On 7/19, [redacted] started an application with Arvada StationShe entered the information in for the other two applicants, [redacted] and [redacted] as well, as they were clearly very serious about leasing at Arvada StationFrom what we understand, [redacted] went on a backpacking trip around 7/ and did not have access to email or phone serviceHer mother, [redacted] began to contact Arvada Station because she said that she was worried her daughter would lose the apartment, as [redacted] had not paid any money to reserve the apartmentAt no time, was Arvada Station aware they were looking at another apartment community or that [redacted] was not planning on leasing with Arvada StationAs a gesture of customer service, we worked with [redacted] to get the apartment reserved for [redacted] so she wouldn't risk the apartment home being rented to someone else [redacted] called the office first, as we did not have her number saved in Pop Card, ###-###-####The fees were a $administrative fee and a $application fee to reserve the apartment homeWe were incredibly sorry for the miscommunication and that any stress was causedDue to fair housing laws, once an apartment home is reserved and pulled off of the market, we are not able to return any of the administrative fees or application fees at any timeA $deposit should have also been collected and non-refundable as well after hours, however, we feel like it is reasonable to waive the deposit being collected under fair housing laws because it had not yet been collected and [redacted] did reach out to cancel her application fairly quickly after the hours

and did not have access to email or phone service. Her mother, [redacted] began to contact Arvada Station because she said that she was worried her daughter would lose the apartment, as [redacted] had not paid any money to reserve the apartment. At no time, was Arvada Station aware they were looking at another apartment community or that [redacted] was not planning on leasing with Arvada Station. As a gesture of customer service, we worked with [redacted] to get the apartment reserved for [redacted] so she wouldn't risk the apartment home being rented to someone else. [redacted] called the office first, as we did not have her number saved in Pop Card, ###-###-####. The fees were a $150 administrative fee and a $50 application fee to reserve the apartment home. We were incredibly sorry for the miscommunication and that any stress was caused. Due to fair housing laws, once an apartment home is reserved and pulled off of the market, we are not able to return any of the administrative fees or application fees at any time. A $300 deposit should have also been collected and non-refundable as well after 72 hours, however, we feel like it is reasonable to waive the deposit being collected under fair housing laws because it had not yet been collected and [redacted] did reach out to cancel her application fairly quickly after the 72 hours.
