Asset Development Group, LLC is in receipt of your letter of June 22, 2017, regarding a complaint received from Joseph [redacted]. The complaint submitted by Mr. [redacted] involves the condition of a mobile home purchased by Mr. [redacted] from a third party seller.  Asset Development Group, LLC...

 is the property manager of the manufactured home community where the home is located.   Asset Development Group, LLC was not party to the sale of the home, never owned the home in question, and is therefore not a correct party to be named in Mr. [redacted]’s complaint.    However, upon receipt of the complaint we notified the company that owned and sold the home to Mr. [redacted].   We have been assured that this company is making provisions for the repair or replacement of any affected subflooring and floor coverings, and trust that this matter will be resolved to the satisfaction of Mr. [redacted] in the very near future. Please feel free to contact me should you have any questions regarding this correspondence.

I live in Birch Terrace in Menomonie WI, which ADG manages. I have lived here for 3 years. It is unfortunate that it has done nothing but decrease in quality. The roads have pot holes that go unfixed. If they are fixed it's with sand or dirt they have gotten from somewhere on the grounds. This past spring there was something wrong with a main water line and instead of informing residents in a professional manner, we got a hand written sign on old construction paper at the mail box.
Payments, I was uncomfortable giving the company my account information for direct payment so I held off. Good thing I did. I always sent my payments out in my work office on the 4th, which is due/post marked by the 5th.I've never had issues before with late payment or late delivery. One month I received a notice on my door stating I had a $45 late fee. I was confused so I called. The lady was ok and explained it was post marked for the 6th. She suggested that I take it directly to the post office to ensure it is post marked for the 5th. That is what I did, every month. After all my gas and my time to ensure it didn't happen again I received another later fee notice on my door a few months later. I called again. The same lady said yes it was postmarked for the 6th. I said No! I watched the postman put a red circle date on it for the 5th. She said Oh, I see it has a mark for the 5th and 6th. This is just crazy and a scam. My trust was completely gone for this company. They did take off the late fee that time.
Tip, watch your bill and pay it on time. Don't give them a reason to charge you more than what it's worth. Thankfully I will be leaving in a week. I gave my mobile home to a friend who needed it. I told my friend my issues with the company so they will be well prepared.
If you can avoid Asset Development Group I suggest you do.

I've lived in sky view terrace for awhile and asset does not keep up roads in any seasons and sewers need to be redone and haven't been. Home #[redacted] needs to be condemned. Nothing is done to keep property up in east Troy. This is my worst decision was moving my mobile home here. When I go to sell my mobile home will depreciate because of home next to me

I noticed ADG did not have any reviews so I thought as a resident of one of their parks for the past seven years that I should advise individuals looking to live in one of their parks not to. This park in particular (Rockvale MHP, Janesville) is run down and the property manager as well as corporate ignore resident complaints and concerns. there is currently a tenants union trying to change the past neglect.

Great place to work with and live.

Review: I moved out and sold trailer at address [redacted]. The title was given to the new owner the end of April 2013. ([redacted]) I am still receiving accumulating bills (water) from this company. Every attempt I make to bring this to there attention. I am told they need a copy of the title. As I have informed them I nolonger have tile was given to new owner.In sept 2013 [redacted] was taken to court by them for failing to pay the rent. A judgment was ordered against her through dodge county wis. Case #[redacted]. This company is aware [redacted] is the only tenant at the address and has title on fill. But I'm still receiving the water billDesired Settlement: That this company stops there letters of collection to me. The company needs to bill the current resident [redacted]. [redacted] is the responsible party for the water bill at the property she lives at and the owner of the trailer. Sence the end of April 2013. My name needs to be removed this is affecting my credit

Response:

We require all title holders to be on the lease for a homesite. Mr. [redacted] has been asked repeatedly to provide a copy of the current title on the home to establish that he is no longer liable for the lease. (Requests made by phone on 5/1/13, 9/24/13, 10/9/13.) To date, he has not provided that copy. There is also an unapproved person living in the home. We have asked for a residency application for this person an it has not been provided. The current resident has not provided a copy of the title which we requested from her by phone on 5/1/13, 10/14/13, letter mailed 10/30/13. phoned 11/21/13.

If you are a victim of Identity Theft, or even had your credit cards stolen. I know you will hear and feel the same in that all situations you do not want to give out your Social Security number. You are extremely leery of giving your Social Security out to anyone even if it is for a job that is paying your social security tax for you don't know will they steal your identity too. However, most of us will give it for a job for we know they absolutely must have it, however for landlords and other business that absolutely can do business without the need of it, well should work with you to allow you to keep your wishes. However this company owns numerous trailer parks in Wisconsin, and normally I would not write a review on a company for discriminating against those who have had identity theft or credit cards stolen and wish to not give their social security out to anyone, but this company has leased out to two of my family members and one has lived in park now owned by this company for almost two decades. People this company has told me that they will not do business with me unless you provide your Social Security number. I feel this is wrong and normally I wouldn't write about it for I would just locate another place to live that is willing to NOT discriminate towards victims of these events. However, in this case I cannot due to family owning property in one of their many parks and I want people who have had their Identity Stolen to especially find other places to live. DO NOT even waste your time applying for an apartment, house or trailer with this company, or HOME SOURCE ONE. They have made it clear for victims of Identity Theft your not welcome, sorry you much rather protect yourself from the pain of Identity Theft. So to those of you who have spent the four years of pain of talking to Lawyers, collection agencies, etc... because some [redacted] stole your identity, trust me I know the pain it creates for I had an ex-girlfriend go through it. You can never gain confidence back to be willing to give out any personal identification to anyone. Identity Theft Victims again I say to you DO NOT WASTE YOUR TIME WITH THIS COMPANY or it's sister company HOME SOURCE ONE, for they will are not going to work with you, especially with sensitive information like you not willing to provide your social security number. I have been a victim of credit card theft, my ex-girlfriend a victim of Identity Theft, and people like us know of other ways to show who someone is without the means of a Social Security Number.
