November 23, 2016 To whom it may concern: In response to the resident, The Arbors did not receive the resident's September rent payment by the 5th of September. It is our policy to issue a 3-day notice of non-payment to any resident who has not paid by the 6th of September. Once this resident...

received her notice, she did come into the office to discuss the issue regarding her missing money order. I advised her that we had no record of receiving it and to go to her bank to find out if It had been cashed. A week or so later she brought in a copy of the money order from her bank, it had been cashed, and it appeared that someone had signed her name to it, even though it was made out to The Arbors. Again, I advised her it was an issue she would have to resolve with her bank, but I did let her know since it was an unusual circumstance The Arbors would waive her late fees and not pursue legal action, while she was clearing up the issue with her bank. The resident did bring in full payment on September 29th. The Arbors is not at fault in this situation, as the payment was never received by The Arbors, and did everything we could to accommodate the resident until the issue was cleared up with her bank. The matter has thus been resolved. Sincerely, Christy R[redacted] Business Manager The Arbors 4501 Shepard Rd NE Albuquerque, NM 87110 ###-###-####

Review: the arbors apartments has a problem keeping up with their maintenance issues. Slow getting their repairs done.I had an ac leak that lead to a mold issue that my maintenance man knew about and told he would return to clean up and didn't until a month later after I told them I was moving out.I coughed nightly ,I know it was due to the mold in my closet. I have allergies.I had to clean the water up from leak out of the carpet myself. They halfway repair things. You can never reach anyone in the office. The have left other residents with mold issues also.I have worked in a apartment complex for 15 yrs I know this is unsastisfactory.Desired Settlement: Mold issues in the complex need to be checked out I've already moved out. There is a lady living there with copd that has mold in her apt.

Response:

This letter is in regards to the complaint that you received concerning The Arbors Apartments on 9/17/2014 with the ID #[redacted]

The tenant spoke with maintenance concerning her air conditioner leaking in her closet and that her carpet was damp. Maintenance went to the apartment that same day and found that the air conditioner drain was stopped up. Maintenance blew the line out and made sure the air conditioner was working properly and no longer leaking. Maintenance was going to use a de-humidifier and a wet vacuum on her carpet in the closet to get up any water that was on the carpet. The tenant told maintenance that she was going to shampoo the carpet anyways not to worry about it. On July 21, 2014 the tenant put a note in the drop slot at the main office in regards to her lease. In this letter she wanted to know if she could get out of her lease. There was no mention of the air conditioner leak, and no mention of mold in her apartment. On July 24,2014 the tenant put a note in the drop slot at the main office expressing her concerns over the air conditioner leak and mold in her closet. The property manager and maintenance went directly that same day to her apartment and checked for mold in her closet. The carpet was checked (it was dry) the drain line was not leaking at all. There were no visible signs of mold anywhere in her closet. The property manager took a picture of her closet to keep on file. The picture shows no mold in her closet. Therefore, once the main office was notified from the tenant concerning a mold issue in her apartment we acted very quickly to assess the concern.

The concern of the tenant not being able to reach anyone in the main office: The office is open Monday thru Friday from 9:00 am to 6:00 pm. Maintenance hours are 8:00 am to 5:00 pm Monday thru Friday. There is a sign on the front window of the main office with this information as well as phone numbers. The main office phone number, the cell phone number of the property manager, and the cell phone number for emergency maintenance are all listed on the sign. This information has also been door carded previously on notices to each and every tenant in the apartment community. The main office also has a drop slot for any written issues, rent, and etc. that any of our tenants may have. To date, and to the best of my knowledge there are no complaints from any tenants concerning mold issues in their apartment. To my knowledge there is only 1 tenant in our apartment community that has COPD. I have spoken with that tenant directly and asked if there was any mold in that apartment and the tenant's response to me was "NO".

Our apartment community does filter changes, checks for leaks, checks smoke detectors and etc. on a quarterly basis. October 1,2014 thru October 3, 2014 is when this procedure will get completed. October I, 2014 we completed this process for the studio apartments, October 2, 2014 we completed this process on the 1 bedroom/ den apartments. October 3, 2014 we completed this process for the 3 bedroom apartments. The property manager and maintenance have checked each apartment for any mold issues and have not found any at this time.
