***, If you have date stamped photos from the week of your move in to our property that are relevant towards items that you were charged for at your time of move out you are more than welcome to bring them into our officePlease let us know a day and time that works for you. Thank you

***, We provided you a day notice to move out of the residence that you rented from us in September of You were asked to move because the property was not properly taken care ofYou received multiple violations for yard care and when we conducted our annual inspection the house
was not kept clean or organizedWhen we gave you this notice to move you were provided a list of cleaning guidelines and simple repairs that you could do yourself in order to minimize the effect on your deposit, or receive extra chargesYou were given this as a courtesy, but when we completed our final walk through of the property it did not appear that the list was followed, causing us to then have to send our vendors in order to properly clean the house and complete necessary repairs due to damage that was not fixed upon you vacating. In regards to hiring a professional cleaning company you never mentioned this to us or provided us an invoice proving that you had paid for the home to be professional cleanedIf you had, we would of let you know that you should send them back because the house was still not cleanThe amount of damaged and cleaning that needed to take place in order for your previous property to become rent-ready again for a new family was excessive We had days from your move out to account for all chargesWe then held onto your file and your balance in our office for an additional days in case you would have liked to set up payment arrangements with us directly, or dispute the charges This was in the fall of 2015, and you were sent a copy of all of this information We did not hear from you until yesterday, April 12th because a collection company reached out to youYou should have been aware when none of your deposit was returned that there was a chance you might have owed a balanceYou have not stated that you have pictures or a professional cleaning invoice until nowWe believe that you were provided enough time to dispute any charges that you may have disagreed withThe repairs and cleaning that you were charged for stand

[redacted],  We provided you a 30 day notice to move out of the residence that you rented from us in September of 2015. You were asked to move because the property was not properly taken care of.
