We closed on the [redacted] home on May other nearby homes closed March 16, June 10, June 23, and June 24, none after June Because many homes close over the winter when yards and landscaping cannot be installed, and because it rains often in the spring, there is a backlog in the spring and early summerThe [redacted] home happened to be one that waited on yard and landscapingThe yard was installed around June 1, and as soon as that is done we schedule the landscaping contractorThat schedule is not a definite date because it depends on many variables especially weather and how busy they are with other landscaping projectsThe landscaping crew is a subcontractor and we do not have definite control over their time schedule When we were asked by the [redacted] s about the scheduling, I said that we don't have a definite dateWe checked the contractor's schedule and were told that the landscaping was on their schedule sometime this week, weather permittingThat is what was relayed to the [redacted] family That is still what the landscaper's schedule appears to beThe splash block and deck are items that our service department takes care of, I will relay those requests to themIf there is a splash block missing it will be deliver and placed at the downspout within days [redacted] Arlinghaus Builders LLC

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this does not resolve my complaint For your reference, details of the offer I reviewed appear below.Once again, Mr [redacted] has not answered any of my concernsAs you can see with the attached photos, we indeed closed and took possession of the property on 5/12/Not 5/16/as Mr [redacted] claimsNot sure when Arlinghaus recorded the close, but we closed on 5/12/16.The landscaping crew showed up the day after my Revdex.com complaintThey did a wonderful jobIt is quite unfortunate that it took a complaint to the Revdex.com to get this complete. We are still waiting for a response to the deck issuesI have attached a few pics to illustrate my concerns with our $deckI would still like the entire deck replacedMr [redacted] states that the splash block would be done within daysdays later, nothingThis is just a simple example of the lack of follow up from him.Lastly, Mr [redacted] explains how homes that close over the winter get pushed back on the landscaping, that doesn't explain how houses that closed 30-days after us were landscaped before us ? I want to know how that happened and I want someone to take responsibility for itThe arrogance and belligerence that Mr [redacted] offers is appallingHe would not represent my company [To assist us in bringing this matter to a close, we would like to know your view on the matter.] Regards, [redacted]

The correct closing date was May 12, I made a typing mistake, sorry. The splash blocks: I called the day I heard about them and was told they would be installed in a few daysI checked just now & he said they were installed yesterday July 18.Sometime around July or 8, the landscape crew told us that their work would be done the following week which was July 11-That information was relayed to the *** family prior to the Revdex.com complaintThe complaint had nothing to do with the timing, the landscape crew did what they told us, they installed it that week, maybe Tuesday or Wednesday. The deck needed repair, not entire replacementA few boards needed to be replacedAn appointment already had been made (prior to the Revdex.com complaint) by our service manager to make those repairsI am not sure the exact date scheduled

The easement is shown on the recorded plat for the communityMaybe Mr *** did not receive a copy from the company that built his home. The concrete was not placed on the property by our company or any employeesI have pictures showing a patio was built by Mr *** neighbor, appeared to be recently poured concrete when this issue was first brought to our attention, possibly his neighbor dumped the concrete in his swale, but we did not do it

The drainage and the pipe are in an easement area which was reserved on the recorded plat. We did tell residents we would do more drainage work in the easement area in the spring. Digging foundations involves different type work than a small drainage area. Again, the work on the complainers home was done by a different builder. The complainer added concrete to a drainage swale which diverted flow of water and contributed to erosion in his yard. A different neighbor involved in the same area added dirt in the drainage swale which contributed to the problem also. The main thing is they apparently did not realize the function of the drainage swale in the easement area. The pipe reduces erosion but it will be removed at the request of a few (a minority) of the nearby residents.

We closed on the [redacted] home on May 16. 4 other nearby homes closed March 16, June 10, June 23, and June 24, none after June 24. early summer. The [redacted] home happened to be one that waited on yard and landscaping. The yard was installed around June 1, and as soon as that is done we schedule the landscaping contractor. That schedule is not a definite date because it depends on many variables especially weather and how busy they are with other landscaping projects. The landscaping crew is a subcontractor and we do not have definite control over their time schedule.  When we were asked by the [redacted]s about the scheduling, I said that we don't have a definite date. We checked the contractor's schedule and were told that the landscaping was on their schedule sometime this week, weather permitting. That is what was relayed to the [redacted] family.  That is still what the landscaper's schedule appears to be. The splash block and deck are items that our service department takes care of, I will relay those 2 requests to them. If there is a splash block missing it will be deliver and placed at the downspout within 5 days. [redacted]Arlinghaus Builders LLC

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Once again, Mr. [redacted] has not answered any of my concerns. As you can see with the attached photos, we indeed closed and took possession of the property on 5/12/16. Not 5/16/16 as Mr. [redacted] claims. Not sure when Arlinghaus recorded the close, but we closed on 5/12/16.The landscaping crew showed up the day after my Revdex.com complaint. They did a wonderful job. It is quite unfortunate that it took a complaint to the Revdex.com to get this complete. We are still waiting for a response to the deck issues. I have attached a few pics to illustrate my concerns with our $5000 deck. I would still like the entire deck replaced. Mr. [redacted] states that the splash block would be done within 5 days. 5 days later, nothing. This is just a simple example of the lack of follow up from him.Lastly, Mr. [redacted] explains how homes that close over the winter get pushed back on the landscaping, that doesn't explain how houses that closed 30-45 days after us were landscaped before us ? I want to know how that happened and I want someone to take responsibility for it. The arrogance and belligerence that Mr. [redacted] offers is appalling. He would not represent my company.

As mentioned earlier, the storm water drainage easement was shown on the original plat recorded for this community. However, to resolve the issue, we have agreed to rebuild the drainage swale where the old one was filled, diverted, etc, over the past several years. This work is planned to be done in June when the ground is more dry - working in wet dirt  usually results in a mess for the existing yards.

We met last fall with several property owners and the City concerning the water issue. We told the owners we would do work when weather & specifically dry ground allows. It is still too wet. The specific water issue was not created by us but as the developer we told the owners we would do...

something about it. [redacted]Arlinghaus Builders LLC
