Absolutely horrible company! If I could give zero stars, I would! We moved here from Kansas and found a house they managed. We didn't have the chance to see the house in person before moving in because it was a last minute move and we were searching online. The house was FILTHY when we moved in, we had to go around and clean it before unpacking our stuff. There was many years worth of dust on top of the cabinets, everywhere. The air conditioner filter looked like it hadn't been changed for two years or more. There was mold in the master bedroom air vent, we requested a company come out and look at it because my wife has asthma and I'm a diabetic. The tech that came out said that it was indeed mold and suggested we have the landlord/owner send someone out for a system check and cleaning the air ducts. They are now saying we owe them a fee for an unwarranted callout. I could go on for days about how horrible this company is. The pool had been neglected, even with a "pool company" maintaining it before we moved in. We ended up firing the pool company because the pool was always still dirty right after they left, and the chemical levels were always off. Ray kept insisting that we were breaking our lease because we fired the company and started maintaining it ourselves. In the lease it states tenant is responsible for pool servicing, nowhere did it say by a professional company. Ray says that it does say that it has to be a professional company, but it doesn't. I had multiple people look over it, including two lawyers, and both of them said that I was not breaking the lease because it didn't say it had to be done professionally. We moved out at the end of our lease, and Ray (the landlord, owner of Archer Crown) is saying that we made him lose a customer (the homeowner) he had since 2003. We didn't make him lose a customer. First, he did things at the house without informing the home owner. He had carpet cut out of the hall closet to patch carpet at doorways where previous tenants dogs tore up the carpet, but he didn't tell the owner he had this done. He hadn't told the owner about very noticeable black marks on the carpet in the living room. He has been extremely rude and unprofessional. We took care of the house like we owned it, even though we were renting it. Don't let Ray and Melissa fool you. They are nice at the start, but it's not how they really are. Absolutely horrible management, I wouldn't suggest them to ANYBODY.

These are the facts:

Issue House Be dirty:

Tenants were moving from another state and insisted through multiple phone calls and emails they needed to move in immediately to avoid staying in a hotel. They were informed on several occasions that the former tenants move out didn't allow our company to have the home professionally cleaned. Upon their arrival we inspected the property and they signed the lease. The lease has a section where as they take the property as is.

Mold In Air Vents:

The AC company reported to us there was no mold just common dust that forms by the ac vents.

Pool Maintenance:

Prior to the tenants move in, during the move in inspection and during the lease term we informed the tenants that this owner required a professional pool company maintain the pool. We use the same pool company for all our properties and they continue to perform at the highest levels. The tenants fired the pool company and mislead our company by telling us they hired another company of their choosing. Only when we confronted them to get the name of the new pool company did they admit they were cleaning the pool themselves to save money. Our leases are prepared by attorneys at law who specialize in landlord/tenant issues. In said leases is specific legal language that calls for a professional company to maintain the pool.

Again due to liability issues, the home owner has always insisted on having a professional pool company maintain the pool. Once we informed the owner of the tenants refusal to maintain there lease requirements, they elected to sell the house at the end of the lease term.

This tenant has no regard to contractual agreements such as a lease and through their blatant act of disobedience cost our company a management contact that we had since 2003.
