had the opportunity to remove stains prior to vacate. We don not rent units with carpet stains. Please look at the attached pictures. The stove grits could not be cleaned. They were totally burnt from excess food and need to be replaced.

Review: I rented an apartment at Aspen [redacted] and moved out after staying for a year on 7/31/2013. Upon moveout, I was levied charges for following:1) Dime sized shade mark on counter-top (hardly visible) - $783 2) Hairline scratch marks under the burner - $125 3) Pre-clean - $125I requested a review of the charges as those were unreasonable. [redacted] (property manager) took a look at the apartment and mentioned the following revised charges1) Countertop has knife marks - did not provide any description of how long or deep - $783 2) Stove cleaning - $25I asked information on how deep or long the knife cuts were because they were not visible to me at all. [redacted] refused to provide any more information, mentioned she is getting another call and asked me to hang up as there was no more information or help she could provide.This is unilateral harassment of tenants - there were no information on knife marks available when the inspection was done. I have copy of the move-out inspection slip and it just mentioned "pre-clean". The apartment community does not have the right to charge such enormous amounts for something this minor. I even doubt now that the maintenance folks would have fabricated the situation just to exhort money.It would be interesting to see if the landlord can even produce a bill of the work done on the apartment before they lease out the apartment again. I am sure they are just exhorting unreasonable amount of money.

Desired Settlement: Complete refund of the security deposit.

The original move out inspection had the following charges: Pre clean $125 (unit was filthy), stove top $125, countertop refinishing $781. This resident was unhappy with the total so the Manager personally inspected the unit. Customer service is important to management. With that said I reduced the charges to $806. The resident was unappreciative of the 2nd inspection. Management has receipts for the charges and is happy to provide if requested.

Review: A roommate and myself recently moved out of an apartment- [redacted] in [redacted]. I did the departure inspection with the company on 9/30- The gentleman that I was with- stated at that time that there were a few 'traffic areas' on the carpet and 'it might be an issue'. He stated that he had to take the information back for review.

(Our carpets were in great shape- and the apartment was thoroughly cleaned when we moved out.-I had a great cleaning crew- my parents)

We were informed that we would not be told if we were going to loose our deposit or if they were deducting anything from it- we would either receive a check or not. - this does not seem appropriate.

Today I received a Move Out Statement with the Tenancy Clearance Sheet- that I had signed at the inspection. This clearance sheet was altered after I signed it.

It originally listed "couple spots master, guest, traffic- have checked."

Newly added items- written in after I had signed it- Treat spots- $320 and replace Master bedroom carpet- $356.

They held $676 from our security deposit.

As I said, I would like to make a formal complaint against them somehow. I will concede to the charge for the spot cleaning for $320,- because there was normal traffic areas. But there is absolutely no way that they needed to replace the master bedroom carpet. I feel they are running a scam.Desired Settlement: I would like to receive towards my security deposit refund- the money charged to "replace the carpet."=

Or- I would like to go back to the apartment to inspect if they really did put in a new carpet-

Residents are not charged for traffic impressions in carpet. Replacement charges are only assessed when the carpet is stained at final walk through. As an act of good will we will reimburse the resident the $356.

Review: I want to complain about unreasonable charges been imposed by property management.1. Portico Screen- A charge of $100 has been assesed for screen door. Only the screen was ripped from the side, which woudl have been repaired. But the maint replaced the entire door with his own discretion, even without saying anything. This haepned before I moved out. When the move out checking comes they are ready with crage for this. If you guys wants to charge appropriately for replacing the screen, why you are charging me for the door.2. Are tiny marks in Carpet justified to replace the entire carpet?? Teh so called stains in carpet are less than a dime and they want to charge me to replace the entire carpet.Either you should get the carpet stained worked upon or charge on prorated basis, why entire new carpet.3. Stove GRITS: The management wants to charge me for the rust in stove grits. In moveout charges it is mentioned that unclean stove grits. My point is if stove grits are not cleaned, you guys cahrge to clean it why charge to replace the GRITS.Desired Settlement: Reasonable & proper charges needs to be assessed.

Review: I stayed in Aspen Highlands ([redacted]) for 4.5 years from Jan 31st 2009 to July 31st 2013. I paid a security deposit of $1310 which is usually used towards move out settlement costs.During the move out inspection (when I vacated), the person who inspected the unit thought that Kitchen counter top has some discoloration due to grease and told me that the exact charge for that would be decided by someone else. So,I signed the inspection report and left.Now, a week before I received the settlement letter from property management with a statement that the kitchen counter top is burnt and tehy are charging me the complete replacement cost of $632.78. I do not agree with the statement that Kitchen counter top is burnt. I have taken the pictures along with the inspector and I think these pictures are good enough to prove that. And also, I think it wrong to charge me for 100% of replacement cost (I have the invoice from property management) because it was a used counter top that I got when I moved in and on top of that I used it for 4.5 years. There should be consideration of the wear/tear.I just hurts to see a false statement in the letter identfiying it as burnt (it wasn't mentioned in the inspection report when I signed it. They added that word later) when the counter top looked almost new.I am hoping Revdex.com will take up this case and do the justice.ThanksDesired Settlement: Complete refund of $632.78

Our efforts to satisfy this tenant went unappreciated. They had a $175 charge for excessive wall prep and grease removal and we eliminated the charge. The carpet was permanently stained in every room and we reduced the replacement charge from $712 to $578. We settled with the outstanding charge that included $632 for the repair of the burnt countertop. Three months later they are now complaining that the countertop wasn't burnt. The useful life of a Formica countertop is not 5 years. It's impossible to see the burnt areas in a picture. Management doesn't fix items that aren't in disrepair- it lengthens the turn around time thus loss of rent as additional time needed for next tenant to move in. We pride ourselves on customer satisfaction. There is nothing more we can do for this tenant.
