Gray hawk refuses to fix issues at my home which is still under warranty and never fully disclosed all the issues with the home before we purchased it
I moved into my new home on 9/2019 with the builder Grayhawk and ***. The house was originally built around end of 2018 to beginning of 2019. I have contact Grayhawk directly to come fix my yard and it needs to be re graded because when it rains excessively like it has been for the last month or so we have standing water all in our backyard and right up on the house. They are refusing to fix it because under the warranty it is after normal rainfall and after 48 hours if there is standing water like 10 feet from the house then they will fix it. I told them yes under perfect 48 hour conditions it is gone. But sometimes it wasn't and I took pics and showed them. We have a part of our property that had erosion in the ground and put into our contract they need to fix that. Which they did but now 4-5 months later it is forming back again. Our neighbors don't have any of these issues that we have. Now I contacted them today about our septic tank and how we can flush the toilets.

Desired Outcome

I want them to fix all the issues we have like they are required to do under their warranty that came with the house.

In response to the inquiry dated March 6, 2020, concerning information provided to you by Mr.. Better Business Complaint case #***. After careful consideration, Grayhawk Homes has determined there is no warrantable obligation in this matter:
Per Grayhawk Homes Limited Warranty Agreement as outlined in the Quality Builder's Warranty manual (QBW):
1. Poor lot drainage.
a. Standard. After normal rainfall, water should not stand in yard within 10 feet of dwelling for more than 48 hours. These standards will vary upward due to frost, snow or saturation.

b. Repair Responsibility. The Builder is responsible for establishing the proper grades and swales; after that, the purchaser is responsible for maintaining them.
In his complaint, Mr. acknowledged that he has experienced heavy rainfall over the past several weeks. Our warranty department has been monitoring the perceived problem, and even with excessive rain, we have not observed standing water in Mr. yard for a period longer than 48 hours. Grayhawk Homes has determined there is no warrantable obligation concerning this complaint.

2. Ground Settlement.
a. Standard. Ground settlement should not disrupt water drainage away from the structure although some settlement may occur.

b. Repair Responsibility: If the final grading was performed by the builder, the builder will replace and fill in excessively settled areas once.
In his complaint, Mr. acknowledged that Grayhawk Homes filled in the area of concern. It is the homeowner's responsibility in maintaining thereafter. We have determined there is no warrantable obligation concerning this complaint.

As a reminder, in connection with the purchase of the home, Mr. received a 10-year Limited Warranty Agreement issued by Quality Builders Warranty Corporation (QBW). Since QBW has determined Grayhawk Homes has no warrantable obligation in this matter, Mr. next step would be to request arbitration. Should Mr. elect arbitration under the terms of the Limited Warranty Agreement, he will need to notify QBW in writing or email at:

We will be going forward with arbitration and will be consulting with my attorney because Grayhawk does not want stand by their subpar work and take responsibility for it.

We bought a house from Grayhawk in oct 2018. after moving in we noticed that sewage water isn't pumped into the leech field but in the backyard
Numerous emails, phone calls and on the warranty form we claimed this issue. We always have to check with them on the status. Nobody reaches out to us on the progress. Appointments for solving the issue keep getting cancelled to find another, cheaper way to fix it. It gotten worse over the course of time in our backyard. And nobody wants to really be held accountable to fix this issue.

We want this issue solved within the next couple weeks without any further delays!!

In response to the inquiry dated January 31, 2020 concerning the information provided to the Revdex.com (Revdex.com) by Mrs.. Grayhawk strives to make warranty repairs as quickly and conveniently to the homeowner as possible. In this case, however, determining the scope of the problem, developing a repair plan, and heavy rain has caused delay. In reviewing the email communication with the homeowner we acknowledge the homeowner was not answered in a timely manner and we certainly understand their frustration. We are reviewing our policy in this matter, and apologize for the inconvenience this caused. Going forward, Mr. & Mrs. can expect more timely responses.
We believe a resolution is underway. We are working with our subcontractor to schedule the repair, and we'll be in touch with the ***s as soon as we have available dates. We ask for continued patience as we work to repair the drainage problem as these issues sometimes require multiple attempts for a resolution. After the repair is made we will monitor over several rain events to ensure the corrective action taken has resolved the issue.

Grayhawk continuously builds new homes, however, the homes lack good quality. Especially with plumbing. Our home was built in 2012. During the first month, there was a water leak that was found in the living room ceiling. Keep in mind we've lived here since it was built. Grayhawk fixed the leak because "it was under warranty." In 2017 we experience 1 leak which was under the foundation. After filing an insurance claim and getting that fixed, there were no leaks in 2018. In 2019, we've experienced 6 leaks in difference areas.--another under the foundation, two in the garage, one on the bedroom wall, and 2 in the bedroom ceiling. These leaks were on both the hot and cold side. Plumbing professionals showed us the difference in the pipes and discovered the pipe had been sitting outside before installation, which allowed it to become discolored and weakened until it would later develop holes. Pex has also settled a claim for its users. When you call Grayhawk Homes, they hide and protect Mr. by saying, "He's not here" or "He's at an appointment." If you mention the issue to the representative who answers the phone, she says "I will transfer you to our warranty department." After being transferred, they provide you with a website where you can file your claim. If you are out of warranty you can forget it. They will NOT take ownership for their product no matter how bad or how much they are at fault. Again, they use their warranty as a defense. After leaving a message with Mr., he called us back and promised to help us resolve the issue. He also put us in touch with his Manager, Mr., and Mr. also promised to take care of us "since we were Grayhawk customers." Last week, they sent a plumber out to take a look at the damage from the 7 leaks we experienced, which made us think they were really going to help us resolve it. Today, we received a letter in the mail stating we are out of warranty (which Mr. and Mr. already knew), and it was not their responsibility. So, basically we were led on to believing they would resolve it but they covered it up with a letter instead of contacting us personally. Today, we woke up to another leak in the ceiling, but after receiving the letter, we now know that Grayhawk will not take ownership or help us resolve it. A business that fails to go above and beyond to serve its customers, shows dishonesty, and provides poor quality construction will not last. Here's an example,*** built some homes that were not of good quality, however, the owner made sure that those homes were fixed and built correctly after receiving complaints. This is an example of quality service and great customer support. Again, quantity does not always mean quality. Grayhawk Homes is building many, many homes in many different areas, but for lack of better word, the quality ***! *** The lack of quality that Grayhawk Homes provides is the reason other areas close to us refuses to sell them land. No one wants low-quality homes built on their land. It only brings the value down. And let's not take about the type of people who are moving into theses homes. It might as well be two-story public housing.

We are seeking re-plumbing of the entire home with quality and dependable materials to prevent further leaks, and Revdex.com is not the only place we will voice our opinion when it comes to this matter.

Grayhawk does not deserve an A+ rating. Their customers do not matter after the closing.

We have discussed this issue with Mr. and explained to him that the plumbing issues they are having in their home are 6 years beyond the warranty on their home. The Tarvers purchased the home in 2012 and are in their eighth year of ownership.
Grayhawk Homes Inc. remains ready, willing and able to repair any legitimate warranty item and we stand behind the homes we have built.

Builder Grayhawk Homes, subcontractor ***, and the ***'s Warranty refuse to cover a 2-year warranty covered defect pertaining to ductwork.

We are seeking $3,095.95 which was the Cost to Bring the Faulty Ductwork up to Code as per the attached documents.

This is the forth complaint made by Mr. to the Revdex.com (Revdex.com) concerning various issues he perceives as warrantable obligations. In all previous circumstances, Grayhawk Homes had no obligation to physically make corrections.
With this current complaint, Grayhawk Homes has determined the issue with the HVAC and ductwork does not meet the warranty standard as outlined in the *** Warranty (***) handbook. This house is over two years old and apparently the HVAC and related duct work system has operated well during that period. *** is administering the dispute between Mr. and Grayhawk Homes, and Mr. has been advised that if he disagrees with the assessment his next step under the complaint and claims process is to proceed to arbitration.
Grayhawk Homes is now of the opinion that repeated assertions that Grayhawk Homes has not honored its obligations, and personal attacks made in past complaints, are just a form of harassment. We ask the Revdex.com to recognize this fact and identify Mr. as a repeated complainer for harassment purposes.
We request that you close the file in this matter as the decision to proceed to arbitration lies with Mr..

I do not accept the business's response as the warranty standard that is applicable falls under, "The Second Year - The builder warrants the home against specified defects in the wiring, piping and ductwork, as well as any major structural defects as deemed in the warranty". This can be found on Page 14 of the *** Warranty (***) under "WARRANTY STANDARDS AND COVERAGE FOR YEARS ONE AND TWO ONLY". We closed on our home on October 20, 2017 and had notified our builder, Shawn V of the faulty ductwork on Monday, October 7th, 2019 (screenshot of notification was provided in the initial complaint); therefore, we were within the two year coverage timeframe. We were harassed by our builder on October 8th, 2019 and he advised us in writing via text message (screenshot of his message was also included in the initial complaint) to go through the *** for coverage. The *** sent a denial e-mail on Wednesday, October 16th, 2019 at 7:24a.m. without even receiving the correspondence we had mailed the day prior as indicated in their formal complaint process and they failed to send out an inspector as also indicated in their formal complaint process. According to The United States Post Office, The *** received the written correspondence that they had requested on Friday, October 18th, 2019 (2 days after sending the denial). Just like the numerous Revdex.com Complaints filed against the ***, they threatened us and told us to pay an exorbitant fee for the arbitration process. I immediately contacted our attorney's who advised that we are not obligated to pay this fee as The *** denied the written complaint that they had requested from us two days before ever receiving the complaint and requested correspondence and documentation via registered mail as they require in their Limited Warranty Agreement and also failed to cover a 2-year Warrantable Defect that is outlined in their Limited Warranty Agreement. Just like numerous other home buyers, we have filed complaints against Grayhawk Homes as they provide a defective product and do not honor their warranty. We request that the Revdex.com keep this complaint open until our attorney's have the opportunity to review and contact Grayhawk Homes, the ***, and *** directly for resolution. I suggest that Grayhawk Homes review the numerous complaints filed against them and the staggering negative reviews online and comply with their warranty agreement or they will continue to find themselves in this predicament.

Our position has not changed. Since Mr. does not agree with the determination made by *** Warranty (***), his next step is to proceed to arbitration. Grayhawk Homes Limited Warranty provides a very specific complaint resolution mechanism which Mr. agreed to utilize. Grayhawk Homes will not deviate from this procedure.

Grayhawk Homes and The *** Warranty have already deviated from their, "very specific complaint resolution procedure" when our builder directed us to follow this protocol then harrassed us the next day and the determination made by *** Warranty (***) was sent out before they had ever received the written correspondence they request be sent via registered mail with a return receipt. I suggest Grayhawk Homes abide by and follow their, "very specific complaint resolution mechanism" and cover the logitiment warranty items that are outlined in their Limited Warranty which they had pushed and agreed to adhere to when we had purchased our home. We have kept extensive records of all correspondence pertaining to this matter in addition to all correspondence pertaining to our diseased landscaping in which Grayhawk Homes said was not covered because they cannot control how a homeowner maintains their yard when we provided documentation that our builder had cared for the yard prior to it going dormant. When this was brought to their attention, they had severely reprimanded our builder so the company didn't have to take accountability for our builder's actions which is also all documented in writing. We will contact our legal counsel for the next steps pertaining to these many indiscretions. Thank you to the Revdex.com for facilitating our legitimate complaints and publishing them so hopefully other home buyers will not be taken advantage of like they have taken advantage of so many other people including ourselves.

As stated previously, the Limited Warranty Agreement Mr. received in connection with the purchase of his home contains a very specific complaint and claims procedure, which includes arbitration. If Mr. disagrees with our assessment, he should proceed with arbitration under the Limited Warranty Agreement. As stated previously and numerous times, both GrayHawk Homes and The *** Warranty have failed to honor covered warrantable items as stated in their Limited Warranty and have failed to follow their own protocol as stated in their Limited Warranty. Both companies either need to cover the costs of the warranty coverage pertaining to the ductwork which is covered for two years or allow for the Revdex.com to facilitate the arbitration seeing that both GrayHawk Home's and The *** Warranty deviated from their stated protocol and engaged in corrupt business practices.

Quality work, solid ethics, and all around enjoyable to work with.

My husband and I purchased a new construction home on 10/25/2018 from Greyhawk homes, Inc. we were really happy to have my dream house but one day after we found out that there was a problem with one of the window of our house, it turned into a nightmare.
June 13. 2019, I was cleaning around the window in dinning room, I saw some unknown dried water marks on bottom of window frame. I tracked water marks and flipped over the blinds, looked at the top of the window, There was cracks and have gaps between window frame and wall. I kind of figured out there was something wrong.
I called and e-mailed to Ms. J, warranty coordinator, notified issues that we have.
She sent Mr. B to repair on June 19 .2019, He applied silicone sealant between the veneers bricks around the window on the outside wall. Two days later, it rained and water leaked again. I called Mr. B back right next day, notified him that the way he did it wasn't working at all. He informed me that the issue will brought to the attention of the superintendent and will fixed. We waited for two weeks since then, But no one contact us from the Warranty Department.
On July 10, 2019. we sent a Certified Mail with home inspection report, pictures and videos which were taken on a rainy day, to Greyhawk Home, Inc. regarding these matters:
-Water leakage on top of the window in dining room anytime it rains.
-Water leakage around electrical outlet below the window caused by the flow of rainwater inside the exterior/interior wall.
-Water stains on the wall and floors due to main leak from window.
On July 12,2019 I got a call from Mr.D*** (He introduced himself as a construction manager of G.H Homes)said that he will come out and inspect the window.
July 15, 2019, he came to my house inspected the window and he said he would call me when he set up a schedule to fix it. He didn't tell me exactly what was wrong, but told me not to worry about it he would take care of it.
on July 22 ,2019 Mr. D sent guys to fix the window. They removed the stones on the exterior wall near the window, have installed window flashing(window flashing wasn't installed at all when they built the house.) and put some waterproof tape around on existing window.
Nevertheless, our nightmare is not over yet. The problem is still in effect. We are still dealing with water leak when it rains.
I have contacted Mr. D on Aug.6 2019 and told him that we still have same issue. He referred me to contact to office and I submitted warranty repair request but NO response yet until today.

Desired Outcome

The water leakage problem caused due to the home's poor construction, Greyhawk should have responsible for this and fix it properly. Our house has two months left in home warranty. We hope to resolve these problems as soon as possible with a final and permanent solution before the warranty period is over.

Any defect subject to the terms and conditions of Grayhawk Homes, Inc. Limited Warranty Agreement occurs and fails to meet the warranty standards, within the warranty period; Grayhawk Homes will repair or replace such item. Mr. In is within the one year warranty period, and therefore, the issue will be addressed under the warranty agreement.

Unfortunately, determining the origin of a leak can be difficult. Often a process of elimination is employed to rule out possible causes, and corrective action can sometimes require multiple attempts. In this case, we believe the origin of the leak has been discovered. We are working with our subcontractor to schedule the repair, and we'll be in touch with Mr. In as soon as we have available dates.

Grayhawk strives to make warranty repairs as quickly and conveniently to the homeowner as possible. We understand frustration with multiple appointments, but sometimes they are necessary. We ask for Mr. 's understanding and patience as we work to resolve the issue.

In response to the inquiry dated August 19, 2019 concerning the information provided to the Revdex.com (Revdex.com) by Mr.

In order to prevent soil erosion, a silt fence was installed on the vacant lot next to Mr. As a result, rain water is routed along the fence line causing a concentration of water to pass through Mr.s lot as it drains toward a nearby creek, and as it drains, it has washed away landscape material. We are confident the silt fence is functioning as intended and the problem Mr.is experiencing is during heavy rain only. This drainage is not threatening the foundation of his home or any other structure, nor is there an issue with standing water.

All build sites are inspected and approved by local building authorities to ensure proper drainage. The entire neighborhood shares an overall drainage plan resulting in properties draining from one to another during heavy rain.

To address this issue we have created drainage holes in the silt fence in order to allow for multiple drainage points which should alleviate the large concentration of water during heavy rain. We believe this will resolve the issue, and an amicable resolution is underway. We will continue to monitor.

I was also told by the superintendent of the property next to me that they would replace the pine l straw that was washed away due to the issue and it has yet to be replaced.

Grayhawk Homes of SC did a fantastic job managing the construction of our house. *** was our project manager and he did everything he could to make sure we were kept up to date. After closing we needed to have a subcontractor make some corrections and *** came back to manage that so my wife could take my son to an after school event. Great service before and after the sale from ***, ***, and ***.

Warranty guys visited our home to do 30 inspection. They are refusing to fix items with the homeowner present after they filed a false police report.
My husband and I got an assignment to *** as Federal Civil Service back in March 2018. We both are Army disabled veterans. We were so excited about this move and being closer to family in South Carolina that we decided buy our first home. My husband met with our realtor to officially select our lot and pay our earnest money/lot hold down on 17 March 2018 after we both came down prior in late February 2018. Fast forward, we officially moved down in April 2018 from ***, *** We drove by the house that weekend we got here and they still have not got started on the home. Once a week, we were in contact with our realtor in reference to our home. We even voiced concerns on 12 May 2018 about trees that are still currently in the back of our home that look as if they are going to fall but we got push back from Grayhawk as well, no big deal something we will handle. Grayhawk nor did our realtor never reached out to us about updates or changes of the schedule, we always had to bug and ask them (emails and text messages attached). Our original date to close on our homes was 10 July 2018, which is the day that Grawhawk agreed to accept the contract due to the delivery of our baby schedule for *** 2018. We told them specifically that if they could not do that date, we would back out but they insured us they would try their best. There were some days that weather was not the best however my husband and I would still check to make sure that we were on track for closing and they always said yes. We were living in an apartment at this time and after checking with Grayhawk numerous of times to make sure closing was on track, we put in our notice to be out on the 13 which would give my husband time to move before the arrival of our baby. A couple of weeks before closing, we went to sit down with our realtor to again check the date of closing and make sure that it was on track. It was on a Saturday so he sent an email and told us he would follow up once he heard something back. Grayhawk informed him that there were truss issues and the closing date would have to be pushed to *** 2018. We asked our realtor if they were going to contact and let us know once they knew but they could not answer that question. The only thing they would say is that it could be pushed 45 days if needed per the contract which was understood but that is not an excuse not notify us. We went to the apartment complex to see if we could get an extension to stay but the apartment had been pre-leased. We went back to Grawhawk and told them that we would pretty much be homeless after I had the baby but they said there was nothing they could do. We then negotiated to see if they could at least do *** 2018 and they came back and accepted. I had a scheduled c-section 14 July 2018 and did not get released to the 17 July 2018 in the afternoon. Because I could not make the first initial walk through and my husband was by himself, I asked a coworker to attend. The point of requesting the 10th to close was part of me still recovering from surgery and not being forced to bring our newborn out. Upon arriving, Mr. *** the warranty supervisor was present and ready to get started. My husband let him know that he had another person coming since his wife is in the hospital. He proceeded to tell my husband that they were not allow. My husband let him know that he could not tell him who to have present. He told my husband that he didn't have all day. Mr. rushed my husband through the entire process but insure that the things pointed out would be taken care of. Our cubby was not even present in the home at the time. *** 2018, we were going to meet at the lawyer's office to close on our home but my husband wanted to stop by and see the house first. We called the realtor over because things that my husband point out to have fixed, were not. It was as if they just pulled the blue tape off and not fixed it. Cubby was finally in place but not painted, floo

floor had scratches, keypad on door was crooked and there were many other things. Again, blue tape still present. The guy working in the house again insured us that it would be fixed by the time we left closing. We sat down to close and everyone was present accept for*** (owner of *** and Grayhawk builder's wife) who was running late. As we went through closing*** walked in to let us know that she stopped by our house to insure that things were being taken care of. She let us know that they wanted to do something for us for the inconveniences (which they fulfilled) and that if there was anything else, her and her husband would insure that it is taken care of. After moving in the supervisor of our neighborhood came by on many occasions to see if there was anything we needed or if anything need to be done. The fixed the gapping in the countertop in a bathroom downstairs, sent a guy to fix the door keypad and to fix our windows. We pointed out other things like the grout having holes in it, crooked outlets, paint not blending but he told us to put it down on the warranty sheet and they would address then. We got the warranty sheet filled out and sent back in and Ms. *** sat up a date for 19 Sept 2018. That morning my husband left at 745 to take our son to school and he came back with the warranty supervisor and another guy present. He came upstairs to let me know that they were here but I told him to allow me to finish getting the baby settled and I would be right down. Both guys walked in and my husband began to mention some of the items of our list. Mr. proceeded to say that these items are not warranted and Grayhawk is not going to fix them. My husband explain to him that the guy who was in charge of the builds in the neighborhood instructed us to put anything we found down as well as Mrs. said the same but his exact words were "I don't care what was said, we are not fixing it". The other guy present did not speak or say one word. My husband did use profanity but he never threated to harm neither one of them. He told Mr. that their company was "full of ***" and they always are trying to get over on us. Mr. said that if my husband use another curse word that he would not do anything and leave. My husband told him go right ahead, that he did not care. Mr. and the other party walked out of my door slamming it and my husband, upstairs at this point, we down the stairs and out the door as well. He told him that he was being very disrespectful and that they had a job to do and needed to get it done. He let them know that he was only doing what the guy who supervises the builds in our neighborhood and Mrs. told us to get. He continued to walk and my husband said that that was real *** of the company to take our money and not care after the fact that we moved in. Again I can hear everything that is going on while I am looking out the window above my garage. Both guys pulled off. We have not heard anything from Grayhawk until today, 1 Oct 2018, by getting a certified letter in the mail stating that they would void our warranty in the next ten days if my husband is present at our home (that he also owns) and a police report was filed against him falsely accusing him of threating them. Because this is both our home and he handles things as this nature I don't think this is fair nor can they tell the owner of the home he is not allowed to address his concerns. Today I went to meet with Mrs. and I expressed these concerns with her. She told me that he does not have to leave but he cannot be there which is the same thing. I let her know that I would be taking this higher with complaints as well as filing a report myself for falsely filing a report against my husband. I think it is very sad on how builder take advantage of veterans and first time home buyers. I also have never seen where a company just takes their employees side before an attempt

Dear Dispute Resolution Team:

In response to the inquiry dated October 3, 2018, concerning the information provided to you by Mrs.. Mr. & Mrs. purchased a home from Grayhawk Homes, Inc., ("Grayhawk"), in July 2018. Grayhawk remains ready, willing and able to make all legitimate warranty repairs at the *** residence.

On September 19, 2018, during a warranty visit, Mr. became abrasive and threatened physical harm to our employees. As a result, the employees left and the incident was reported to the police. Grayhawk has no intention of visiting the property again until the homeowners provide adequate assurances for the safety of our employees and trades.

A letter was sent to the homeowners, dated September 27, 2018, requesting such assurances. A copy of the letter is attached. The homeowners have not agreed to the terms set forth in the letter, which we think are more than reasonable.

In connection with the purchase of the home, Mr. & Mrs. received a 10-year Limited Warranty Agreement issued by*** Corporation *** If the homeowners disagree with our position, they can contact *** since the warranty provided has a very specific complaint resolution mechanism which the homeowners agreed to utilize.

Base on the above, we request that you close your file since Grayhawk is willing to conduct warranty repairs, but not until the safety of our employees and trades are assured.

I do not agree with the above terms. Although I do agree with a company having the right to service whom they please, I do not think it is right to attack someone's character by lying on them because they are upset that a customer expressed that they are a crappy company. This is definitely what I describe as defamation of character. Sad thing is, God forbid, if something were to happen to me today they would have no choice to deal with my husband whether police are present are not. At this point, I would rather not deal with them because I believe that they do not do a good job and they have proven to be liars.

I am experiencing high levels of sediment and water in my yard from new construction lots ruining my grass. It wasnt corrected and am told it won't be
The home was purchased May 11, 2018 with which had dead grass from lack of watering prior to purchase as confirmed by neighbor. The grading of the back yard made for clay and mud rivers to flow in my backyard, leaving sediment and hard clay over grass, causing it to die. After getting it fixed 3 weeks ago, we had a hard rain and the flooding and sediment is back and now worse and spread out . I am told "nothing can be done" and "that's your fault for having this lot" upon consultation with 2 private landscapers, they both say it can be fixed easily with a drain, but this builder says it's not in the budget to repair

Desired Outcome

I would like new, *** sod which is put down and rolled correctly without large gaps like the current sod they just laid down and a French drain to prevent water from flooding and creating sediment and overflowing standing water >12 hours. It

In response to the inquiry dated September 28, 2018, concerning the information provided to you by Mr.. The final grade around all *** Residential Homes are inspected and approved by local building authorities to ensure proper drainage. The entire neighborhood shares an overall drainage plan resulting in properties draining from one to another. This area experienced approximately four inches of rain over a two day period. Mr. lot sits at the bottom of a hill, so during heavy rain, it should be expected that water will travel from one property to another as they are designed. The first set of attached pictures taken at Mr. home on 9/27/2018 during rainfall. The pictures clearly show water draining per the drainage plan. The second attachment is pictures taken on 9/28/18 shortly after rainfall. The pictures show the yard to be sufficiently dry and free of silt. Occasionally, *** will install French-drains to ensure that surface water drains from a yard adequately. Mr. request for a French-drain was denied because it was determined his yard drains properly. Additionally, Mr. request for new sod has been denied because, as the pictures show, the yard is thriving and new sod is not necessary.

In connection with the purchase of the home, Mr. received a 10-year Limited Warranty Agreement issued by*** Corporation *** The warranty provided has a very specific and mandatory complaint resolution mechanism which the homeowner agreed to utilize. If it is determined by *** that *** Residential has a warrantable obligation in this matter, *** is bound by the limited warranty agreement to make corrections or repairs. *** Residential urges Mr. to utilize the complaint and claim procedure. Instructions can be found on page 15 of the*** manual that was provided to him at closing.

I feel like this does not solve the issue. Not only in the back of the yard, but also in the side is significant flooding. I did not have enough characters to even discuss the side yard in the initial post. It is not normal for there to be built up water after the neighbor runs his sprinklers for 10 minutes and it floods my lawn due to poor grading. I've attempted to have the city come look at it, and they state it is a civil matter. The wetness due to the grading has limited the ability of the new sod laid to take root, and is therefore dying due to too much water. The irony is that it has rained 2 days in the past month! I would like for this to be addressed. I do not feel it is right or ethical to have a builder not stand by their work. If there is a problem, fix it. I would like the side and back yard to be addressed for retaining too much water and not allowing the new sod to be rooted correctly. This is an issue with ground freezing potentially coming that will ruin my grass all the way until Spring. Not only that, but where the sprinkler subcontractors came in they tore the grass up! How can we get this addressed?

here are date and time stamped photos after a rain from 2 separate occasions showing not only excessive flooding which will not allow new sod growth, but also significant sediment deposition still into my yard which can only be coming from the Grayhawk Construction sites above my lot as I am at the bottom of the hill. Please note the clear water "low spot" in my yard due to poor grading which is flooded with clear water, and the runoff which is clay displayed in one of the photos.
Also, upon looking at the photos uploaded by Grayhawk because I could not open them on my phone, the photo of the "dry lot" is actually my neighbors back yard at ***. My yard is only featured in my photo with the watch..... two completely different homes.

In response to Mr. rebuttal dated 10/11/2018 the two pictures that were submitted to the Revdex.com were taken by the superintendent on 9/28/2018. Both pictures were taken while standing in Mr. back yard *** The first picture, with multiple houses, shows the orientation and position with the neighbor's houses. The second picture shows no standing water approximately 24 hours after receiving significant rainfall.

The newest set of pictures uploaded by Mr. was taken on 10/10/2018 during the rain-event we experienced from Hurricane Michael. Mr. should expect water to pass *** his yard during rainfall, per the drainage plan. The warranty standard is: after normal rainfall, water should not stand in yard within ten (10) feet of the dwelling for more than 48 hours.
As for the issue with the side yard and sprinkler system, we have no record of these concerns, but we are happy to address them if the condition exceeds warranty standards. Mr. can contact our warranty department at *** and *** will review the issue.

As a reminder, in connection with the purchase of the home, Mr. received a 10-year Limited Warranty Agreement issued by *** Corporation ***. *** Residential has determined the lot drainage is within the warranty standards as established in our limited warranty agreement. If Mr. disagrees with our position he should contact *** since the warranty provided has a very specific and mandatory complaint resolution mechanism which he agreed to utilize. GrayHawk Homes and LC. Landscaping and Maintenance Inc. refuse to replace the diseased/defective sod that was improperly laid at our brand new home.
The diseased/damaged sod was laid during the middle of October 2017 and we closed on our home on 10/20/2017. As I have mentioned to the builder (*** - XXX-XXX-XXXX) on numerous occasions, we have reached out to six top lawn care service providers (Best Lawn, Inc., Top Turf, Unlimited Lawn Care, Lawn Doctor, Tru Green, and Kelly Landscaping). No company will touch our yard as the sod has not adhered, is dormant, is not green, and most companies feel it is diseased/defective. An additional landscaper who came highly recommended (Superscapes) says the sod is also diseased and defective, not adhering properly, should not have been installed in October, has several bare spots with rocks, was not laid properly, and needs to be replaced. All findings from the top lawn companies that I received stated that the sod is diseased with Nutsedge, Poa Annua, Dandelion, Pigweed, Plantain, and Dallisgrass just to name a few. We have been contacted by the HOA about the lawn, had to replace several of the shrubs and bushes and a tree from the same landscaper who laid the sod that have all died on our own dime. We have also had to replace all of the pine straw with mulch to be consistent with the other homes in the community and have spent $600 on replacement sod. I have receipts, lawn analyses, and pictures for reference. I was informed by the builder that this in a new landscaper and has had numerous problems. The neighboring houses also have dead plants and slightly damaged sod as well. I reached out to LC. Landscaping and they advised that they are located two hours away in McDonough, Georgia and agreed that the sod that was laid was diseased but refuse to do anything about the situation. I have a text messaging advising that *** would come out and look and the lawn last week so I took off work and he never should up and now they will not respond to my numerous voicemails and text messages. I again reached out to my builder who blindsided my with a conference call with who he claimed was the CEO of his company (*** - XXX-XXX-XXXX and the onsite realtor *** - XXX-XXX-XXXX). We went around in circles for almost an hour and I informed *** that he was by far the most unprofessional, unethical, pompous CEO that I have every come across in my background working with Multinational Fortune 500 Corporations. At that time he advised me that he is merely a manager and had falsely misrepresented himself. I asked him to speak with the owner of his company (*** - XXX-XXX-XXXX) and he blatantly told me that won't happen. We have had nothing but problems with GrayHawk homes and are still dealing with items that were not resolved during close and items from our 30-Day Warranty Checklist almost six months after these items were reported to the builder. I have never come across such unprofessional and corrupt business practices in my lifetime.

Desired Outcome

We would like all of the diseased/damaged sod on the property replaced as soon as possible.

In reply to your inquiry dated 4/24/2018, concerning the information provided to you by Mr.. Grayhawk Homes Inc. remains willing and able to repair any legitimate warranty items as outlined in Grayhawk Homes Limited Warranty Agreement.

1. 30-day Warrantable Repairs: All warrantable repairs have been completed with the exception of the window screens. We've had some difficulty in getting the correct size from the manufacturer, but the issue has been resolved, and we expect to receive the screens in approximately two weeks. We will be in contact with Mr. and Mr. to schedule the installation as soon as the shipment has been received.

Attachment #1 - 30-Day Warranty Checklist:

2. Dead Sod: Because we cannot control how homeowners maintain and care for their landscaping after closing, landscaping materials are excluded from Grayhawk Home's Limited Warranty. Mr. and Mr. accepted the condition of all plant materials during the New Home Orientation (NHO) prior to closing.

Attachment 2 - NHO checklist: Mr. and Mr. initialed the line that states: Landscaping completed, purchaser must continue to water and fertilize to fully develop the yard. There is no warranty on landscaping.

Attachment 3: Quality Builder's Warranty (QBW) Manual, page 2, section III.E Exclusions: Losses or damages to or resulting from defects in improvements which are not part of the house, defects in outbuildings, such as detached garages and carports, swimming pools, detached recreational buildings and facilities, defects in driveways, walkways, streets, streetcreep, patios, decks, boundary and retaining walls, bulkheads, fences and landscaping of all types, including damage to trees, etc. during the course of construction, French drains, sink holes and dry rot.

Attachment 4 - Pictures taken on 10/25/2017: shows the yard was still fairly green but moving into dormancy which is to be expected during this time of year.

In connection with the purchase of the home, Mr. and Mr. received a 10-year Limited Warranty Agreement issued by Quality Builders Warranty Corporation (QBW). The warranty provided has a very specific complaint resolution mechanism which the homeowner agreed to utilize. If it is determined by QBW that Grayhawk Homes has a warrantable obligation in this matter, Grayhawk Homes is bound by the limited warranty agreement to make such corrections or repairs. We urge Mr. and Mr. to utilize the complaint and claim procedure. Instructions can be found on page 15 of the QBW manual that was provided to them at closing.

Greyhawk installed a dormant warm season grass in the winter that was diseased. This is a no brainer, greyhawk should replace the yard and the landscaper can go back to the sod farm and work it out with them. The buyer should not have to call or coordinate with the landscaper, this is greyhawk's responsibility and it should be handled in a timely manner before the HOA fines the buyer.

Many issues not to construction standard and warranty department dragging feet
Purchased my home April 2017 and still dealing with shoddy craftsmanship. Spoke with the owner and he claimed my standards were too high and that he was not to blame it was the contractors fault. I have tried to get resolve to no avail. The felt on the roof does not extend to the flashing and still have issues with finishing work. I would not suggest purchasing a Grayhawk home and have actually spoke with others,that have come to look at their homes, that they should do research and have had quite a few look at my home. One mentioned that if you suffer from OCD you could not live in my home as most angles in the home are not 90 degrees. I received praises from them for saving them the pain of dealing with what I have dealt with since April and they looked elsewhere. If only they had quality control. They are unable to build in Opelika and Auburn for a reason. ***, if you are reading this do the right thing and fix the faults in my home that carries the Grayhawk name, I deserve that. You know it's bad when your own wife say in at closing and claimed her embarrassment for the state of the home.
December *** started working on things that *** told me were below construction standard. *** does great work, however he didn't finish as *** had him going elsewhere on other jobs. On Thursday, January 25th, ***, ***, and another gentleman came in and started working on my home again, mind you I purchased the home in April 2017. They were only here less than half the day. *** was working on painting and after it dried is when I noticed it wasn't a good match. The shower under the lip is still unfinished, cracks in the grout, uneven doors, my stairs are separating from the wall and have fallen almost 1/4 of an inch, missing 2feet of felt on the roof, and the painting and sanding that should have been done to "construction standard" is still unfinished. What a headache trying to get anything done from this company.

To get my home to the same standard ***'s home was in when *** moved into his home.

I am writing in reply to your inquiry dated February 7, 2018, concerning the information provided to you by Mr.. Mr. purchased a home from Grayhawk Homes, Inc., in April 2017. Homeowners are directed to submit their 30-day and 11-month warranty requests to our office. In this case, Mr. skipped the 30-day submission to the Grayhawk office. Once a proper warranty form was received at Grayhawk it came to our attention that Mr. had been working directly with a Grayhawk employee on a number of details (many items not being warranty related and outside of management knowledge), and had become agitated with that employee. Eventually, telling this employee to "not come back". Thus setting up the situation for a number of cosmetic items to be "unfinished".
In starting to work on Mr. 11-month warranty request, Grayhawk learned that Mr. has moved to California and is attempting to receive additional cosmetic fix-up assistance when the property is now a rental property.
During the course of two telephone conversations; Mr. was verbally abusive to a Grayhawk employee who was not connected to Mr. warranty repairs, and then in a discussion with our warranty department, became increasingly agitated, ending in a phone threat that he was going to "burn you down".
A police report has been filed with the Columbus Police department for terroristic threats. Grayhawk is not intending to return to the house until a safe and effective method of execution can be established.

I did not mak terroristic threats towards Grayhawk Inc and that is Grayhawk finding a way to evade warranty work that was written into the contract. We are still the home owners and that work is not cosmetic as it has been annotated before we moved in. Yes , the property will be a rental property starting in April, however the defects were annotated long before we knew we would be leaving the state. We are now residing in California and our neighbor has been given access to our home so they could fix the required work mentioned on the 30 day and 11 month warranty work. I have been very angry in the Way that I have been treated, Grayhawk is not fixing anything and not doing anything to rectify the situation. I found a leak in my roof and filled out the paperwork on heir website; still nothing has been done. *** is not allowed in my home as he is the reason why the home is n the state of repair it is in. I have been trying to get Grayhawk to fix the issues since May 2017, and they don't accept responsibility for their shoddy practices. When you have to look at all the issues with your home daily and the company drags their feet, making excuses for their poor practices it would make anyone angry and when you speak with personnel in the company and are treated like I is the homeowners fault it would make anyone angry. The Grayhawk company has a long history of these practices as claws seen when Revdex.com looked back in the archive. They should not be allowed to build with these practices they apply. Their reviews do not lie and Revdex.com has seen past complaints that fell through the cracks. All I ask is th y fix th required work. I had a real home builder look at my home and he says my issues were valid issues that should be repaired.

Am willing to overlook 30 day warranty service, but expect 11 month warranty work, that has been noted, to be repaired. The leak in the roof needs to be repaired as well.

Grayhawk remains ready, willing and able to effectuate the repair of any legitimate warranty item at the *** residence. Mr. indicated he will abandon the items on his 30 day list, but would like the items on the 11 month list reviewed.

Grayhawk will contact Mr. representative to schedule an appointment to review the 11 month warranty items submitted by Mr. and address any item exceeding warranty standards on that list. Mr. is not to be present during the visit and/or warranty repairs. Additionally, if any Grayhawk employees or trades are threatened or treated in an unprofessional manner, they will be instructed to leave the property.

If after warranty repairs are completed Mr. believes that there are additional items for which Grayhawk is responsible, he should contact Quality Builders Warranty Corp. (QBW), Mr. third party warranty provider. The Limited Warranty contains a very specific complaint resolution mechanism which Mr. agreed to utilize in the event of a dispute. If QBW determines that additional action is needed, Grayhawk will undertake that action.

All I have wanted was for Grayhawk to correct the issues in our home. Grayhawk has dragged their feet and have painted me to look like the bad guy. Their reputation will no doubt carry on as a sub-par home builder as can probably be read in previous complaints. Obviously they have not read my previous responses thouroughly as I have moved to California and this is where I will remain. I will not be present just like their employee *** is not allowed on my property and this will ensured through my representative.. I hope they can do what is right and what should have been done after my 30 day inspection and that is to just correct their mistakes. No employee has ever been run out of my house and maybe if *** or another employee were correcting the issues instead of "building bookshelves" at their office we wouldn't be in this position. Customer service is not a pressing issue for Grayhawk as I have researched. I hope that future home buyers read this and continue to research, because I wouldn't wish this headache on my worst enemy. I will adhere to the contract just as they should and find it genius they have found a loophole to put the blame on another company if they deem that none of the repairs are warranted. Genius! I have had a real professional home builder look at my list and will be eager to hear Grayhawk's response. I will be in contact with you when I hear from them. Thank you very much for your help on this case and will say I would give them 0 stars if given the opportunity.

Closing date dispute caused by Grayhawk Hines.
We're given a closing date of 18 April 2017 and the week of they changed the date to 28 April 2017. We have not been able to contact anyone that could give us a reason or explanation as to why. I did pay for extra work in March of 2017, however they assured us it would not push closing back. We were to have our appliances and household goods delivered on the 22nd of April and had to postpone those deliveries. I spoke with *** on the phone and mentioned I wanted to speak to someone knowledgeable as to why the change and he said he couldn't make that happen. Because of the delayed closing we have to pay to lock in our previous interest rate as well as delayed closing costs. As a retired veteran I expected better customer service and honest dealings, just as anyone else would expect. All I'm searching for is the true reason why. I did visit the home one day and noticed the painter painting his tailgate on the truck and not my home as he was contracted to do. I would like them to claim fault and deal with me as I am doling out over $260,000 for a home. Terrible practices that were made aware to me after it was to late to pull out from the purchase of the home.

Would like them to reimburse closing cost and for our having to delay deliveries.
