The homeowner made a personal decision to remove the current tenants, who wanted to stay another year, in order to sell the home The home did not sell for the price they wanted so they decided to rent it again anyway, through another company They went months without renters paying their mortgage At the end of the month frustration, they launched the email on our Facebook site and in the Revdex.com site The situations that they now claim were so upsetting occurred over days previous, yet they didn’t mention anything to us at the time We actually paid to re-paint one of the rooms as a Customer Courtesy adjustment, and coordinated all the repairs as we always do when a tenant vacates a property All our work is performed based on our years of property management experience and using the Delaware Landlord Tenant Code as our guide for all decisions We did everything to get the tenants out quickly We found the tenants another home to get them out of their way for improved showings We coordinated all the clean out and minor repairs required It was shocking to see that they were complaining months after they told us they wanted to have the tenants vacate Their larger frustration is with the requirements of the Delaware Landlord Tenant Code for homeowners to pay for wear and tear items, as well as the fact that they did not sell the home as they had desired We were not the company who listed their home for sale

I can provide you with the information that shows she had it listed with multiple agencies What do you do when someone isn’t telling the truth? She does not owe any more money to anyone. I paid the bill. This lady, regrettably, is not as stable as we would like Attached you will find every listing from the Multiple Listing Service, including the dates and the realtors’ names She has worked with different realtors *** ***

You can tell they are property managers because on the attached sheets it shows how much the rent is for the property, and it says “Residential Rental” on the top of the sheets So for her to say we are the only property management firm she has hired, and she has hired other independent realtors to manage her property in the past, I hope shows her lack of credibility FYI although of the realtors worked at Keller Williams, as a realtor each functions as an independent contractor and has their own client base. Keller Williams was only their brokerage. Dr*** hired each of them independently…..she just must have forgotten different people? Again, she owes no money, and she is grossly misrepresenting her situation Attached

I have been invoiced for cuts at $eachIn the interest of coming to a swift resolution, I would like to propose the following: I will pay $per cut which is higher than the $stated in the emails with their maintenance directorThis meets you halfwayThus, $for the cuts.
I have already sent First Class Properties a check for $to cover two cuts (cuts at $40; which was sent in August)This makes the remaining amount $I hope receipt of $will be considered full and final payment of the owner’s account.
The information about my property is inaccurate and misleadingThe house has been on the rental market for years and this company is the first and only property manager I have employedIn that time, I have had two tenants which were found by real estate agents.

In response to Dr***’s concerns, the invoice for $was made by mistake by the vendor. He was hired to give an estimate and she paid the other vendor. We have removed this invoice from her balance However, Dr*** did
need her lawn cut and the $is her payment due for having her lawn cut every weeks. Her property is acres…almost one acre….and the vendor did cut the lawn at the height of the lawn growth season We did not “destroy” her home. Over the period of time that the tenant was in the house Dr*** refused to have regular maintenance done repeatedly. As additional information, we are the 3rd property management company Dr*** had to work with in an year period, which further displays her expectations and inability to understand or appreciate the value of regular home maintenance What next step can I take so that we are not charged with anything negative for our A+ rating with the Revdex.com? We hold this designation dear and would hate to have this woman impact our reputation *** *** ***

for having her lawn cut every 2 weeks.  Her property is .9 acres…almost one acre….and the vendor did cut the lawn at the height of the lawn growth season.   We did not “destroy” her home.   Over the period of time that the tenant was in the house Dr. [redacted] refused to have regular maintenance done repeatedly.  As additional information, we are the 3rd property management company Dr. [redacted] had to work with in an 8 year period, which further displays her expectations and inability to understand or appreciate the value of regular home maintenance.   What next step can I take so that we are not charged with anything negative for our A+ rating with the Revdex.com?  We hold this designation dear and would hate to have this woman impact our reputation.   [redacted]

This company is horrendous. If you are looking for a property manager (especially if you live out of state), look elsewhere. Our contract stated quarterly walk through of the home. I think we had two reports of exterior appearance in the three years we regretfully employed this place. Our fault I suppose, for not being insistent. When the last tenant moved out there were cracked tiles and water damaged floors never mentioned to us. There were multiple occasions that we had to contact these people to see why we had not received rent money after 15 days. On a few of those occasions, this company knew rent would be late but just neglected to inform us, until we called. This company also gave us an end of month move out date for one tenant. We were counting on a full month's rent so we could pay the mortgage, but received less than half. Come to find out, after we called, this company prorated the last month's rent because the tenant decided to move out early. They did not call us to tell us about the date change or prorating the rent. I will say that I finally got the remainder of the money from them after repeated emails and a phone call implying their breach of contract. Simply shameful business practices. Beware of this company. P.S. If you do go with this company or currently employ them as property managers, ensure you get final readings from utilities. They won't ask for them for you and you'll be on the hook!
