[redacted] emailed the Leasing Office at 3:pm on Friday, February 12th, stating that her heat was out, and that she had known about it since the night before, but got "too busy" to call it into the office earlierI immediately called the MaintTech to go over to her apartmentHe found her oldest son in the apartment, and they had a space heater going at that timeHe spent over minutes in her apartment, found that she needed a part that we did not have in stockHe told her son the situation (he is over years of age), and brought him more space heatersHe explained to the son that we would have the part on Monday morningHad [redacted] contacted the office on Thursday night when she found the heat not working, we would have had all day Friday to get her heat fixedThe entire situation was caused by Shannon's negligence in not contacting the office immediatelyHad the pipes burst Thursday night, per her lease agreement, she would have been 100% responsible for all damage [redacted] called the emergency maintenance phone on Saturday morningShe spoke to the MaintTech who was on callHe explained to her the same thing that was told to her son the day before by the other MaintTech [redacted] was rude and told him he didn't care and that she was sure he was sitting somewhere warmShe demanded that I call her within minutesShe demanded that he approve for her to stay in a hotel for free, and he explained to her that he would relay the information to meHe called me and I explained to him that the Owners would not approve a hotel since we gave them space heaters which cover square feet of spaceAgain, [redacted] could have avoided this entire situation had she called the Office on Thursday [redacted] called the emergency on call phone ALL day on SaturdayI instructed the MaintTech not to speak to [redacted] because there was no other information he could give herShe left separate voice mailsWe have them saved to the phoneIn each one, she is belligerent, rude, disrespectful to the MaintTech, and cursed in each voicemailShe stated she was calling "Fair Housing", she also stated that she was calling her own company and would have the bill sent to The ArborsWhen I came into the office this morning, [redacted] had emailed me several times, once again being rude, disrespectful and belligerent and cursing in her emailsWe do not appreciate her verbal and abusive attitude towards the entire staff, in every single dealing we have with herThe MaintTech has already gone to purchase the part needed for her unit, and an additional one to keep on handHer heat has already been repaired and it's only 9:in the morningWe could have easily repaired it on Friday had she called in when she first found out about itThis is our first winter Owning and Managing this propertyWe did not know what parts to expect might go out, therefore we did not have extras on hand for this instance We will gladly take a look at Shannon's electric bill when it comes in, to compare to the month before and take this information to the Owners of the property to see what their take is on the situation I was out of town this weekend and when I returned, my neighbor told me that [redacted] had been at my apartment several times on Saturday, beating on my door, screaming for me to open the doorWe have to be 100% professional at all times, regardless of how we are treated, but this woman can treat us with complete disrespect and disregard the rules and invade my home when she chooses? How is that fair? Her lease is up May 31st, and we will be sending her a letter explaining that we will not be renewing her lease, and we do expect her to vacate at the end of her leaseShe is obviously not happy living here and nothing we have done has seemed to make her happyShe needs to find a new community that would suit her needs better

this is the most unprofessional property management I have ever met my son is FOURTEEN NIT EIGHTEEN YEARS OLD, I have proof my email was submitted earlier than 2:and clearly stated in my email that I woke up freezing Friday morning and went straight to work, I am a single parent working up to hour days and I called my son at when he got home from school he said it was still cold I called remtal office no response I called emergency line with no response so I sent the email at that time and yes they came over and told my son " I have never seen this happen before I don't know when it will be fixed and it over sq feet and they brought over two little space heaters that SHUT OFF WHEN TO HOT, definitely could not leave them on while we were out of the house they were electric heaters that could burn down the house, they never once TOLD ME THE PART WOULD BE IN ON MONDAY they told me that on Monday after they sent me an email stating I was violating code harassment I HAD NO HEAT FRIDAY SAT & SUNDAY and was the coldest weekend of the month reaching below degrees I went to Marsha apt ONE TIME KNOCKED NO ANSWER NEVER SAOD ONE WORD AND LEFT YOU ALL ARE A BUNCH OF LIARS AND MAY GOD DEAL WITH YOU FOR THE DRAMA YOU ALL CAUSED, kicking a single mother out who has two jobs to stay a float but you sure do want your rent on time and if not WVICTION NOTICE STUCK IN YOUR DOOR I have a lawyer and I have PROOF!! You all just making stuff up because you know your in the wrong and I hope your owners truly see who you really are!!!! UNPROFESSIONAL!!!!

I am attaching the front page of the lease from the complaint issue *** *** actually put her rent in drop box when we were closed at night on the 3rdSo we didn’t receive her rent till the am of the 4th As you can see from the lease must be in the office by the 2nd Clearly

He told her son the situation (he is over 18 years of age), and brought him 2 more space heaters. He explained to the son that we would have the part on Monday morning.
