on her numerous times- she has been late on her rent at least times during her lease.
She paid us on 3/which we require but she did not pay the entire balance due - She owed
$and she paid only $this left a balance of $on the 6th she was charged
late legal and UD filings $which now brought March payment of $due.
In April rent was put on her ledger on the 1st - of $this now brings her total to $1001.50
on the 6th legal late and legal fees were charged in the amount of $191.50.
Which now brings her total of March and April rent of $1,on 4/18/she paid $1,000
which left a balance of $on 4/18/she came in and paid another $this brought
her balance to $Now May rent is due and her balance will now be $808.00.
Depending on when she called and asked about her balances she could have been given
different information than when she actually came in while we regret that she feels she was
misinformed about the balance she owed - the ledger shows the balance at all times but legal,
late fees and ud charges are not added until after the 6th of the month so if she called on the 5th
and asked her balance it could be different than when she finally gets in to payThe fact of the
matter is she owes the money and until the $is paid in full she will continue to be
charged late and legal fees and even risk has the risk of losing her home

You submitted the following items as a work order on May 5, 2016.  Our maintenance supervisor responded to these items on May 5, 2016.  During this inspection our equipment did not indicate any active moisture issues in your apartment.  Earlier this morning (May 6, 2016) we...

had a certified mold and moisture contractor inspect your apartment.   His physical inspection and equipment confirmed the findings from the previous day that there are no active moisture issues in your apartment and he also found no evidence of mold.  Mechanical closet- The light was replaced on May 5th.  The floor was inspected and is not a safety issue.  The walls had normal discoloration and some stains from previous issues and these have been treated with the appropriate sealant. I would also like to remind you that this closet is not a resident usable area and no personal items are to be stored in this closet per the state fire code. Kitchen Cabinets – There is no active water damage to your cabinets.  There is a repair to be made under the kitchen sink which has been scheduled.  The cabinets are old, if you would like we can make arrangements to have these painted at a later date to improve their appearance. Bathrooms & water pressure- The toilet fill valves were adjusted on May 5th to stop them from running continuously. The water flow was checked on May 5th at all faucets.  The water flow is normal for the low pressure equipment that we use to help maintain your water expenses at the lowest possible amount.  The smell in your bathrooms is coming from the damp/wet towels and washcloths hanging on the towel bars and shower bar and the door being closed without the vent fan being left on.  Stair rails – On May 5th the stair rails were inspected and tightened at all connections. Living Room Ceiling – The spots on your ceiling were found to be non-active bleed through stains.  These were treated with the proper sealant on May 5th. Broken light fixture – The light fixture was previously repaired as soon as the correct globe was ordered and delivered.  You stated that this was not fixed until you called in a work order.  This is correct, by calling in a work order the needed repairs are documented and gives us permission to enter your home.  Any work required in your home requires you to call in a work order. Doctor’s letter- You also stated that at move in you were required to provide a letter from your doctor confirming medical issues for someone in your home that requires air conditioning for a medical condition.  This is a requirement to insure that your air conditioning repairs are prioritized should there be other priority work requests in the system.  This is required of anyone who notifies us of this situation. Pests- Your apartment was treated prior to move in.  We also provide pest control service on a routine basis as well as a request basis.  Some pests will be more active during the different seasons and may require more than one treatment.  Unfortunately the files and mosquitos are everyday nuisance pests that are beyond anyone’s control. Security Deposit & Move in inspection We do require a deposit to be paid before we will take an apartment off of the market and hold it for anyone.  This is a standard practice within our industry nationwide.

Mr. [redacted] and Ms. [redacted] garbage disposal was repaired on  November 11,2015.  Their unit was sprayed in October and again yesterday November 12, 2015 by [redacted].

The condensation line was clogged to the HVAC system. This was corrected on 7/26/16. The unit was checked again on 7/29/16 and there were no problems. The resident stated that everything was working fine on 7/29/16.

Review: My AC unit broke on Thursday morning. I called the maintenance line and they said that they would contact a contractor. This is the 8th request I have put in for my unit and it has not been replaced. My house is 80 degrees and my leasing office is saying that they are not going to fix this until Tuesday. I called the CEO, Earl F[redacted], and he would not speak to me and hung up the phone on me (I was not being rude, he answered the phone and told me he would not talk to me).Desired Settlement: I want to break my lease without monetary penalty and a full return of the security deposit.

The condensation line was clogged to the HVAC system. This was corrected on 7/26/16. The unit was checked again on 7/29/16 and there were no problems. The resident stated that everything was working fine on 7/29/16.

Review: I had moved into this apartment town home community on 15 April 2016 with the notion that I was renting a safe apartment town home. I was wrong. I had noticed moisture/water damage on the walls and ceiling of the mechanical closet on the 2nd floor as well as a wet/mildew smell on the entire 2nd floor and now first floor with the same smell in the bathroom when you leave the bathroom door closed after so many minutes. As well as water damage on the ceiling of the first floor in several places. Also, the glass light fixture by the front door had fell onto the floor right next to my 2 year old son and broken. He could have been seriously injured. I had let apartment manager know but I did not get fixed until after I had to call in a maintenance request. Also, the apartment town home was very dusty and dirty. The floors, ceiling fans, light fixtures, chandelier, window sills were all dirty and the manager had said that they had someone to come out the day before to clean it. Clearly that was a lie. There were and still are numerous bugs to include spiders, silver fish, fruit flies, regular flies and mosquitoes that I am constantly killing everyday inside and outside my town home. They had said that someone had just come to spray but whatever products are being used are not effective. I had to purchase my own products to get some relief but it is not helping me or my kids. I had to get a doctors note for them to make sure to fix the air conditioner if it needs repairs because my children have asthma and I have breathing problems myself. We have been sick every since moving into this apartment town home and I feel that this apartment was rented to us under false pretenses. The apartment manager and owner are more concerned with filling their empty town home and making a $$ dollar off of their residents and jeopardize their health and safety versus correctly fixing the issues addressed. My children's father and seen the mechanical closet and seen the ceiling of my town home before they had decided to paint over those affected areas after I had submitted the my maintenance request on 4 May 2016 online to the via the property website. I had also told my family/coworkers and friends of the damage and showed pictures of it within the last 1-2 weeks. I had gotten a note with a copy of the work order stating that there was no water/moisture damage on the ceilings and walls. Really? That is a lie between management and maintenance. I am confused. How come the mechanical closet smelled like fresh paint and has fresh paint on the walls after I had gotten home as well as fresh paint on the ceiling in certain areas downstairs. The paint is fresh because it is a whiter and different color than previously painted in the apartment on the ceiling and in the mechanical closet. The floor boards in the mechanical closet is damaged as well as well as in other areas. Why cover up your actions versus addressing them the right way. I have been lied to as a renter and this is what they do to you as a result. Take advantage of you and your family in return making their numbers look good. If the manager will not let you see the apartment home before move in because it is not ready, that is a warning because they are trying to fix something with the apartment or cover up something. Do not give your security deposit until you have done a complete inspection of all spaces of your future home. If they really want you has a resident, then they will do what is needed to try and keep you. Rest assured, I will not be renewing my lease at the end of my 6 month term. I do not feel safe and feel like my family and I health and life have been compromised by living here.

This is the review I had posted on apartment ratings.com along with picturesDesired Settlement: Contacted by property owners about issues involved and placed in this complaint, reimbursement of my rent and deposit starting from 15 April 2016 to present. I had to pay full month's rent $970 plus $99 deposit prior to and on day of move in along with May's rent of $562.61 and terminate/end my current lease. I am not renewing and desire to stay on as a resident of that community.

Review: I spoke with [redacted] on April 11, 2014 at about 3:27pm est. which I advised her that I would be recieving a check within 3-5 business days and needed the payoff amount to 0 my balance. She then advised me that when I receive my funds to pay $1010 to payoff balance. On April 18th I hand delivered the money order for $1010 to [redacted] at the [redacted] office who confirmed my balance was paid. Because I received correspondence on my door on the 25th I contacted the office and spoke with [redacted] who then stated I had a remaining balance of $183. After stating that wasn’t valid per the 2 other individuals ([redacted] & [redacted] stated she would have [redacted] contact me but I never received a follow up call. The reason I asked for the payoff balance initially was meant to pay my account completely off. 2 weeks later im being told something totally different and I dont have any extra money. Because the agents told me false information this will now put me into a predicament where as I wont have additional funds come May 1st. So when I do pay my rent of $625 I will get additional fees because im unable to pay the additional amount that the 3rd agent provided.Desired Settlement: I am requesting that the remainder amount of $183 that the 3rd agent provided be waived. Had I known that was due when I paid, I wouldve included all that was needed to 0 my balance as requested for previously.

She paid us on 3/5 which we require but she did not pay the entire balance due - She owed

$625.00 and she paid only $400.00 this left a balance of $225.00 on the 6th she was charged

late legal and UD filings $151.50 which now brought March payment of $376.50 due.

In April rent was put on her ledger on the 1st - of $625.00 this now brings her total to $1001.50

on the 6th legal late and legal fees were charged in the amount of $191.50.

Which now brings her total of March and April rent of $1,193.00 on 4/18/2014 she paid $1,000

which left a balance of $193.00 on 4/18/2014 she came in and paid another $10.00 this brought

her balance to $183.00. Now May rent is due and her balance will now be $808.00.

Review: My satellite was wrongfully removed. I contacted the leasing office to see why, and the woman there claimed it was not allowed to be there according to my lease. I reviewed my lease and she was wrong. She purposely removed my satellite without any prior notice. When I contacted the property manager she said that she didn't know if the company would pay to cancel my contract with[redacted] . This entire situation was theit fault. The lease doesn't say I can have a satellite where mine was placed. So I called the property manager the next day to resolve the issue but I've been ignored for over 2 weeks by both the [redacted] and [redacted]. I'm willing to send a copy of the lease agreement and pictures of where my satellite used to be. There are plenty of other tenants who have theirs where mine was and they have yet to be removed OR the received notice (unlike myself ) that it is to be removed. This company Did not honor what the lease states and have been completely unprofessional and irresponsible.Desired Settlement: I would like an apology from both the [redacted] and [redacted]. They have ignored one of their tenants in order to avoid paying 400$ to cancel a contract. And I feel as though I at least deserve an apology and an explanation for that.

Review: I moved into the Riverside apartment on August 6. When we moved in, we noticed that there was Cockroaches. We have complained to them about the problem and still nothing have been done about it. They have gotten a lot worse and is now everywhere in our home. We also have a broken garbage disposal that we have complained to them about, that still need to be fix.Desired Settlement: I would like the Cockroaches removed and the Garbage disposal fixed.
