supplied an accurate appraisal adequately supported and in accordance with USPAP. We instructed the borrower that our client, The Home Loan Arranger (the Broker which hired us) and their Lending/ underwriting is the standard process to initiate if an appraiser should reconsider value. The borrower is neither a certified appraiser or underwriter and is not considered a peer with expertise or competency in the industry. We provided a service that requires payment and had to pay the appraiser customary and reasonable fees for the industry. Per Appraiser Independence Guidelines no one shall influence or attempt to influence the development, reporting, result, or review of an appraisal through coercion, extortion, collusion, compensation, inducement, intimidation, bribery, or in any other manner including but not limited to:
(1) Withholding or threatening to withhold timely payment or partial payment for an appraisal report;
(2) Withholding or threatening to withhold future business for an appraiser, or demoting or terminating or threatening to demote or terminate an appraiser.
