I am owed $209 refund of the deposit on my apartment. I moved out of my apartment, [redacted] in Carmichael, Ca at the end of Nov 2013. $90 was deducted from my deposit for carpet and other cleaning. The remaining $209 has not been remitted to me. Aspen Square claims that a portion of Oct 2013 rent was not paid and that they are entitled to keep my entire deposit, and are also trying to charge me an additional sum. The portion of Oct rent that they are claiming was not paid WAS paid by Sacramento Housing Authority. It was paid to the previous owner of [redacted], then known as [redacted], because of the failure of Aspen Management to submit - in a timely fashion - paperwork to have the Housing Authority payments come to them. Aspen Management is aware of this fact, and has been in discussions with [redacted] Services at Sacramento Housing Authority to get the funds from the previous owner.Aspen Management is trying to collect these same funds from both myself and the owners of [redacted]. I have paid all I owe, my portion of October's rent was paid on October 1st. Aspen Square is also threatening me with collections to get funds that I DO NOT OWE while at the same time attempting to collect the exact same funds from Owner Services at Sacramento Housing Authority - who have already paid.Desired SettlementI want my deposit back, less the cleaning fees. Was given a written notice to leave premises for rent after already making arrangement with employer. Hello, I am emailing you with disappointment which I hate to do but there is something that needs to be brought to your attention. I am a resident of STILLWATER PALMS in palm harbor fl. I have been living here for a year now and love it, just recently you guys brought out the old owners which I was also very pleased to see all the new faces!Today,I am highly upset. I called this morning and spoke to one of the workers there [redacted] I informed [redacted] that I would pay my rent as soon as I got home from work, my banking account was compromised so I was unable to get to my funds for the entire weekend. [redacted] assured me that everything would be fine, and he would waive my late fee due it being my first time and the inconvenience of my account being hacked. When I came home from work, I immediately went to the drop box and paid my rent of [redacted] I drove to my apartment where I had a note on my door stating that I had 3 days to pay [redacted] (rent [redacted] and late fee of [redacted] or I would be evicted. Ok, please keep in mind that I already spoke to [redacted] who promised me the late fee would be waived! In my whole year of living at this apartment I've never had so many issues. I did pay my rent of [redacted] I am not paying the late fee because I was promised that it would be waived, For one - I have sent two people to the complex in the last two months who are current residents, I never got my rent deduction but never complained because I knew the leasing office was so busy.I'm writing you because I am disgusted with the customer service here and requesting that something be done asap. Once the payment had been received we waived the late penalty as agreed, however several days later your checks bounced from the bank due to insufficient funds. Even with this occurring I informed you I would waive your late penalty if the difference owed was paid immediately. However payment to this day, [redacted] is still in arrears. I emailed you and called several times including emails on [redacted] requesting payment and still waiving the late penalty. However after several attempts to collect the delinquent amount, the late penalty was then assessed. Although we generally never waive late penalties we were happy to do a one time courtesy due to your unforeseen circumstances. However after your payment being returned and 4 weeks with a balance still due management had no choice but to assess the penalty. I hope that this clarifies any questions you had regarding the balance due and late penalty and hope that moving forward we are able to assist you in a clear and concise manner.

I had to break my lease and move out early after I lost my job, I was never sent any invoices and am now being charged late fees. I lived in Manchester Court for about a year and a half and moved out in November of 2014. I had no intention of moving out but I suddenly lost my job. I knew that without an income I wouldn't be able to afford my rent and that I should alert the apartment office to my situation immediately. On November 24, 2014, I e-mailed the apartment office this:I live in Apt. 290 and I just found out that the organization I work for is shutting down and that I'm being laid off. I know that I have a few months left on my lease but I won't be able to stay for the duration of it. I'm not sure what the process is to terminate my lease early, but if you could walk me through what I need to do, I would really appreciate it. The next day on November 25, 2014, I received this response:So sorry to hear about that, unfortunately there is a lease termination. There is a $300 lease break fee that needs to be paid up front, you will also be held responsible for the full amount of rent until we have re rented your apartment or until your lease is up.So, wanting to do the responsible thing, I immediately went down to the office and paid the $300 fee and talked to the girl at the office about what I should do. The check was deposited the very next day.The girl at the office had said that I would be responsible for rent until they could find another tenant. I spent the next few days packing and moving out as quickly as I could. On the morning of December 1, 2014, I dropped off my keys at the office and emptied my account of the last of my money to pay $902.89 to pay for an additional month of rent and for a month of utilities while they search for a new tenant. Once again, the check was deposited the very next day.After that, I kept searching for work and I didn't hear from the apartment office. They had my phone number, e-mail address, and new mailing address, so I knew that if they had to send me any bills or anything of that nature that they would know how to reach me. However except for an automated call about inviting me to a Christmas gift wrapping party, I never heard from then.Until the beginning of February, when I received a letter that included a Final Account Statement and a mention that if I didn't pay the total amount soon, that my account would be turned over to debt collectors. Through all my financial challenges, I have worked hard to protect my credit as much I could so this was troubling to receive. The total I apparently owe after applying my $250 security deposit, was $516.53, and included a $75 late charge for a prorated amount of January's rent and included the $300 re-let fee that I had already paid in November. I thought they were simple accounting errors and I called the office to explain things to them and pay the amount I actually owed. The property manager I spoke to said that even though I had paid the $300 early termination fee, I hadn't actually paid it. Apparently, even though I was told I needed to pay the fee immediately and did so, it's their policy to only charge you the fee after the apartment has been re-let. I explained to her that the check had been deposited the next day and she said that it was treated like a $300 credit on my account and had been eaten up by other bills and things that had not been listed or explained in my final account statement.I then asked her about the late fee that was added to the pro-rated amount of January's rent and she explained that I was responsible for rent until a new tenant moved in and since I didn't pay the rent on time, I have to pay a late fee. How can I pay rent until I receive a bill in the mail though? The entire time I lived there, I received a bill detailing how much was due for rent every month. Even though they have both my e-mail address and mailing address, I was never sent a bill for January's rent. The first bill I was sent for January's rent already had a late fee attached to it.Desired SettlementI would like to do the right thing and settle my account but I don't think I should have a $75 late fee levied against my account when I was never sent the bill for January's rent. The final account statement I was sent lists my move-out date as January 8, 2014 so if I had to guess, I would say that my January rent bill was sent to the apartment I haven't even lived in since November. I've also been told to pay a $300 early termination fee twice at this point. At a bare minimum, I should be sent an invoice detailing where the money from the original $300 fee went and what utility bills and other fees were applied to it, instead of just being told to pay it again because it got eaten up. I paid $300 in November and had a $250 security deposit on my account. Now I'm being told to pay an extra $516. That's over a thousand dollars being paid for miscellaneous items. I'm trying to do that right thing here, I'm not even going to complain that I'm being charged for utility bills that were incurred over a month after I moved out. It's just that my financial situation at the moment is incredibly tight and every cent is precious and I think I deserve to be sent a properly itemized account statement that shows exactly where my money went and what I actually owe. We were lied to, in order to get us to pay extra money to this company. When I found out that I was lied to, a refund was refused. My 2 roommates and I had been looking to lease an apartment with Aspen Square, at their property [redacted] which is located in Central [redacted] Upon meeting with a leasing agent, we had expressed that we wanted to delay the move-in of a certain roommate, and we would like to submit their application after I had signed the lease along with 1 of my roommates. This is a very common thing, and we wanted to have this occur a few weeks after we've moved in. After explaining this to the leasing agent, she had told me that it wasn't possible, and that I needed to process the 3rd application at that time, and pay for it. This was [redacted] for the 3rd application. I had explained repeatedly that it was possible, and it is a very common occurrence in apartments. The agent persisted, and I had filled out the application and provided my debit card number. After this, the staff had began giving us the runaround, and had been giving us false reasons for being denied. Before we had submitted any of these application, we had explained that there was a previous eviction for a single roommate, who had already paid the balance off in full, and was able to provide a letter verifying this. They had explained that this would not be a problem, and not to worry about the letter. After we called back a few times, we were told that we were denied for credit reasons. I had asked for an explanation, as this didn't seem correct. We had to call back twice to get a real answer to this. The agent on the phone had then corrected herself, saying it was a previous eviction, and that they would need a letter to verify if we wanted to move forward. This is the letter that we had already explained to the staff, we could provide. Upon providing the letter, they had asked for additional documents that were "missing" that they hadn't asked for originally such as rental verification. We had gotten those to the leasing staff, who began dodging our calls. Upon finally deciding we did not want to live with the preserve, we had gotten in touch with the leasing manager, who I had complained to. She had informed me that I was correct about the 3rd application, and that it wasn't needed. I had asked for a refund, and was told that I would not receive one. The leasing manager reached out to their "National" named [redacted], who I feel has been dodging my calls. I have been trying to get on the phone with [redacted] for the past few weeks, and she has been dodging me calls, and has only made 2 attempts to call me back, and will leave a voicemail saying that I won't be receiving a refund. I have called her back within 2 minutes of a missed call, multiple times, with no answer.I had called my bank and disputed the charge, however, I lost the dispute.Desired SettlementI would like my [redacted] refunded back to my debit card.Business Response This matter has been resolved we refunded the monies to [redacted]. We were lied to about what we were renting and told it was a brand new unit and remodeled. my wife and I were lied to about an apartment we inquired about renting. We lived in Ohio at the time and called down and inquired over the telephone about an apartment to rent. We were told that the were brand new units since they are doing a multimillion dollar remodel. The into had brand new cabinets, appliances, and granite counter tops. It sounded amazing over the phone. We started reading reviews about the place and everybody seemed to complain about mold and cockroaches. We called to inquire about these issues and we were reassured that there was no mold issues and they were sure there was no bugs in the units at all. So my wife and I take care of the application over the phone and pack up our belongings, as well as 3 children and move to Ft myers. We arrived in fort myers in the evening after 3 and a half days of driving. We pull in and see a lot of new landscaping so got really excited about our new home. We walk ip the stairs to find the door with a ton of dents in it like it had been hit with a hammer all over and the paint chipping off of it. We opened the door and it sed as if some odor was being covered up, did not smell like a fresh remodel. There were screws on the floor. Dead bugs in every room on the floor. The living room window seel had mildew/mold all around it. The entrance to the kitchen had a big gash in the wall and missing drywall like it had been hit and then left with crumbled drywall all in the floor. In the kitchen there was was damage to the cabinets, which later on they said on the phone it was new facings now and not new cabinets which was a huge lie. Inside the cabinets was nasty sticky residue like nobody has ever cleaned inside of it. The counter tops were not even close to granite. It was a laminate that looked of granite. When I told them About it they said its "Granite style" which is also a lie. They are laminate. Not even close to granite. The appliances were new which was the only truth they told us. All the walls has missing drywalls spots where they had holes. When the areas were painted it was peeling off because nobody wiped the drywall dust off the walls. When you went into the bathroom first thing you see is all the grout has a black tinge to it from mold/mildew buildup and this was with nobody living there. There was huge gaps in the cabinets and filled with the most awful caulking job and all of it was dirty. The floor entrance trim was all busted up and cracked. The entire place needed a remodel. I have 3 children, and two under the age of 3. And they thought it was acceptable to leave the place in that condition as "a brand new remodeled" apartment. This was in no way a condition of good faith for us to rent. The website of the company that owns them talks about their attention to detail and they market themselves As "luxory" apartments. After calling them and disputing this they told me they would let us out of our rent agreement. The. We receive in the mail a bill for past due rent, which exceeds the agreed upon amount, and damages to the unit. We were lied to and deceived over the phone into a lease agreement and blatantly lied to.Desired SettlementTo lterminate all money owed from "breaking" a lease that we were misled and lied to about. They can keep the deposit however we did not live there for one minute. Business Response Mr. [redacted] was sent photos of the actual kitchen of the apartment he and his family would be moving into by our leasing specialist. The apartment home was not in the condition as stated by Mr. [redacted]. The foreman, the manager, and the national supervisor walked this apartment the day after the [redacted]'s move in date and found it to be in great condition. Our apartments are remodeled, with new stainless steel appliances and granite style counter tops. The apartment that was leased to them had all of these things. Their apartment was cleaned the day before move in and there were no bugs present. Mr. [redacted] never notified the office that he was displeased with his apartment and simply returned keys three days after move-in. In conclusion, we do not agree with the complaints being made as we make it our goal to provide great customer service. You can't buy new appliances and put in laminate countertops and call the apartment remodeled. The kitchen picture was not our unit, as our unit was dirty on the back. Every other photo was of a model unit or stock photography, even after we asked for pictures of our unit. Their story always changes. At first it was a brand new apartment. Then it was remodeled and then in reality only new counters and appliances. They say granite counters, then "granite style" counters but reality is that they are laminate. They said all new cupboards, then it changed to new faces. Reality is there is water damage on all the cupboards on the floor. We have extensive photos of dead bugs in almost every room of the apartment. As well as water damage. Mold on the windows. And drywall missing from the walls. The companies website claims they are extremely detail oriented and all about their attention to detail so you would expect the place to be exceptional. You pull in and the sign says "luxury apartments" that is the biggest joke and blatant lie ever. No luxury apartment or anything would have laminate counters, water damaged cupboard, dead bugs, mold, missing drywall and countless other problems. Final Business Response Although we are always upfront and accurate with respect to our advertising, description and pictures of our property, we feel badly that Mr. [redacted] had anything other than a great experience moving into our property. The property office has worked with Mr. [redacted] on a resolution and he communicated to us that he is happy with the outcome of the situation.

Complaint[redacted] 2016, I put down [redacted] refundable deposit on a one bedroom apartment at the [redacted] at [redacted] managed by Aspen Square Management. [redacted] 2915, I put down a [redacted] refundable deposit on a one bedroom apt, at the [redacted] at [redacted] in [redacted], managed by Aspen Square Management. the Reps from Aspen Square Management were adamant about advising me of the fact that my [redacted] deposit was totally refundable if my credit was not approved. I put down a total of [redacted] dollar application fee was not refundable. I received a telephone call 10 days later from Aspen Square Management aadvising me that my credit was not approved, it is documented on the Aspen Square Management contract that if your credit is not approved you will definitely be refunded your [redacted] deposit, I advised the Representative from Aspen Square Management that I wanted a refund, however I did not hear anything from Aspen Square Apartments, I telephone every day I made at least 10 telephone calls insisting on my money back I went by Aspen Square Management office the door was locked during business hours yesterday [redacted] a Aspen Square Rep name [redacted] advised me that [redacted] you are not getting your money back Aspen Square Management is FRAUDULENT, I sent letters to [redacted] corporate, [redacted] corporate, [redacted] because this is a low income building, Aspen Square Management are SCAM ARTIST, this management company is not abiding by their written contract, I was told I have no established credit and that I was not approved I was guaranteed my money back I have asked, [redacted] and [redacted] of the [redacted] for a thorough investigation into the FRAUDULENT ACTIONS OF Aspen Square Management, this management company is extremely fraudulent, I have also asked for a investigation by the Office of [redacted]Desired SettlementI am entitled to a refund of my [redacted] deposit per the contract I sgined from Aspen Square Management it states that if the propective tenant is denied for any reason the propective tenant will definitely receive their [redacted] deposit back this management company Aspen Square Management these people are taking advantage and stealing money from low income people a thorough investigation of Aspen Square Management needs to take place, I definitely should receive my [redacted] dollar deposit backBusiness Response Contact Name and Title: [redacted]Contact Phone: XXXXXXXXXXContact Email: [redacted]We have reviewed this complaint number XXXXXX. New/Remodeled unit was far from new or remodelled. The way management treats you is like you are less than a human being. Lies and deflection totally Upon reviewing the unit on my break from work prior to signing the lease I did notice a awful smell, which I was informed that I could have an air freshener installed which it was. Upon returning to get ready for the move in on Saturday, I returned to the unit and found numerous problems. First being the smell, it smells like there is a dead animal somewhere in the unit.Additional Issues Besides The Smell Of Something Dead Or Rancid. There Are Other Health Concerns And Issues. This unit does not seem to meet any remodelled or even readied for a non remodelled move in.After speaking with management and asking to not have anything done to or with the unit until a higher level of management could call or have correspondence to or with me. After about a week of no response and run around, I received a call from the "National" and I was not given any direct answers to my specific questions or requests. List follows1. Dead and living roaches in the unit.2. Mouse or Rat droppings.3. Cobwebs with additional bugs in them.4. Black Mold5. Chipping Paint6. Walls that haven't been repainted or repaired7. Functionless threshold and door sweep8. Drawers that don't open properly9. Windows that can't be seen out of and that have not been replaced or repaired 10. The appearance of being given a water damaged unit that has not been properly remediated.11. Cabinets with chipped paint12. Bent, damaged, chipped and not properly functioning doors for entry, bedrooms, washrooms and laundry13. Base boards, window sills and frames with mold, dirt and corrosion14. Unit overall doesn't seem to be a fully remodelled unit in which I signed up and paid for. 15. The options given where both total looses on our families end. The first option that was offered to us was to move in the unit with a concession. Moving into an unhealthy, unsuitable and falsely advertised "All New" "Fully Remodeled" unit which has presented countless concerns for my family and I, is not an option for us. Option 2 has a few parts that I will not agree to Part A. Forfeit the security deposit.Part B. Pay two additional months of rent in addition to the first month's rent (which was paid for in full upfront.)Part C. Pay the early termination fee. All this for a unit we could not and have not moved into or even spent more than 20 minutes in. I feel steered, misled, taken advantage of, demeaned, ignored, railroaded, the company has used my trust, disability and time frame to move against us and has no care or concern for our family's wellbeing or health.I am looking for some help and a way to have a fair and equitable solution for this bad situation. This seems to he a case of the big company disregarding and totally taking advantage of the little person. Issues with repairs & lease agreements at my apartment complex(non-responsive to my complaints from corporate)Since [redacted] 2015, I have been dealing with one of the staff at [redacted] by the name of [redacted] She wasn't professional at all. Misinformed with so much information and lack of communication dealing with my background check, deposit, and the availability of the apartment. Long story short, I was very disappointed with the process. I contacted corporate to speak with the regional manager of this community. She hasn't YET responded back to any of my calls. I dealt the property manager with the issues on my deposit and move-in. I was trying to get my money back but Lacey told me once I paid my deposit, I couldn't get it back until the end of the lease. Mind you, I haven't moved in yet. It was pre-leased. Fast forward to[redacted], my move-in date was scheduled for[redacted] 19th. I get a call from Amber (another staff at [redacted] She left a message on my voicemail to confirm my move that weekend. I called back to let her know that I will be there Friday afternoon to pick up the key. She said told me my move-in date was [redacted] I told her that was incorrect. I have a copy of my lease and it shows the [redacted] She said it was changed to the [redacted] and I signed for the 20th. I knew that was a lie when I know for sure my agreement doesn't show that date at all. Someone altered my lease. I demanded to speak with the manager. She wasn't available to talk. Instead, I sent an email about the move in. Then I sent a claim to Revdex.com in [redacted] (apartment [redacted]) responded back to confirmed my move is still on the [redacted]. Supposedly, it was an overlook. I came by the office on the [redacted] to get the key. I didn't get a proper walk-thru. One of the employee handed me the key, walk-thru form and that was it. I didn't know where exactly my unit was. I asked and she wasn't clear with the location. I had to find it myself. Upon my move-in, I had to do my own walk-thru. I noted everything that needed to be fixed/repaired. I had 48 hours to turn in my document (which I did).Desired SettlementI would like for them to completely my request and discount/credit on my rent. The company is trying to charge us for way more extra fees for replacing carpet and fixing stuff that were not the truth Hello, We stayed in this apartment complex from [redacted] 2012 until [redacted] 2015. We had the issue with apartment manager her name is [redacted] and the maintenance manager his name is [redacted]. Please read the following explanation and let me know if you need more information. We stayed with apartment complex company for 3 years. They did a lot of renovations on their properties in [redacted] and they spent a lot of money on it too; however they are trying to get as much money as they could from their residents to cover their cost. What happened with us we had 2 apartments one for me and my wife and the other one was for my parents. In the last day for the lease I called the office to do the walk through before I give them the keys for both apartments. As usual we have stayed in a lot of places before this and make sure to clean the place and return it as it was. Also the management in the last couple years was very unprofessional taking forever to respond to requests and sometimes never respond. The last the apartment manager with the maintenance manager came to do the walk through with us and as usual they had an attitude with us. As soon as the maintenance manager came in to my apartment he said this is a carpet replacement and will cost $ [redacted] and you are responsible for %75 of this. However he did not walk through the apartment at the beginning to make the decisions. Before I asked for the walk through I asked if they can hire a carpet cleaning company for me because I was really busy a lot of other stuff for purchasing a house and I will pay for the carpet cleaning fees. I tried to call the top management office in [redacted] unfortunately they did not help much they just went with their maintenance manager interpretation for replacing the carpet. Yesterday it looks like they decided to replace the carpet on my cost and they sent me a bill for [redacted] to be paid within 2 weeks and they included [redacted] statue reference to push me paying. Any how I do not trust these people and as I mentioned they just do whatever they feel and try to take as much money as they could from their residents. I requested to wave this fees of replacing the carpet but I am willing to pay any cleaning fees.The other thing when we went through the walk through in my parent's apartment. The apartment was not carpet it was vinyl. Anyways the maintenance manager noticed couple of things the first thing he said there was a little scratch in the vinyl and he will take care of that and fix it with no charge and the other thing the carpet in the bedrooms they will clean it and deduct the fees from the deposit. All of the sudden when we received the bill yesterday it had [redacted] to fix the scratch in the vinyl flooring, so we have no idea why this guy lied about this and the apartments were in a great conditions. Hello,I apply at an Apartment complex that is managed by Aspen Square Management, by the name of Meridian Pointe Apartments. I was told, and I also have this in writing that their is an $25.00 application fee, and $100.00 holding fee for the apartment that I put down. When I let them know that I need a bottom unit due to my son have a disability, the [redacted] says some unkind words to me. So she made those remarks then I told her that I no longer want to least the Apartment then I asked for my $100.00 Dollars back, and she refused to give it back to me, she also refuse to give me her corporate number. I found a way to get the number at corporate and I spoke with a [redacted] who is in charge of that complex. [redacted] was then really rude to me as well telling me that I sign something saying that I can't get my money back. So I asked her what did I sign, and she sent me back to complex to pick up the form the reception gave it to me, and I was trying to ask her where does it say I can't get my money back. The reception snatch the paper out my hand and then became very hostil toward me, and then asked the [redacted] to speake to me. I looked every where on that paper, and not no where it said I could not get my money back.Product_Or_Service: No Service ProvidedDesired SettlementI would like my $100.00 dollars back, and an apology form the company for the behavior of there employers in writing.Business' Initial Response As of today 8/27/2013 we have refunded the $100 administrative fee and consider this matter resolved.Consumer's Final Response I file a complaint against a company about a month ago with the Revdex.com, and I am suppose to receive a refund from the company which I never received. I was told that even though the case was close, and I didn't receive the refund that I can contact the Revdex.com and they will be able to assist me.
