We have done over 30,home inspectionsWe will not be able to please everyoneWe usually get everyone handled in a professional and timely mannerThese clients were told on several occasions why there item was not covered I the owner was not the one that did their inspection(So I was not minutes late) I was out of town that week [redacted] was not minutes late for that inspection because this was a 2:inspection and his 12:appointment had cancelledSo in fact he was early(I checked with both real estate agents) Also we looked at what time the inspection report was sent out4:p.mThere is no way he could have done a home inspection and sent the report out that quick if he had been minutes lateI did do the re-inspectionThe appointment was set between 4:and 5:I arrived at 4:so I was not late Ok now about the warranty callOn the home inspection report it states clearly we do not do code inspections(Homeowner says we should) no one can know all codesThis home owner while aerating his back yard hit an electrical line running to a pond in his back yard(Yes he damaged it) He says on the inspection I should have known it was not buried deep enough(How? I didn't even know it was there) The home warranty contract clearly states the followingAWe will not repair or replace anything that was improperly installedBAlso the only thing outside the foundation of the home that will be covered is plumbing to and from the home(This yard pond and system is not covered) CAlso when some one is working on something and they damage it, It is not our responsibility to fix something that they broke This homeowner wants the rules that suites his way of thinking

Good afternoon, I spoke with [redacted] on July and informed her that we pay a maxium of $towards the dishwasherFrom this amount we deduct $for the service call from phillip the appliance technicianThis brought the total amount due to $I informed her a check would be mailed out next week, this put us to July to be mailedShe was ok with all I explained to herI have left a message for [redacted] that I am happy to hand deliever the check

We did a home inspection for the buyers of this property [redacted] has been working for me for years and he has never lied to me(I have never felt he has lied to me either) Also he has never had a complaint from anyone in those yearsWe never take apart of dismantle anything during an inspectionWe simply pull the cover off to check date of manufacture, size and to make sure nothing has been tampered with or is damagedWe have been in business for years now and have never had a person make this type of accusation This person called my cell phone several times while I was in the showerHe then called my wifes cell phone several times while she is trying to get dressedHe then continued to call each number back and forth over timesI finally got out of the shower to answer the phone because I thought someone was deadWhen I answered he told me and I quote, "You need to get over here and fix my boiler" ok who is this I askedHe gave me his name and I did not know who it wasI asked him several times for his address and he kept yelling and screaming about no hot water and I need to get someone over there and fix itI continued to ask for an address and he kept getting vulgar with me, I finally hung up on him and told him when he learned hot to talk to me to call me backHe called me back and I finally got the address out of himHe assumed I knew who he was during the first callI told him let me check with [redacted] and find out what was going onbecause he has a unique set up for hot water [redacted] said this gentleman was there with the him the whole time and he knows he did not do nothing to the unit I called him back and told him I would go take a look at it ASAP he then got ugly again and said I had better get someone there nowHe didn't care who but we better get someone there nowI told him I would be there ASAPHe continued to say NOW, NOWI told him we did nothing out of the ordinary during the inspectionIts his house he can fix itThis all happened the day after we did the inspectionNot the same dayWe also have a copy of the receipt from the plumber he hiredI states that a component was corroded and that's what need replacedThis was just a coincidence that this happedWe did not corrode his unitWe feel we owe him nothing

A & R has resolved the issues with home owner according to the contractWe do regret to admit that we did drop the ball on communication with the clientI had originally went out there and due to the part that I ordered never arriving and I was leaving out of town asked the office to contact
an appliance person to address the issueWell somewhere along the way we did failWe do apologize to everyone involvedNo excuses but we do handle to calls a day and this one did get by usWe do believe that we did get this issue resolved. Ray T*** - Owner A & R

I am rejecting this response because:This information is incorrect and do have e-mails to back up his claimsMy Realtor ***, did have my full permission to speak with the Inspector in which she did via telephone and e-mailsWe contacted him asking him to pay this amount as we have the Home Warranty company and Plumbers
who are also backing this claim for me as wellI also did purchase this home in June as I have proof of this as wellMy question is this, why would I go into an attic and remove insulation and straps just to charge me money out of my pocket? I am even willing to accept $which would be a little more than half to just to end this complaintIf at the minimum $isn't paid to me directly, I will be pursing other avenues to retain my moneyThank you again for your time and consideration in this manner

In response to the complaintThis home was purchased in April of (So it wasn't June) We did the inspection for this property on April 16, Also this home owner has never contacted our officeI have never spoken with himHe has never spoken with any of our staffThis is the first
contact I have had with this personSince this is the way he is choosing to handle this we will not be doing anything for the following reasonsAll of this is made clear on the first pages of the home inspection report(The pre-inspection agreement) At the time of the home inspection conducted on April 16, the buyer did not attend the home inspection.If he had we would have taken the time to go over the re-pipe with him and he also would have seen and known what we did during his home inspection.At the time of the home inspection we noted that there was an open junction box in the attic(Page item #on Items that need to be repaired to be warranted) This was located while we did the attic inspectionIf the water line would have been exposed we would have noted it. (It was not exposed at the time) We also did a re-inspection of the attic on May 12, to insure that the junction box cover was replaced(Page #item #on Items that need to be repaired to be warranted of the re-inspection report) So we were in the attic two times before he closed on this property months ago and at the time of both inspections the water lines were not exposedI am a licensed journeyman plumber with the state of New Mexico (JP #***) I have done many re-pipes in my years and we have also been doing home inspections for over years and I do at least inspections a weekI know what to look for on a re-pipe. In the months they have occupied the home I do not know who has been in the atticWe will not be giving any money for this issue Thank you for your time

was not 45 minutes late)     I was out of town that week. 2. [redacted] was not 45 minutes late for that inspection because this was a 2:30 inspection and his 12:00 appointment had cancelled. So in fact he was early. (I checked with both real estate agents)    Also we looked at what time the inspection report was sent out. 4:15 p.m. There is no way he could have done a home inspection and sent the report out that quick if he had been 45 minutes late. 3. I did do the re-inspection. The appointment was set between 4:30 and 5:00 I arrived at 4:50 so I was not late.  Ok now about the warranty call. On the home inspection report it states clearly we do not do code inspections. (Homeowner says we should) no one can know all codes. From this amount we deduct $85.84 for the service call from phillip the appliance technician. This brought the total amount due to $414.16. I am rejecting this response because: I was notified two weeks ago and informed that A & R would be sending me a check to cover the cost of a new dishwasher, they also informed me that they would only be able to send a check for $480.00 and my dishwasher value is above this price. I agreed to accepting the check for the amount of $480.00, I have yet to receive a penny for the replacement of my dishwasher, I am patiently waiting for them to follow through with their agreement.

I am rejecting this response because: This is completely false representation of what happened.  First of all, yes I was mad.  I did demand that he come fix it. I did not call his wife's cell phone, only the business phone and the cell number on his card.  How would I have even gotten his "wife's" cell?  My daughter was graduating that morning and we had no hot water due to the inspector's inspection of the boiler.  I was not with the inspector on any of the inspection except when he asked to show him where the 220V plug was.  I did not follow him around and have witnesses ( the buyer and his Realtor).  Also, if he knows who fixed my boiler, which he does not, please tell the name of the plumber and what part was replaced.  This will prove his response is a fabrication.  Also, he NEVER said he would look at it.  Very good liar.

I am rejecting this response because:
I am still seeking at minimum $300 to cover some of the costs to the repairs. I was not the person who hired you for the inspection as [redacted] was the company that selected your company for the inspection. I just happened to take over the inspection through the purchase of my home. There were never any warranties in the deal regarding your actual business or that you offered any and was only given one warranty company which is [redacted]. Again, I am not trying to cause any trouble or hard feelings however, this pipe was exposed in the attic and it was missed which caused it to freeze a couple weeks back. I did see with my own eyes the exposed pipe that went into the house. I did reach out to the warranty company who denied the claim as they said they wouldn't cover items missed by the inspection company. I even escalated to an actual manager with that company. All Around Plumbing had to come out and do the repairs which was to strap the pip and insulate it. From that day forward, I haven't had any issues. As stated before the total costs to me was $544.03 due to this error however again, I am willing to accept $300. Please help out a first time home buyer and see where I am coming from. I recently purchased a home and was recommended A & R Home Inspections by my realtor. Since this was my first home purchase I decided to take the advice of my realtor and have A & R inspect my home. After the home was inspected I was given the inspection report so that I would know what needed to be fixed in the house. I was also told that once the repairs were completed, they would return to the home to make sure that everything was fixed properly. Upon review of the report, I noticed that one of the things that they suggested to be fixed was falsely reported and did not actually exist in my home. After three and a half months of trying to contact them with phone calls, voicemails and e-mails, I finally got a hold of the company and explained my situation. I spoke with the owner of the company ([redacted]) and explained that I would like someone to come back to my house and reinspect my house per the terms of our agreement. He proceeded to yell and scream at me using profanities, called me several profane words because he said I should have inspected the house myself along with my realtor and was completely unprofessional. He told me that I needed to lose his number and never call back, which means that I would not be getting the reinspection that was part of the terms of the agreement and hung up on me. I have never been disrespected like that by any other business and have never dealt with anybody as unprofessional and rude as him. It is appalling that he believes he can treat paying customers in this manner and not only take their money but also to not finish the job that was promised to me. The high level of unprofessionalism is one that should never be allowed in any place of business and no customer deserves to be treated in this manner.
