I have just returned from a six-day trip to Michigan, to visit my Father-in-Law, who is recovering from open-heart surgery I was in an out-of-the-way place in NW Michigan, had no email connection and did not speak with my scheduling team for the entire time I was there I have a great scheduling team and, since returning home, have now seen multiple examples of your name-calling, threatening and bloviating I have also seen your internet cyber attempts to cause damage to businesses and to human beings on a grand scale Since you have had so much time to call names, attempt to ridicule others and write long emails, you apparently did not have time to read your inspection report, provided by our Inspector, Mr [redacted] , immediately after your inspection in March Your emails are so long and so inaccurate that I will not take the time to completely answer them, but I will answer the crux of your "issue" by noting the following quote from [redacted] 's written inspection summary report, page 7, Item 8.1, under the heading, "HVAC Package Heat Pump Systems":" The package heat pump system needs service The indoor fan would not respond Therefore, we were unable to test the system Recommend further evaluation and repair / replacement by a qualified contractor." ***, if you would have read your inspection report....not pages, but simply the 7-page Summary Report, you would have known that Assure Home Inspection's Inspector, [redacted] , told you that your air conditioning unit did not work at the time of the inspection -- and that you should get a qualified contractor to further evaluate the air conditioner and then, depending on the contractor's opinion, either have it repaired -- OR REPLACED!***, this is why we, as inspectors, call out issues like this, during the home inspection period; so you, as the buyer, will hopefully follow our recommendations This is your responsibility, as the buyer.I forgive you for your repeated, unmerited outbursts against seemingly anyone and everyone connected with your real estate transaction No matter if [redacted] had a 100-foot ladder, he called out in writing that your air conditioner DID NOT WORK and needed further evaluation, repair and POSSIBLE REPLACEMENT We don't reimburse clients for their inspection fees in situations such as this, no matter how threatening they are Again, I will not call you names I will, however, respond to your Revdex.com rant, and your [redacted] slander soon I hope you and your wife are doing well and you have a wonderful remainder of your week Sincerely, [redacted] OwnerAssure Home Inspection

Review: On March 8, 2014 Assure Home Inspection inspected the home my wife and I purchased. The Inspector advised that he could not inspect the roof the air conditioner, "we were unable to access the second-story roof dueto its height" per the inspection. Both my wife and I were very uneasy with this decision as the townhome was built in 1980 and the a/c could very likely be the original unit (34 years old). The realtor advised we should purchase a home warranty and that would cover the a/c if we had any issues (the home warranty did not cover the replacement of the unit).

4 months after moving in, our HOA inspected each unit's a/c and advised that ours was out of code due to exposed wiring and a large hole that needed to at the least be patched. We hired a a/c maintenance and repair company to fix the issues; howver, the issues were severe and for safety and efficiency it was evident we needed a new a/c. In addition to leaking water onto the roof, the wiring was a mess and the hole was being used by birds to get into our ducts, there was bird feces everywhere - inside the ducts and all of the components. As the home warranty would not open a claim because the unit technically still turned on, we agreed to purchase a new unit, with installation, for $4736 which we put on a credit card.

The gentlemen who worked for the a/c repair company had never heard of an inspector refusing to inspect an a/c on a 2 story flat roof - in order to easily access the roof (I joined them) they used a standard 30 foot ladder. Again, the roof is completely flat. Assure Home Inspection provided me with a copy of the AZ ASHI Standards of Practice which indicates that both the roof and a/c unit should be inspected. The fact is, our inspector did not want to go get a higher ladder to perform his job thoroughly and as a result we purchased a home with an a/c that was both unsafe and completely inefficient (the huge hole in the unit reduced efficiency dramatically).

I contacted 4 local inspection companies and all confirmed that they would absolutely inspect the a/c unit and would not let a standard, flat, 2-story roof prevent them from accessing the roof.

I have called Assure 4 times to date, and each time am advised that the owner, Tom, will call me back. I continue to tell them how upset I am yet the owner does not appear to take customer complaints seriously. It is beyond upsetting and extremely poor customer service.Desired Settlement: I would at the minimum like a refund of my $275 inspection fee because they did not do a thorough job based on their own starndards of practice. That fee is just under 6% of the cost of the new unit. Had my wife and I been advised of the herendous and unsafe condition of the a/c unit obvioulsy we would have requested that it be replaced as a condition to close. Had the seller refused, we would not have purchased the home.
