Additionally, regarding the roof repair work that the seller performed, a year roof certification was issued by the roofer and given to Mr*** if there were any additional roof issuesThus, no further consideration or repair work will be given or performed

I spoke with a colleague in your office on the phone and he told me to email you for written confirmation that the referenced complaint has not been resolved. 
Upon the first attempt after receiving the Revdex.com complaint Aslan Residential said "sorry, nothing we're going to do". Their offer then went to $500, then $1,500 and then $2,000 - all the while still telling us they did nothing wrong. This is roughly half of the required work to repair their faulty design. 
I need to make sure our complaint is not marked as resolved and apologize for not having followed up previously. Due to some extenuating family circumstances the last six weeks have been rather hectic. 
Please let us know what additional information you need from us.

Review: I bought a home from Aslan Residential. The home was a flip home so several repairs were made. However, I liked the home and I expected the home inspector and the home disclosures to have most of the discrepancies that will come out of my pocket in the future. The home inspection did reviled several problems. However, the home disclosures did not have many problems listed. As a result, I had a sewage backup, electrical panel problems that resulted in loss of power, no ventilation in the kitchen so that smoke and heat can escape, leaking roof, and broken sprinkler system in the front yard. The company claims that they didn't live in the home so they had no idea that the home had such problems. However, if it's a flip home, they must have inspected all these items so they could sell the home fast. Therefore, my conclusion is that they hid all of these problems and used temporary fixes which only lasted a week after I moved in. I have a family of six which includes a month year old and the company is ignoring my emails since I want to work something out with them. This case is similar to a person being sold a lemon car which to us is a lemon house. Note, these items were not disclosed.Desired Settlement: A refund for the sewer mainline replacement and the electrical panel replacement.A replacement for the sprinkler system, repair the leaking roof, and install a ventilation vent in the kitchen. These items were not disclosed in the contract.

Review: Purchased home from this company that renovated it and sold it. The company did not disclose, when requested, the complete scope of work done on the property. I have discovered that a gas line was run under the slab in the kitchen without, city required, ventilation to the exterior of the home. To pull up the kitchen floor and have the work done to code will cost in the tens of thousands. I have asked the company to simply correct, what turns out to be a health risk for myself and my family, according to the city building inspector. Aslan Residential has offered me 3K dollars to resolve this. Apparently it will cost significantly more money to pull up the flooring, submit appropriate plans to the city, and do the work. The company did not pull any permits nor submit plans to the city on any work done (substantial) to the home, it turns out, nor require the licensed contractor to do so. As a result of them not pulling any permits, nor providing the city with any renovation plans, my family is living in an unsafe/incomplete environment.Desired Settlement: I would like the company to 1.) submit plans to the city, and 2.) pay a licensed contractor, of my choosing, to complete the job to the satisfaction of the City of Poway building inspector.

Response:

The sale of 13145 Carriage Road to the Claimant (Buyer) transacted through a traditional manner that included real estate brokerage representation by both the Buyer and Seller and traditional escrow. The sale of the home was "As-Is Where-Is condition without representations and warranties". Proper Seller disclosure forms were completed and the Buyer had an inspection period to assess the home and negotiate repairs or cancel the purchase. Included in the disclosures were statements regarding the lack of city permitting as it related to any repair work that was completed to the home. The Buyer and the Seller agreed upon a $7,000 credit in lieu of all repairs and the home did successfully close escrow.

As a customer service gesture, an additional $3,000 monetary settlement proposal was recently made in an effort to assist the Buyer with addressing additional repairs. I understand the Buyer is requesting repair work to be completed rather than accepting additional monies to address any issues as the Buyer sees fit. However, as the scope and the cost of the requested repair work is not determined and may be difficult to define, my firm is not willing to accept their settlement offer. However, my firm is willing to increase a settlement offer to $4,000. Please contact me directly if the $4,000 is acceptable or if any additional questions arise.

Review: My wife and I closed on a house from Aslan in November. We moved in a week ago. I'm currently writing this as Servicemaster tears out the sheetrock in our closet to clean up water from leaking pipes in the recently remodeled bathroom.

Due to poor workmanship of their contractor, the PEX piping that was incorrectly used or secured, water leaks into the walls. The second bathroom was done in the same way but fortunately has yet to leak. However, the two plumbers we've called in believe it's only a matter of time.

Both plumbers are even further confused by the drainage setup in the leaking bathroom. The water doesn't drain as it's supposed to and the plumbers aren't even sure what they've done as it is also new PEX underneath the home.

On top of that, we have a new hot water heater that is leaking gas due to poor installation and the hot water in the laundry room doesn't even run, despite running before the purchase of the home.

Both plumbers have recommended completely removing what Aslan installed during their remodel and replace it all.

I highly recommend anyone reading this to rethink purchasing a home from Genesis Realty and Aslan Residential. Next step is filing an official complaint about their "licensed" contractor.Desired Settlement: To be reimbursed for the cost of fixing these issues.

Review: We recently bought a house from Aslan Realty. During the construction process of the house, we paid an additional $9,000 to change the design of our bathroom from just a shower, to a shower tub combo. The end result was a tub and shower that both flood when used due to their design flaw. We have asked for them to come and fix the issues and they will not take liability for the design flaw, saying we should have caught it before closing. But there was no way to know there was a problem until you actually showered and/or used the tub.

We have three separate contractors come out to prove their is a flaw and have sent those estimates to Aslan Realty and asked for compensation to have this fixed. All of this to no avail.Desired Settlement: To be reimbursed for the cost of fixing the shower, $3897.00
