I am rejecting this response because:MrJeffery's response was both malicious and unfair, as was his entire appraisalMercifully, we did end up receiving a rightful refund from said 'client' (the lender) as it was not *their* money spent! Only those with extra money to pour into their homes would attempt a refinance to lower their mortgage or fix up their homes in an attempt to sellNeither of those was the case with us, and I believe this was known before the appraisal was done.This person, MrRobertJ Jeffery of "Appraisals Plus," is clearly without the least amount of consideration for struggling people in America today whose homes are being appraised for the sole purpose of refinance in order to help them stay in their homesFor this completely unjustified appraisal based on an attempt to refinance due to financial difficulties, the rating given should clearly have been commensurate with the purpose of the appraisal.Therefore, I give Appraisals Plus the worst possible rating and strongly urge people NOT allow MrJeffery or anyone from his business to set foot on their propertyMy most emphatic recommendation is that Appraisals Plus and MrRobert JJeffery NOT be used for appraisals in Montgomery County, Maryland.Regards,

was denied due to the condition of the property which was stated as a CBelow is the definition of C5.The improvements feature obvious deferred maintenance and are in need of some significant repairsSome building components need repairs, rehabilitation, or updatingThe functional utility and overall livability is somewhat diminished due to condition, but the dwelling remains useable and functional as a residence.At the time of inspection the carpeting on the stairs was worn through to the wood flooring below with holes on most of the steps, the flooring in the basement bathroom had a hole in itThe kitchen cabinetry in addition to needing a thorough cleaning also had doors that were hanging out of squareNo yard maintenance had been done for a long period of time, and the deck had rotting and missing membersIt is clear that these deficiencies meet the definition of Cas stated above.Very Truly YoursRobert "Jay" Jeffery
