Arizona Elite Properties still owes us a refund of $1210. This is lawfully due back to us as we have fulfilled every portion of the move out contract. Furthermore, we personally oversaw the thorough cleaning of both inside and outside of the house. We have made repeated attempts to contact Mary (the manager) but she has repeatedly avoided us and not returned our calls. Also, an agent by the name of Pam B is also a co-schemer in accusing us of not cleaning upon move out. We have pictures to prove the sparkling clean state we have left the house upon moving out.
In response to the alleged complaint please be aware that the complainant is not a party to the lease and technically a response is not required however, as the Broker/Owner I am responding accordingly.
First and foremost the property must be returned in the same condition as when initially occupied. We were required to hire someone to remove the debris that was left behind such as piles of leaves branches from bushes that were not trimmed which was the responsibility of the tenant, satellite dish, old boxes and other items left behind by the tenant(s).
The complainant and his family were additional occupants of the lessee and John (Jong) Kim moved out approximately one year prior therefore he cannot speak as to the move out condition of the home.
As the management company retained by the owner we have a Fiduciary responsibility to make certain the tenants respect the property of the owner and return the property in the same condition as it was when the property was delivered to the lessee.
Mary Kline was threatened with legal action by the complainant and our policy states, When we are threatened with legal action all communications are suspended until such time as we receive a formal complaint in writing by the complainants attorney at which time we will forward the matter to our attorney for a formal response.
As a company we adhere to The Arizona Landlord Tenant Act and the partial refund was mailed delivered and cashed by the legal Tenant(s) according to the required timeframe.

Hands down the worst people and worst company for renters and property owners. They are rude, condescending, and ONLY care about getting their money! DO NOT rent from them!!!!! Any issue you have at all will be completely ignored. PLEASE read the reviews left on *** maps by so many people who have been mistreated (even criminally!) by this company!
We pride ourselves on providing quality service to all of our clients that we represent in managing over 2,000 properties. Unfortunately tenants do not understand and complain about situations that do not comply with The Arizona Landlord Tenant Act which we must follow under Arizona Revised Statues. In addition the tenant on arrival complained that the house was dirty although we had professional cleaners treat the house before their arrival and as a consideration we provided a credit of their non-refundable deposit when moving out. What she fails to disclose of which we have evidence is that her wire transfer was rejected by her bank in Paris France. We do not accept or appreciate slander and defamation of character lightly and any continuance will be treated accordingly by our attorney.

In addition to the above response the owner of this property held the property pending for longer then the statutory time frame to accommodate these individuals and in addition, the owner totally renovated the property with new carpet, paint, tile, fans etc. for an amount over $25,000.00 before placing the property on the market at below market price.
Also the tenants viewed the property two times without raising any concerns.
I contacted my Associate Broker Mike Y in New York attending to the passing of his mother and he stated and I quote "I spoke with the tenant and said she was very pleasant until she started talking badly about her property manager Brittany Hernandez a valuable employee with our company for over 19 years, and a knowledgeable associate broker who has no complaints with our company, Revdex.com or The Arizona Department of Real Estate".
Complaints on other websites are unreliable, a witch hunt by tenants that were legally evicted for non payment of rent and vent just to discredit the reputation of our company and my 35 years of doing real estate.
Our property owners like our approach only because we follow the Arizona Landlord Tenant Act and adhere to all regulatory requirements as professionals.
I applaud the Revdex.com for hearing both sides of the story before posting any unsubstantiated and derogatory reviews.

We have had our kitchen pipes busted for a week now. Arizona Elite properties instead of hiring professionals to fix the plumbing issue they have sent the owner by every day for 6 days. 6 days of sawing, cutting & water leaking in our kitchen and the issue is still not been fixed. We have not been able to eat a decent meal in 6 days because we cannot cook because we are unable to wash & clean dishes. Cabinets are completely waterlogged and damaged beyond repair. Appears to be black mold now growing inside the cabnits. We have dust particles from the brick and wood layered throughout all of our household items and furniture. We have not been given any professional help there is an elite properties if not called us to check in with us or not returned any phone calls either. What is become a plumbing issue hazard I now feel is becoming a health issue.
Our response has been submitted and the customer confirmed that they were withdrawing this complaint which should have been filed against the owner and not our company.
The owner would not allow professional authorized repairs and attempted to conduct the work himself against our recommendation as his Property Management Company.
The work has now been authorized and completed by a licensed professional technician.
