directs the actions of the management company. We pick-up loose trash on the grounds of the community when requested by the Board of Directors. There are several homeowners who pick-up trash as they walk the community. This helps reduce their common area maintenance expenses.Trash service is thni the City of Indianapolis. We have instructed Mr. [redacted] to contact the City of Indianapolis if he has questions about his trash service or charges for trash. We believe that this is paid for by his taxes. This is not a part of his monthly maintenance fee.The community has rental restrictions and they allow a maximum of 26 rentals. There are 133 units in the community. Currently they have 19 rental units, so they are well below their cap. Seven condomniniiimns have sold in the first six months of this year.We have enclosed a copy of the budget for 2017. You will note that the highest expense for this community is water and sewer. This is an expense the Board of Directors and management company cannot control. It is up to the individual homeowner to control this expense.We are unable to take the trash costs off of Mr. [redacted]'s fee. as this expense is not paid by his monthly maintenance fee.Mr. [redacted] has also asked to be reimbursed for his damaged property. We have directed him to the contractor. [redacted], for reimbursement. They have asked for pictures of the damaged items and Mr. [redacted] has refused to comply with their request.We hope that this answers Mr. [redacted]'s concerns.
