We at Kessling Services pride ourselves on our excellent reputation and adamantly deny the allegations brought upon us by the owner of this propertyWe have always provided adequate information to our owners and upon request breakdown any expenses further to compliment our extremely simplified monthly statementsOur statements are among the most simplified statements available in our local rental businessYes, we absolutely purchased two window a/c units for the two vacant units we managed for a short period of time for the ownerPrior to the purchase we had a discussion with the owner about the purchase which was initiated because after she authorized the purchase of two window units, we wanted to be clear on whether or not we were to purchase two window a/c units per apartment or one window a/c unit per apartmentthe outcome was one for each apartmentOur statements provide simplified wording such as CreditDebits and EscrowEach statement is followed by a copy of the original invoiceFor example, if Mr Plumber invoices $the line of information would read "MrPlumberunder Debits would read $the owner can then flip the page to read a copy of the original invoicesimple enoughFunds are ALWAYS accounted foreven if mistakes are made, they are corrected as soon as the error is acknowledgedAs rental managers we are to market and list property as deemed necessary in accordance with the rental marketThis is a property that the previous manager couldn't lease for months and obviously we were having difficulties as well, so to move to the rental market is sometimes necessary which was the case with this property We had never discussed any type of micro management of the property and as rental managers took charge of offering a move in special of $$of which went to the rental deposit and $for the first months rentThis was done and a resident was found However even though we have an extremely thorough application and selection process, these residents were simply not happy with the size of the apartment they had already visited and agreed tooEven after paying the move in cost, they never moved into the propertyThese residents DID NOT destroy the property in any mannerUpon their non move in, the property was broken into, which we had no control ofThe window units to both apartments were bolted down and secured the very best a window unit can be, but whoever broke into the unit found their way in and removed the unit from the inside, at which time they also took a newly purchased gas stoveagain we had no control over this and as soon as we discovered this, we notified the owner and CCPD Our agents never have left the doors unlocked as there was always a lockbox on the entry door with keys for both units while the property was vacantOnce the apartment was leased, the key to the rented unit was removed from that lockboxAfter speaking with our maintenance supervisor, he stated he never said we left the apartments openedThis is a gentleman who has worked for our company for over 10yrs and we have the utmost trust and respect for him and have no reason to doubt his wordThe apartment is located in an area where malicious activity is commonThere is no way we could have foreseen any type of break in.On our initial statement to the owner, we did in error apply only $towards the rental deposit but the moment it was brought to our attention, a new corrected statement was provided along with a check for any funds due to the owner.Our office also prides itself on actual humans (not answering machines) answering the phones at all business hours except the lunch hourCalls after hours are returned on a priority basis and all emails are responded to in a timely mannerTo say we are difficult to get in touch with is just a blatant lieWe have have been employed by owners for years upon years that would advocate on our behalf in a moments noticeA list of references is always available.Furthermore, an owner, especially an owner in the home purchasing business that expects a staff member to perform a Real Estate agents job by opening and showing property is an inappropriate request and is flat out against the lawTo hire a Property Manager then to expect the Broker/Agent to perform a Real Estate duty is also not appropriate Our Broker/Agent opened the apartments to one couple as a courtesy, then again to a gentleman from San AntonioLater, that same man wanted to preview the premise a second timebut this time he never showed up to his appt and rescheduled times for the same day only minutes prior to each appointment timeWe haven't billed this cost to the owner, but we also can't afford to have our agents at a property for an undisclosed time frame and not get paid for their effort - WE WERE NEVER HIRED AS A REALTOR TO EITHER PARTY WANTING TO VIEW THE PREMISE, this was not within the scope of our employment! After the agent had to leave to another appointment and after the 'prospect' said he was on his way, yet again, a key was left in a hidden place for his convenience and so he wouldn't have to reschedule his trip for another dayAgain this was a courtesy for the ownerIn the end, we believe the owner knows her accusations are and believe after she shops around for another property manger will see the true value and experience in which we provided to her*I have attached copies of our statements to show where corrections were made immediatelyYou will also notice a charge for one of the window units was removed due to it being stolen Management
