Mr. & Mrs. T[redacted] leased a property from us which required a written 30 day notice to vacate.  Tenants were provided with said mandatory form along with a cleaning checklist.  Tenants failed to bring in such form or other mandatory written notice of their intent to vacate. ...

Tenants were then charged for the next month.  When tenants vacated the property, they left the keys in our drop box with no forwarding address.  The notice of disposition of deposit was mailed to their last known address as per Utah law which denoted the full charge for June.  When tenants did not receive their deposit back, they called the office and we forwarded their disposition to them.  We then re-leased the property back out on June 19 and resent a revised disposition denoting the credit for the month of June for the 11 days.Mrs. T[redacted] contacted our office to discuss the disposition on Friday July 10.  She was told that we did not have her file in front of us and that it had been archived.  She was told to give us her number and we would contact her back.  Mrs. T[redacted] was contacted back on Tuesday July 14 and the disposition was reviewed.  It denoted that the balance left owing on her account was $84.  She indicated that she would need to discuss with her husband and then get back to us.  We have never heard anything back from them.  She was also told at the time of the phone conversation that if the problem was not resolved by the end of the month, her account could potentially be turned over to a collection agency.
