Janea Garrett was HORRIBLE to work with, RUDE and UNTRUSTWORTHY
This woman was great in the beginning, she claimed she got me approved for 200k in Jan., then after her telling me if I returned to work full time on my 2nd job, I would be able to get conventional loan. That never happened, she sent me another approval letter instead for 350k. I asked her if she sent my paperwork thru underwriting again. She got snippy with me thru text message saying, " You've already been thru underwriting!" "All you need to do is get a contract for a home!"

I should have followed my 1st instinct and changed lenders once she started getting rude and not returning text messages or phone calls. I was still willing to work with her company. I finally got an offer accepted 4/6/2022 for 299k. Sent over all paperwork to her on 4/6/2022. Paid due diligence and inspection cost and waited for this lady to get FHA appraisal like I was supposed to. During email conversation Miss Garrett informed me she was pushing my loan thru underwriting. She emailed me back asking for documents which I provided everything she asked for. Only thing I couldn't provide was proof I paid for a collection from over 3 years ago. I texted her on 4/08/2022 asking if she scheduled the FHA inspection? She told me myself or my realtor needed to schedule the inspection. I texted her back asking if she scheduled the appraisal, she called me while I was on the phone with my realtor Isabella from Trelora NC, I merged the calls to introduce the two ladies.

While on the phone Miss Garrett was very defensive while speaking to both of us on the phone. She told me she sent my information over to someone named Danielle and she would have emailed me about that. Miss Garrett was told by my realtor the due diligence period was over on 4/14/2022 so the appraisal needed to be completed. Miss Garrett then stated she just got the contract the day before or today and she didn't believe the appraisal was going to be done in that amount of time. I informed them I gave her the paperwork on 4/6/2022 after it was sent to me.

After that we got off the phone with Miss Garrett. I informed my realtor I didn't trust my loan officer to get me to the closing table. She agreed and informed me she would be asking for a new point of contact because she didn't like the vibes she got from the conversation as well. I informed her that in Dec my fill was switched to her from another loan officer, and it took 3 days for that to be completed. We didn't have time to waste let's see what she does. 04/11/2022 an email thread was created in order for all parties to stay informed and up to date on progress.

04/12/2022 Isabella said she would stay in close contact with Atlantic Bay just to make sure loan was moving along smoothly. Isabella asked Miss Garrett for update on the appraisal and was told it was not paid for that's why it hasn't been scheduled. I asked her where I was supposed to pay for it, and she claimed she emailed it to me. She claimed she would resend it which never happened, she also claimed my paperwork was submitted to underwriting which never happened. I logged into my portal and my application was still in the document stages. I was able to see everything she said she was doing was not true at all as far as the portal was concerned.

I checked my spam folder and everywhere else and she never sent me anything. She then responded back by telling me to give the system time to send it. told my realtor to stop calling her after my realtor tried to stay on top of my progress. On 4/13/2022 after I called and left a message to report her to her Supervisor Christopher Brown my loan denied on 04/14/2022. This company was horrible the supervisor Christopher Brown never returned my call, never addressed any of my concerns with his loan officer. Once I reported this loan officers lack of communication and the concerns I had, they denied my loan and gave me some crazy excuse using the same information from Dec when pulled my credit for the 1st time. Once I questioned him, he fell quiet and emailed me the denial letter. I'm just supposed to be out my hard-earned money. I definitely feel like they should refund my money.

And this is why you didn’t get approved lol if you put as much time and energy into getting a job and KEEPING IT it probably would of been a positive …
