We did all work noted on our proposal, also [redacted] never saw the home before we did the workThe homeowner covered with paint all of the work we did after we were completedOnce again before [redacted] bought the house he called me and said I'm not worried and water issues as long as the walls and structure are fineHe said I can grade the lot and dig down if needed on the outside for drain tile and suchAlso I have stated if there is a crack on the outside and water is coming is it can deteriorate the mortar installed on the insideYes the walls are bowed in near and 1" in areas, and work was done to standards AND per drawings/permit/inspections from the City of BrookfieldThe City of Brookfield does not recognize the WAFRP standards because they are not a governing body or uninfluenced body it is an association of contractorsIf it was the contractors come up with as fixes and say in correctI am not a member for that same reasonThe City of Brookfield goes by the contractor drawings provided to them and standard practices, then verifies the work was completed to thoseWhich was all doneAlso the warranty I provide is contingent on maintaining and preventing the water issues such as grade is at proper level, down spouts, etcWhich can cause a foundation to fail We did a foundation repair, not a water proofing jobIt was done per the permit with the city [redacted] never saw the basement before we did and work on it and the home owner covered after we did the workStating we did not do what we said we did, after taking bubbling paint off is a unjustified statement with not prior knowledge of the propertyWe had prior conversations before [redacted] bought the home on this, which he knew fully the issues with the home no information was held back.Tuck pointing the interior of the foundation like I said will not always stop water coming from the exteriorI will not come back to do water proofing work because that was not in any of our scope of work ever and we talked about this before [redacted] bought the homeI was honest on the condition of the home in talking with [redacted] before he bought it and did exactly what we proposed to do per the city/permit/inspectionThere is not reason why I should be accountable for any water issues or be down graded because of the issues [redacted] is having

Perfect contractor if you have time and money to waste! Contractor expects to get paid for doing half the work, does not like to show up and does the opposite of what he saysStarted off saying all the right things and agreed to all of our requests prior to signing the contractIt was not until after we signed the contract that we found a negative reviewWhen we asked him about the review, he provided many excuses about how it was not his faultHe assured us that he worked for a difficult client and bragged that he knew what he was doing because he has been in business for over 10yrs and has done roof work for a local jewelerOnce the agreement was signed and some money advanced for materials, his tone changed and everything went downhillHe overpromised on everything from scheduling, time of completion, costs and work, and under delivered on it allWe met with him multiple times on these issues, only to hear excuses and how he was working so hard and how things will changeIt felt like dealing with an adolescent who had excuses for everythingHe accepted no responsibility, provided no solution and was defensive about everythingIt was difficult for us to understand how dis-organized he was and how difficult he made this processEspecially, someone who bragged about how much experience he hasAfter one month of wasted time, incomplete work and very little progress, he was firedIt has been months and he still has $worth of materials in ransom, for $of charges and expenses that were never agreed on nor discussedWe tried to be reasonable and negotiate but still no progressSo, we hired an attorney, who very recently sent him a letterWe are not saying he stole our central air unit but it was taken just days after our it was receivedCurrently we are still working on this matter and are hopeful to get our materials backDo not make the same mistake that we madePass on this dud!

I have read the statement the customer has given and do have a response it is as follows:
"background-">I did some of the work as well as hiring on sub contractorsWe did agree on a date for completion and that was if everything went perfectlyI sent in for the permit and had to wait working days with the job ready for inspectionWhile calling the city daily to try and get things pushed through sooner so I started behind at the startI was working for/with both the *** living in another state/paying the invoices and his daughter which would be living in the home there after completedI thought it would not be that bad working like this but I would get different answers from each of them at different timesIt was not easy to get things figured out at timesAlong with another twist stated later in this email.
As far as the shower the edge there are many different ways to finish the tile that is the way I chose to finish itThey were working on a budget and questioned everyone one of my pricesFor the price that is what was included and it was to the edge of the tub I stated that to ***If there is not a proper shower curtain or door water will hit the drywall on the outsideMost of the materials were bought by the customer because this was on a budget to save as much money as possibleOwner purchased all the the tileIf *** or his daughter wanted something else they could have bought itI was working with what they gave me. They did call and I did return on their schedule coming in the evening to complete the repairThey are correct they notified me again that it happen and I said I would come back again because it does have a warranty*** is correct he said he waved the warranty and would do it themselvesRepairs by themselves or another contractor voids all of my warrantyWhen myself and *** were talking about the repair and while I was there still hanging cabinets and trim, they had a foundation consultant in to check it, all new concrete driveway, grading around the house with heavy equipment, and new windows installI expressed all of these things could affect the home and settling etcAll which could cause cracking in the tileIf this was happening in October they are now wanting a repair months laterAlso they got a quote from another contractor which is doing this for a living and looking to make moneyHe is partial to say something is wrong to sell more workIf that contractor is a member of the Revdex.com or not, it costs the contractor to become a member of the Revdex.com to use their accreditationWhat states that contractor is better than any other contractor other than he is paying for accreditation.
Regarding the other areas of the home we did work onThe trim was reused because they were trying to stay on the budget and keep as much of the trim as possible. The cabinets were bought on an online auction and was bought in an allotmentThere was no cabinet plan to install I was supposed to install off a owner hand drawingThen nothing would fit so figure it out on my ownThey were shipped to the home never being seen, some of the cabinets were damage when receivedThere were others that were different styles, I had to wait till a week after the job deadline to get replacements to installThe bath cabinet was another fiasco I damaged in demo said I would replace it, they did not want that cabinetSo they bought a different one and it would not fitI gave them a size but the depth was different this is one of things I would have taken care but got miss communicated through people in different statesThe door I did measure wrong and did took them back for the customer free of chargeThen took less payment because he stated he had them replaced, so I paid for the replacementIt was never brought to my attention that there was a paint issue, so I could not fit itI did not know there was a mirror issue, I hung the decortive mirror at no charge and was not in the bidThere is no building code that covers mirrors in bathroomsThe home was renovated to all local building codes and was inspected by the local inspectorIt passed with no issues the first time every time
I want to also state a few other things as well*** hired other contractors the work was poor I pointed out to him (work I bid on but he went with the cheapest bid) I knew *** would be out of state during constructionAbout half way through the project he notified me that he would be out the country (the twist later) and even harder to reachPayments for work would come through an online bank siteI was sent a large payment after receiving it, I got an email stating don't cash it was canceled because his online account had an issueI would just have to wait to get paid till everything got figured outLuckily my company is secure enough I did not need the payment to keep food on the tableDuring the last bit of renovation and after when coming back for repairs I was also verbally/written belittled many times by *** which I have email proof of.
***'s desired settlement request I will not honor he willingly voided any warranty by working on things himself
My company just completed and whole commercial office building on time and cost hitting a third of a million dollarsI have a long list of very happy customers in the past years of being in businessOne bad customer will not turn me away from contractingI also did learn something from this job I will not do another job without a cabinet plan, a plan or scope of work, using owner bought materials, or with customers out of state

For your reference, details of the offer I reviewed appear belowI apologize if I did not make it very clear beforeI understand they did not do water proofing to the houseThe water issues is a result of the issue I am trying to describe to the contractorsIn the attached document, they say all cracks will be cleaned out and tuck pointed, & that the work is completed with WAFRP standardsThere are many cracks that are not tuck pointed, either were not done previous, as stated, or they have opened up from the wall continuing to moveBoth of which are very concerning to meAll I have asked of Schmidt Custom Services is they come out and tell me why it looks this wayI also stated to *** over the phone the last time we spoke, that the wall looked to be bowed over 1"He said the walls should not have moved, because of the beams they installedIf this is the case that the walls have not moved & are bowed over an inch, then this job was not done to WAFRP standardsIt has been over a month now & they still have not come to look at these issuesI understand they are busy with other jobs, but I feel this is more of an excuse than the reason, as it has been well over a month sense I first contacted them about this issueI also have not received a phone call or voicemail from them sense filling this complaintWe are not playing phone tag, I have simply not received a call

I received a letter regarding a job we did to the home ***jamin Heath boughtWe will start with before he purchased the home I got a couple phone calls regarding the foundation and we had a couple longer conversations about itI stated I did NO work regarding WATER PROOFING the
basement and there was another repair done or more years beforeAll we did was STRUCTURAL repair which was stated in the contract for workHe stated that he was going to take care of water proofing, grading, down spouts, and such other things from the outside of the homeHe was worried it is was structural sound and I said yes it wasSo that wasn't a problem and was going to buy the home anywayHe is correct we did to the work and I did have a couple conversations with himWe installed beams and did some tuck pointing of cracks. A permit from the city was pulled and inspected to make sure we completed the work as stated.The old owner painted over all the work we did after we were done*** said he was piling it off to see where the water was coming inI did say I talked with the foreman on the job and there were no major issues he completed it as normalI explained this to *** you are having a water issue not a structural warranty issueWe did nothing to prevent water from coming inAlso there is a sealant on the outside of the wall that is to stop water if that is not done right it, water could have pushed in or dissolved some of the mortar on its ownTuck pointing a crack will not stop water from coming in only prolong the end result without a sealant on either sideWhich I have no control over.
I did say I could stop by and look but I doubt there is much we could do within our warranty schedule wiseI have been out of town on a large government jobMyself and crew having been working on jobs 3+ hours away so we have been hard to get a hold of, so we have been playing phone tagWhich he knew of as wellTuck pointing again the same thing will happen if water is coming in from the outsideWith out even going out to the home this is not a structural issueIt is a water proofing issue, which yes can lead to other issues regarding the foundationI was not contracted to fix or repair the aspect of water proofing the homeThanks,

It has been 3 months and he still has $2700 worth of materials in ransom, for $1500 of charges and expenses that were never agreed on nor discussed. We tried to be reasonable and negotiate but still no progress. So, we hired an attorney, who very recently sent him a letter. We are not saying he stole our central air unit but it was taken just days after our it was received. Currently we are still working on this matter and are hopeful to get our materials back. Do not make the same mistake that we made. Pass on this dud!
