I submitted 3 request about my air, now my air is out I was advised I have to wait 2 weeks for the repairs with a mobile air conditioner this is a whole issue.

The office was informed of an ac issue in the home. Our team made several attempts to repair by re-wiring, replacing the breaker, and ordered a new unit from a supplier. Once the new unit is delivered, it will be installed in the home. We have installed two portable units to ensure the home is cool. We understand that an ac going out can be an inconvenience, however we must follow procedures and protocol to resolve. This is a priority for us and we will replace as soon as the new unit is delivered. This was a special order and relayed as an emergency. We are willing to review her electric bills for last month and this month to see if any additional expense is incurred. My team will check the temperature in the home to ensure the two portable units are cooling properly.

Maintenance was called out on April 29th, May 4th and May 8th for the same issue, my air not cooling. I understand there is protocol in place for situations of this magnitude, however it looks as if the issue was taken lightly and the repair conducted were only a temporary fix. Yes, two portables were provided, the first one on May 8th and the second one on May 10th after complaining of my entire apt not cooling with the one. I have not been able to get a good nights rest because of the portable that sits directly by my bed because of the only window in the room. This has been more than an inconvenience.

I have emailed photos of holes, and feces, and other damages from rats, that keep reappearing around my dwelling(originally reported on 12/30/17).

The first attempt at fixing the issue was maintenance sealing holes, but no treatment to the walls (as requested), where the rats reside, so they created another hole. On 1/3/18 I called the emergency maintenance line leaving a VM stating there was a live rat running through my dwelling, I got no response AT ALL. I contacted the office w my complaint of rats again by walking in, and speaking to Rick, whom stated he would contact his manager and get back with me. When he did, I was told they would patch up the holes and lay traps apartment, and hopefully that would solve the problem, but management declined the request to treat the walls where they were; this was Thursday 1/4/18. On Friday 1/5/18 the hole reappeared and no rat was caught on the sticky trap. I informed the office. They stated pest control would be out Monday, but maintenance never came back to reseal the hole from the complaint on 1/5/18.

On 1/8/18, holes were patched again w foam, and my family and I left dwelling hoping not to find new droppings upon our return. Returned on 1/11/18 to rodents in guest bathroom through hole originally reported on 12/31/17, and new dropping were found in my son’s bedroom. We are continuing to hear rodents scratching at walls around kitchen area and guest bathroom.

I’m not sure if you are aware of the many types of diseases rats carry, but, I have a sick child at the moment and if it’s related to what I’ve been begging and pleading for Carroll Mgmt to fix, that’ll be a separate issue all on its own.

I requested to break my lease, w no legal repercussions, but was told that I needed to pay 85% of my rent in order to do so. Considering we are too afraid to stay in apartment, not only from the thought of rats running freely around my living space, but health concerns as well, and I don’t feel like I should be responsible for these resetting fees.

Mrs. reported to the office that she had found rat droppings in her home. The maintenance team sealed all visible holes in her bathroom and covered the area with a metal sheet. They inspected the entire home to seal any open opportunities for a rodent to re-enter. The rodent did create another hole which was repaired and added metal scouring inside the wall to prevent reentry. My team did not smell any foul odor which is why we did not open the walls of her home to locate any rodent as this could have caused more of an inconvenience to Mrs.. The team inspected her home for a couple of days to ensure traps were left and nothing was found to remove from inside of the home. We also contacted our Pest control company for additional traps to leave inside of her home, informing her that if anything was caught, our team would remove. We also placed bat boxes outside of the building. We have not received any additional communication from Mrs. regarding any additional issues in her home.
