We settle security deposits at the rate of 4-month and have performed this task with minimal negative feedback for nearly years. Ms***’s comments were so far off the mark they were difficult to establish basis for her perspective. Although we don’t want to adjudicate the
full issue through your office, I do believe we have sufficiently documented the entire settlement activity professionally and well within the current security deposit guidelines / rules. Attached are a few images of the property when we received control. They are not intended to conclude any particular point, but rather illustrate fundamental difference between statements made by complainant and reality. Review: This business is very unprofessional, hypocritical, condescending and fraudulent. Their business practices are very questionable. I rented property from them for 1 year. Seven months into the lease they did a walk thru from top to bottom of the property and stated I passed with flying colors and complimented me on how well I took care of the property. My lease was then not renewed which I was supposedly notified of via certified mail. I received a notice via regular mail requesting I move out on the day I received the notice. I immediately contacted [redacted] who was handling the field service for my duplex, to advise him I did not get the letter and I would need more time. He abruptly stated he was not going to play games with me and stated I can have a couple of days, but no more. Upon further research using the Landlord and tenant laws for CA I found out after a one year lease they should have given me 60 day notice. [redacted] claimed he could not get a hold of me however, [redacted] proceeded to email me both at work and my home on 03/27/15 threatening to turn me over to [redacted] Attorney at Law by 03/30/2015. I moved out 03/26/15 and was then sent a [redacted] for $3152.66 my security deposit for $1,150.00 = a balance for $2002.66 in fees for the property. They said they had to buy a new stove and microwave because it could not be cleaned. They stated the debris I left behind took 13 hours at $65.00 to clean and the floor was so badly pet soiled they had to replace it. I did not have a pet. I called all the places they sent invoices from and all of them denied ever telling the company they could not clean or anything needed to be replaced. In fact the company who replaced the floors said the Arcade Creek Asset Preservation, Inc. told them the floors were pet damaged but they did not see any proof of this. I believe this company is having me pay expenses for upgrades to the owners home in order to obtain higher rent for future renters. This is just not right. They should be put out of business. How many innocent people do they falsely [redacted] and those people just pay what they are [redacted]ed due to ignorance of the laws? I want to file a formal complaint and if this helps just one person avoid these scammers I will have succeeded in helping out my fellow renters.Desired Settlement: They should have to refund me my full security deposit and retain the fees they have falsely assessed due to my supposed negligence. They slandered me to the companies they hired and sent false documentation to me with there request to be paid 3152.66. I would like to see them be put out of business so they can not do this to anyone else.
