. On December 22, [redacted], I called the leasing agent and she informed me that the unit would not be ready by the time I needed to move. I informed her that I didn't want another apartment and would come to pick of the $50. When I arrived, she stated the refund would be sent to me from the corporate office in 4-6 weeks. I went back to the office on February 2, [redacted] because I hadn't received my refund. The leasing consultant asked if I would give it another 2 weeks to see if it will arrive in the mail. On February 25, [redacted] I called because I still hadn't received my refund. I was informed by someone, who said she was the manager, that this leasing consultant was no longer with the company. She refused to refund my money. On March 9, [redacted] I contacted Cottonwood Residential, the property management. I was told I would receive an email on March 10, [redacted] concerning my complaint, but I did not. On 02/25/** she requested a refund stating she was given the impression that she was eligible by the agent since we didn't have available what she wanted. The manager explained that the application she signed stated it was a nonrefundable fee, however, out of good faith, we would refund her money this time and that it could take up to 30 days for her to receive. We quickly processed the refund and a check # [redacted] in the amount of $50.00 was cut on 02/27/[redacted]. It was mailed to our office at Appling Lakes from the corporate office. On 3/10/[redacted] it was received and Ms. [redacted] was called by staff to pick it up. On 03/24/[redacted] called and stated her mother would be picking up the check. The check was picked up today by [redacted]'s mother. (See attached ledger copy)
