Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below I find some of facts to be accurate, however, the multiple complaints made by phone and in person before and after March 7th where never referenced and nothing was done by the company of Arbors of Anderson to fully resolve the matter while I was living thereI was told the "removal of squirrels is a process," however, I was not given a time line and was never offered another residence or discount until the matter was resolvedI am not asking anything more than to hold them accountable for leasing a sub par apartmentNo one should have to live with a rodent infestation, to come home and "check the trap" to see if you might be able to sleep without earplugs because the dead animal is blocking the way that nightIt would be comical if it weren't so horrendousArbors of Anderson leased a faulty product (an Apartment) and expected to be compensated as if it was not faultyMy entire stay with this apartment had a rodent problemI don't understand how someone can allow such things to go on without finding a better solutionI feel I was taken advantage ofMultiple times When friends were over...I would have to apologize because if you sat on the couch you could feel the squirrels running in the wallsRenting this apartment was dishonest and someone needs to hold them accountable for their actionsI did make multiple complaints to them and was told they could do nothing moreSomething can always be done, Arbors of Anderson just doesn't want toInstead they choose to invest minimally in their property and get the maximum usage out of their apartments at the renters expenseI am not the only person they gave a run around to, there is a long list of other people who have posted reviews of how the staff managed their casesThis is happening far too often for it to be "Okay" It's not okay, not even a littleI am filing this complaint not just for myself, but for future rentersUnfortunately, Arbors of Anderson is continuing to give me the run around [redacted]

The Arbors of Anderson has increased rents throughout into as to remain competitive within the market The property has also undergone major renovations to the interior apartments and amenity areas, which has added value to the community The team is currently working to install washers and dryers into all units, which will further make the Arbors of Anderson a desired apartment community for current residents and incoming prospects Current market rent for this apartment is $and the site is allowing the resident to keep her own washer and dryer with a $increase, which would bring her monthly rent to $not including pet fees The $increase represents a 4.5% change over prior rent This is well within the industry standard annual rent increase As for entering her apartment, the site last entered the resident’s apartment on March 31, for a work order that was submitted by the resident The work order was for a leak under a bathroom sink to which the service technician repaired but did not remove or install any items in the apartment

I am not asking anything more than to hold them accountable for leasing a sub par apartment. Per policy, once a resident moves out of their apartment,
the Arbors of Anderson service manager walks the apartment to assess whether
the resident will be charged for any damages. 
The service manager is also given the Inventory and Condition Form which
is required by all residents to...

complete upon move-in as a means to know the
current condition of the apartment. 
Per the Inventory and Condition Form completed by [redacted] and
[redacted], no carpet damages were listed as areas of concern.  Upon move-out of the community, the service
manager determined that the carpet was damaged and required replacement
throughout the apartment.  Prior to the
[redacted]’s moving into the apartment in March 2014, the carpet had been replaced
March 2013 and per apartment standards, carpet life is five years.  Once the service manager determined that the
carpet needed to be replaced in 2015, the cost of the replacement was prorated
over three years so as not to include the previous resident and the one year
the [redacted]’s lived in the apartment.
Attached is also a copy of the Inventory and Condition Form and
carpet replacement invoice for review.

install washers and dryers into all units, which will further make the Arbors of Anderson a desired apartment community for current residents and incoming prospects.   Current market rent for this apartment is $960 and the site is allowing the resident to keep her own washer and dryer with a $40 increase, which would bring her monthly rent to $930 not including pet fees.  The $40 increase represents a 4.5% change over prior rent.  This is well within the industry standard annual rent increase.   As for entering her apartment, the site last entered the resident’s apartment on March 31, 2017 for a work order that was submitted by the resident.  The work order was for a leak under a bathroom sink to which the service technician repaired but did not remove or install any items in the apartment.

Resident did notify office staff of squirrel issues.  Once notified, the exterminator was contacted and set a trap December 5, 2016.  Once this trap was set, the exterminator removed four squirrels from December 15, 2016 through January 22, 2016.  The exterminator also completed a...

temporary exclusion on the building which includes sealing a hole with mesh wire that is to last for approximately six to nine months.    On February 17, 2017, a new trap was set and three squirrels were captured between February 21, 2017 and March 1, 2017 and on March 7, 2017, a bird was also removed from the trap.  During this time as well the site had a building contractor remove damaged siding above and below the affected area, patched the wall behind the siding, and install new siding.  As of the March 7th bird removal, no other activity was reported by either resident or exterminator.   In discussions with resident, it was explained that unfortunately the removal of squirrels can be a process but that the site is working diligently with multiple contractors to rectify the issue.  As of October 17, 2017 the site has not been notified of any issues with regards to squirrels from the current resident who has resided in the apartment since July 2017.
