We are very aware of this situation and this tenants issuesWe have been working diligently to accommodate her needsHer apartment has heat and has always had heatWe even supplied this tenant with additional heating sources when she felt that the boiler system was not sufficient enough. The
owners brother has never entered this apartment to conduct repairs without notice as he is the maintenance gentleman who takes care of all maintenance at this residenceHowever after becoming aware that she is uncomfortable with his presence we have differed maintenance of her unit to other contractors.Unfortunately this tenant has been extremely difficult to work with and we have had to contact her case worker at HRDC where even they are having difficulty working with herWe would advise that you please contact *** *** at HRDC for further informationOr you can call us at *** and speak with either *** or ***. To Whom it May Concern,
This is a response to [redacted]'s complaint against Aspen Properties with the Revdex.com. My name is Keith F[redacted] and I am the owner of Aspen Properties.
  I personally have never met [redacted] in my life. She originally rented a 2 bedroom...

apartment from another Bozeman, MT Property Management Company. Aspen Properties inherited her on or about February 2012. She moved out of her apartment on or about November, 2013. The apartment was left deplorable, filthy and un-rentable. Ms. [redacted] left our office with a tremendous amount of trash, somewhere in the neighborhood of 4 or 5 truckloads. It took a professional cleaning service hired independently from our office 23 hours to clean. The carpets could not come clean and needed to be replaced. Also, because of the foul odor of marijuana and cigarettes the carpeting was replaced and the walls were repainted. Contrary to what Ms. [redacted] claims, she left our office with thousands of dollars of damage and a tremendous amount of trash. 
  My recollection of Ms. [redacted] was that she was working with a mental health advocate and that the Human Resource Development Council was helping her to pay her rent. I was never aware of any disability that she claims she had. Furthermore, I never received a 52 page letter of "why it's wrong to kick out a visually impaired  disabled person".  Having never spoken to Ms. [redacted], I would have never said to her "I don't care." Additionally, those words are not in my vocabulary. 
  Clearly Ms. [redacted] is wrong on what happened to her furniture. After her initial check out she was given 10 additional days to return to her apartment and retrieve anything that she wanted. Obviously, she chose not to do this and it was obvious to the maintenance crew and the cleaning crew that anything left remaining in the apartment was trash. Her furniture, what was left, was put into storage for her safe keeping and has since been discarded pursuant to State Law. Nobody was allowed into her apartment to retrieve anything, period. That is a strict policy of our office. 
  Ms. [redacted] claims that her concerns were never addressed. This is simply not true. Having asked the maintenance personnel who worked with me and my office staff during her tenancy, any and all concerns of hers were taken care of immediately and with professional care. I took the liberty to check her file on our computer. On her tenant screen there is no indication of her ever calling or mailing the office to address any concern. I am convinced that what she is saying is purely contrived.

I have been doing business with Aspen Properties in Bozeman for a long time now. They are a professional company and they always fix the problems I had with my property.

Couldn't recommend them enough to anybody looking for an experienced, reliable and friendly management company in the Gallatin Valley area.

Review: It started out with black mold in our house that Aspen Properties did not fix for over 3 months even when I would call them every day. They would tell us that someone would be over and they would never show up. After I threatened to sue them they would come over for a day and then say they needed a new part and would not come back for a week or two. Aspen did not offer us a safe place to stay while the repairs were being done. Our furnace has been acting up in our new place and The weather outside has been in the negatives for the last two weeks and besides that it has been under freezing. Aspen has sent out several different people to fix our problem, a month and a half later with temperatures being the coldest on the planet right now, the owner of Aspen Properties has yet to put us as a priority and keeps lying to us about people coming to fix the situation and our home's temperatures continually dip into the fifties. The only reason we have not frozen to death is because we have some electric heaters which is going to make our energy bill outrageous. The owner [redacted] is telling us that his staff says that our problem is fixed yet our furnace is still not working.Desired Settlement: I want our rent for December to be free because we are living in an unsafe environment.

In response to a recent complaint against Aspen Properties, please consider the following.

The black mold that the complaintant is talking about was a water stain on the wall in one the bedrooms that was taken care of. The office has 4 maintenance men that have only been working half days because of the slowness of work in the winter. For him to say that he called every day seems to me like a stretch. We respond immediately to every call and take care of every problem immediately. All of our calls are recorded and when we receive a message about a complaint it is written in a book with a carbon copy. I personally checked with our 4 maintenance men and they assure me that they have no knowledge of this person calling every single day for 3 months. Also, I can only find one record of him calling in our maintenance log. Once we received his call we immediately responded. May I also make mention that the apartment he is living in is about 4 or 5 years old and is in excellent condition.

Concerniing the furnace situation, I think that this is a huge communication problem with him and his room-mates. His room-mate [redacted] had my personal cell phone number and would text me at all hours of the day (which is fine), to keep me informed of the progress of the furnace repair. Initially, the furnace went out on the tenants and what they say is true, we called out a professional, [redacted] Our office was personally told by [redacted] heating that the furnace was repaired. It was then two weeks later when [redacted] came into my office to talk to me personally and tell me that it had not been working for two weeks and they were using the fireplace and back up heat. I asked her why she had not called earlier and she explained that they simply just did not get around to doing that. With her in my office, I immediately called [redacted] Heatiing again and sent him to repair the furnace, he did get it running for three days and then it stopped again. All this time, I was exchanging text messages with [redacted] and not the roommate that wrote the complaint. When [redacted] Heating could not fix the furnace, our office hired another heating contractor, [redacted] to repair the furnace. He also had my personal cell phone number and was texting and calling me as well. I simply think that this complaint was written in haste before this complaintant checked with his other room--mates. I even asked [redacted], why, after talking with her two or three times daily this coomplaint surfaced, she said she had no idea why. I think that the complaintant had no idea what was actually happening.

The complaintant also does not mention that we deducted $150.00 dolllars for 2 months in a row from their rent for their troubles. The furnace has been fixed now for months and we have not received any other calls from these tenants. In the event we do, we will do as we always do, respond to them immediately and help them any way we can.

If I could not give any stars to this company that is what I'd do. They are awful. Our house lost power, after calling their "emergency numbers" and not receiving any answer (one was out of service) it took an hour for the maintenance to call back. After we explained the situation he didn't even offer to come check anything out. He just said that they would call an electrician in the morning. The office is unorganized and they rarely answer the phones. Our house has had a serious MOLD problem and they wouldn't come fix it. There are many problems with the house that we have repeatedly asked for help with and they refuse to help. They are constantly trying to charge money for just about anything they can and are very deceitful. If you have any other options for a rental company go with it because you do NOT want to rent from Aspen Properties.

Review: I am applying to rent an apartment through Aspen Properties. They require both a rental application (with a $35 fee) and a third party co-signer application. The third party app was filled out by my mother, [redacted] (who lives in Wisconsin) and was faxed to Aspen Properties at ###-###-#### on Tuesday, April 30. I turned in my rental app on Friday, May 3. Upon turning in my application, I was told that the reviewing process would take 3-5 days. It is now the 15th of May, and I have finally received confirmation that my application is even in their office and that I would be approved. Unfortunately, and much to my frustration and disappointment, they also informed me that the third party app was "lost". Upon learning this, I personally visited their office this afternoon (of the 15th) to express my disappointment and hopefully resolve the issue. I did not ask for compensation, I simply informed them that my mother faxed the application on April 30th in hopes of that information possibly helping them to find it. Instead of taking initiative or even getting up from her desk to look for the lost application, the office associate, Daisy (who is apparently filling in for someone on vacation), gave me an insincere apology and I went on my way.Afterwards, I informed my mother that it was necessary to re-send the third party agreement. She then re-faxed the application and contacted Aspen Properties in order to voice her concerns about their incompetence. While I am not a first-hand witness to the phone call she made, I was told that she maintained a calm and respectful demeanor. That said, I was also told that Daisy responded to her concerns with something the likes of "this 'confrontation' will definitely be a factor as to whether or not your daughter is approved for the lease". This reaction/treatment after their incompetence and untimely business practices is most uncalled for and certainly unethical. I am deeply disappointed and if I am not approved for this lease, I will be homeless.Desired Settlement: Refund of $35 application fee

At issue here was whether or not the tenant could actually rent an apartment from our firm. Basically [redacted] was asked to wait one additional day for the supervisor of Aspen Properties to review her paperwork. This was not acceptable to her and she demanded an immediate answer on her and her friends ability to rent a 2 bedroom apartment and live with the existing tenant. Because Ms. [redacted] was not approved immediately and to her satisfaction, she perceived the office staff to be confrontational which was certainly not the case, but quite the opposite. The staff remained friendly and calm while the rage of Ms. [redacted] and her mother escalated.

What Ms. [redacted] does not mention in her complaint is that she had been asked to simply wait one more day for approval. Indeed, the next day she was approved, but the night before she had decided to file a complaint with the Revdex.com. She told me she did try to retract the complaint, given she was granted the apartment, but the Revdex.com has a policy of not retracting complaints.

It appears the Ms. [redacted] is content in her apartment with her roommates, to date, this office has not received any further complaints. This office has remained cordial and kind and especially patient with her and her roommates.

I have reviewed the response made by the business in reference to complaint ID 9544266, and find that this resolution is satisfactory to me.

I must note however that Aspen Properties has been still untruthful in their response to my complaint. As a professional office, I expect standards of timeliness, organization, professionalism,politeness, and most importantof all-honesty. None of these were exhibited in my case. Instead I was threatened, inconvenienced, and lied to. Fortunately for Aspen, I am no longer interested in meddling with the issue given the fact that I have much more important things in my day to day life to take care of than the office's pettiness and insufficiency.
