Appraisal Advisory Company Reviews (2)

I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below
Regards,
*** *** Revdex.com, I do not accept the responseThe bottom line here is that the appraiser made several mistakes as it relates to our home and cost us our opportunity to refinanceThe companies incompentence and unprofessionalism needs to be made public so that others can avoid this experience

The person filing this complaint is not my customer or client. State law forbids me to discuss the results and conclusions of my report without first obtaining the permission of my client. I was happy to discuss process and perspective regarding his interpretation of
my report, however. This gentleman sent me an email expressing his dissatisfaction then followed up with a phone call. I outlined for him, both on the phone and in several follow up emails the procedure for obtaining a resolution of all of his various complaints. The following is a copy of my first correspondence to him after the phone call. It is edited only to remove his name:"Dear MrXXXXX,
The procedure for getting any corrections is as I
outlined in our phone conversation earlier this morning. Please note the "error" by page and
section of the report. Submit this list
to your loan officer and, by all means, please copy me on it.I'll review the
list and make explanations, edits, or corrections to the report as needed. If the changes are such that the value
estimate needs to be revised, I will do that also. I will provide an answer to each notation on
your list.I'm sorry you were unhappy with the value estimate. It was based on the sale and listing data
that were available as of the effective date of the report. It is possible that subsequent sale information,
for instance the closing of Listing Comp 4, may reveal evidence upon which to
opine a higher value estimate. At the
request of my client, I am also willing to consider that too. Sincerely,"
This complaint is generated by the homeowners dissatisfaction with the value estimate of his home. In any event, I remain willing to address his complaints but they must be enumerated and made specifically in writing. His allegations of unprofessional and inappropriate behavior on my part are serious charges, and may result in further review and consequence depending upon the advice of counsel. As pertains to his desired settlement: 1) I want another appraisal completed with accurate information.I am willing to correct information contained in my report that is inaccurate or mistaken, to the extent that it exists. MrXXXX is not my customer or client. My obligation, by law, is to my client. All requests for revision must be made by them, a process that cannot start until MrXXXX is willing to enumerate his complaints.2) At no charge.MrXXXX was not my client. He paid me no fee. I'm in no position to speak for my client. He'll need to follow the procedure I've already outlined for him to obtain any resolution from them.3) I want a written apology for unprofessional and inappropriate behavior. There was no inappropriate or unprofessional behavior on my part. I explained to him why I was early, and told him when I made my appointment that my being at his property, whether early or late, depended on appointments for similar services which were scheduled earlier in the day. MrXXXX called my home office after business hours and the phone was answered by someone unconnected with my company who thought they were doing me a favor by answering it. I apologized for the confusion.4) I want his errors completed over the telephone.No. I have outlined above the procedure for resolving his complaints.5) I want the appraisal corrected and I want the mortgage company contacted acknowledging mistakes were made and corrections completed. That company, I am sure, is willing to consider and act on his complaints, but only to the extent he will be willing to reveal them on paper. Neither they nor I can correct or acknowledge "mistakes" without knowing what he thinks those "mistakes" are.6) I want the original appraisal destroyed and I want all photos.State law mandates that the report be retained in my files for a minimum of years, including all exhibits, notes, photos, and et cetera.7) I do not want this person or any employee of his company to set foot on my property againPERIOD.I absolutely promise never to set foot on his property again.Sincerely, Michael C*** ***Appraisal Advisory Co
