Atlas Real Estate did not accurately portray the location that we were applying for. The rental included pictures of the upstairs and bottom floor location for $2300 dollars. The agent did not state otherwise when we spoke to her three different times and via text message. We payed a $90 application fee and were told later that the rent was actually $3800. We asked for our fee back within 12 hours of submitting it, but Atlas refused. We would never have applied for the location had we been correctly informed.

I was promised an inn-unit washer/dryer was going to be installed before I moved into this apartment. When I moved in, it was not. I had good faith when the property manager told me it would be installed within 2 weeks. It's now been about 5 months and I still do not have the washer/dryer. This was the reason I ultimately chose this apartment over others, and I feel genuinely taken advantage of. I have not been charged for the appliance in my monthly rent, however it has cost me more to go to the laundromat than it would if I had what I was promised (plus the inconvenience of finding enough quarters).

The property manager serving *** has reached out to him directly in an attempt to address his complaints. This is a very unfortunate issue as Atlas attempts to navigate the interests of the owner and resident, ***. Here is what was emailed to *** directly:

***, I want to take a moment to address many of your concerns we recently read on the Revdex.com review. I understand your frustrations and sincerely apologize for the lack of follow thru on many of the promises made at the time of your move in. I will take these one at a time…The parking lot/carport-Upon move in we discussed the owners grand ambition to repave the parking lot and construct a car port in the center of the lot. I was told to advertise as such and that this was 100% starting in March 2019. When that did not happen I reached out to the owner directly and expressed my concerns surrounding this timeline. They assured me it would start very soon. This obviously is not happening at least as of July 2019 and I do not have a plan in site. I would like you to know that I personally had 3 different vendors bid the job in February of 2018 over 18 months ago to assist the owners with budgeting the project.

The washer and dryer- Prior to your move in I was told to advertise the newly renovated units as “Renovated w/ Washer and Dryer”. On the date of your move in the machines were not on site and I was told at the time that they would be installed within 2 weeks. Of course this did not happen and I have continually followed up with the owner on a schedule. It is unfortunate that I have also been misled as I have been promised time and time again with nothing coming to fruition. I recently spoke with the HOA and have been told that the owners I represent did not have the authority to even install these machines as this is an HOA coveted community. The initial repairs required at move in- Thank you for your patience while the owners technicians scheduled and failed to repair the remaining items in the home of which I ultimately scheduled on their behalf and provided a credit of $200 at the time of your move in.

Closet Doors- I completely understand your need for closet doors installed in light of the w/d not being installed and I believe we executed on this in a timely manner

The New AC unit- I apologize that the AC unit was not ready to operate when you attempted to turn it on. My technician has been there on 2 separate occasions and has recently informed me that the AC unit was installed incorrectly causing the coolant to leak out of the unit essentially rendering it unusable. In order to repair this it will require a substantial amount of time and effective rebuild. In light of the extensive time line and your patience up and to this point I feel it is best to proceed with the repairs without waiting for a response from the owners. As a representative of Atlas Real Estate Group and a steward for my residents it saddens me that we have a situation where any resident is left feeling as though they have been intentionally misled. I assure you that this was never an intention of mine. I personally shared excitement in the upgrades that were promised and realize now that all I can do is take care of the concerns that are within my limitations quickly and with respect to you. number one, This past winter every time it snowed no sidewalks or stairwells were cleaned off and there are people here in this section 8 project building that are disabled and use a walker to move around. Number two this past year the security bars over outside windows of the building were removed. Apartment 105 has no cupboards. Some of these small apartments have already been remodeled, but that one never got remodeled as well as others. All the handicap toilet bowls were removed and small ones were put in place. I've got a letter dated 6/12 2019 from Atlas real estate group stating that we are in the process of remodeling every unit in the building what this means for you is that you will be required to move to a different apartment in the very near future this move will be final and the apartment will you be moved into will be your new home. I live in apartment originally remodeled for the owner's father after she deceased and these were the people that were the owners when I moved in, I am not moving if they try to move me I'm taking Atlas real estate group to Federal Court.

Safety of our properties is a priority and snow removal typically occurs within hours of snowfall depending on the contractor's schedule. You're correct, security bars were removed under instruction from the City and the fire department, we must remain in compliance with their standards. All apartments are undergoing remodeling as a part of the City's plan to revitalize the building. All tenants will be required to move to a new unit as the plans move forward. Any maintenance requests such as toilets, shower bar, etc can be submitted directly to the building's property manager, ***. *** has been notified of Mr. complaint and will be reaching out directly to discuss any further concerns. Thank you!

Our property manager, Kyle, is hard to get a hold of and will only reply to text, sometimes. He was several hours late and ignored our texts when we were supposed to receive the keys after driving 2000 miles cross country.He also was very nonchalant regarding recent crimes committed on our property and never mentioned that our residence has a LONG known history of criminal activity. He also did not properly describe the house, there are major foundation, wall, and ceiling cracks. The fireplace was never cleaned as promised and does not even function properly. Our dryer barely drys clothes and takes 4-5 cycles.
I could go on many more paragraphs but will leave it at this; I am highly disappointed and would not recommend Kyle.

There is a roach and beetle infestation in the apartments. This has been a long standing issue, I see reviews from the old management going back 6 years complaining about this. The new management group took over about a year ago and the infestation is still going strong. They keep bringing people out to spray chemicals in the units but the infestation is still not getting resolved. I can’t stay in my own apartment yet I have to pay the 750/m for the unit. They refuse to release me from my lease but they are not fixing the infestation. I’ve been here two months and the bugs are still here in full force.

We can understand how uncomfortable it is to have unwanted guests like roaches and beetles. While we are doing our best to stop the issue, we will work with *** to release her from her lease agreement so that she can find other living arrangements. Her property manager, Rebecca *** has been in touch about move-out and is just awaiting a time to have the keys returned.

Atlas real estate group took over the Apartment in which I previously lived back around December or the first of the year 2019. In which Before they took over the landlord at the time was in the process of making up a new lease for the new tenants, I moved out with the landlords permission in October I have all those corresponding text messages. So I have waited patiently for my deposit that I paid 1500 and because the old landlord didn't follow through on his part which was to draw up a new lease for the new people living there which is what was agreed to the new company Atlas not only won't give me my deposit back but says I owe them close to four thousand dollars and they completely know the situation. Very unfair to me the other people are still living there my lease was up in Feb.2019 I have all notice to them I have cooperated in every way possible with them and they are still holding my money and letting those people live there with my deposit. It's not right.

had subleased her apartment to other tenants who continued to live on the property and not pay rent. We had told *** that she needed to have them move out or apply to be tenants so that their name would be on the lease rather than hers. They were not approved, however they never moved out and continued to live in the apartment without paying, so we had to wait for an eviction before they could be removed from the property. We had asked for documentation stating their information from the previous management and it wasn’t provided. Because the sublease agreement was between *** and the other tenants she is responsible for the property, including non-payment.

I am rejecting this response because:
I sent the messages between the old landlord and myself which should have been honored and my deposit returned to me. At which point the new tenants would have continued to pay rent they were paying rent and were set up for auto pay and in feb. Auto pay was removed and they didnt know how to pay you all. Yes I have documents to show this as well. The Agreement between the old landlord and myself should have been honored and it wasnt they accepted payments for rent from these people so accepting payment is accepting that you ok them to live in that property they absolutely know that keeping my deposit and not honoring the Agreement and still accepting payments was all wrong and the new people didnt fail to get accepted because they never applied. They were and still believe they the Agreement between the old landlord and myself and them was honored. So no I dont accept that.

On the last day of August 2018 we put around 1700$ In deposit and first month rent into this apartment. #1 is I can never get any sleep from the neighbor upstairs walking around on the old creaky floors the neighbor downstairs having *** at 3am pretty much every night. Around 615 am every single... morning the neighbors and the neighbors kids go outside and I guess are going to school or that’s what the neighbor seems to be always yelling about and the kids yell back. Literally .. yelling... at 6... In the morning . Why is anyone yelling a 6am in the morning and why do they have enough energy to yell that early ... I’m not sure. Needless to say I pretty much never get any sleep . But it doesn’t end there . We also found out there’s holes in the wall and a few paint puddy covering a few holes from previous renter who I guess owes over 3000+$ according to Anne or whatever her name is . Not only that but the carpet looks like and feels like it’s from 1930s. It’s faded feels super old and crusty and I CANNOT stop itching . Every day every night .. I’m itching . I’m even itching at work now .they had the bug guy come a few days ago... me and my lady are still itching. That’s proof itself that they know there is bugs here And this morning I told Anne about it and she says well she just had the bug guy come .. ok and?! I’m telling her I’m still itching and she does nothing about it.
It doesn’t end there . I work full time AT a nutrition store every day . Well this morning was supposed to be there at 10AM also to train a new employee I hired and today was her first day. Well I had to show up a hour and half late because at 930 I went outside to see me and my lady’s vehicle was GONE . Like any other human being I freaked out and called the cops then called the landlord and found out they towed us in the AM......... they wanted to say we signed the lease saying we knew about a 15$ parking pass ..... if I was willing to pay 1700$ for deposit and first month rent .... why wouldn’t I pay a extra 15$ little dollars to prevent getting towed ............. it’s 15$ I make that in less than a hour . Then they say that they gave it to us before by sliding a envelope under the door ... false .. otherwise we would’ve put it on our cars.
Now I’m not able to make my car payment because I had to pay 470$ to get our vehicles out of the towing yard . And the landlord or whoever is running this place will not help and refuses to let me speak to the higher up . They think I’m threatening them by telling them I wanted to come to the office and talk . Or threatening them by saying I’m gonna take the towing company to court . Like they will not help and they lied to us . We never got any envelope any mail or any parking pass because if we did we wouldn’t of had our vehicles at the impound !!!!!!!

Dear Mr. & Mrs., Thank you for taking the time to write a review, we appreciate you voicing your concerns. We are sorry to hear that you have had a couple negative experiences in your home to date. It sounds as though you, property manager Rebecca S and Atlas Vice President of Property Management, Nick M, have come to an agreement that has allowed you to break your lease and vacate the property early without any penalties. It has also been agreed that perspectives on the parking situation remain different and that you feel you never received parking permits, so Atlas will split the tow fees you were assessed. We have taken steps to address your concerns of itching- which we interpreted to mean that there may be some sort of infestation- and have employed an exterminator to investigate. To-date they have found no issues.We also understand that neighbor noise in multi-unit settings can be a distraction, unfortunately we are not in control of the neighbors and ask that you address other residents directly if there is a behavior that is causing distress.While some of this information may be a moot point now that you are no longer living at the property, we want you to know that we take your concerns seriously and work to remedy any dissatisfaction. Thank you!

May 7th, 2018 the building I had lived in for 6 years was sold. May 8th, 2018 everyone in the apt building was given a notice on their door to move out by the end of June because they were going to completely renovate the building inside and out. I was offered a $400.00 incentive by Atlas agent Kyle Gephart if I moved out by the end of May, which I did. I had contacted him several times about this and understood that he would come over and give me the $400.00 incentive and return my $200.00 deposit. He was unresponsive, and several days after that I returned the apt keys to Atlas office but still did not receive any money. It has been more than 60 days since I moved out of *** and have not received my deposit, the $400.00 incentive, or even a response from them. If I have to go to court I will be asking for three times my deposit, the $400.00 incentive, and all related costs. They have treated the tenants in this very badly.

In late Oct 2017 I agreed to rent ***. My contact was the Property Mgr. Mr. Billy C who was at that time an employee of Atlas Real Estate Group. Atlas was managing this particular property for the owner who Mr. C referred to as Brent (I believe Brent's last name is G). I explained to Mr C that I was looking for a relatively short term rental - either 5 or 6 month lease or even more preferable, simply month to month, because I was relocating to Denver from Las Vegas and intended to purchase a house sometime in early 2018. Mr C told me that usually Atlas required 1 year lease terms, but he also told me that he would do what he could to get approval for the shorter term lease as Nov is not prime renting season, and he would rather get the apt rented than leave it sit empty. Mr C got back with me and told me he received approval from Brent, the apt owner, to allow me to rent for a minimum of 5 months (meaning I could vacate as soon as Mar 31, 2018) and go month to month after that, but if I stayed beyond June 2018 I would need to sign a new agreement. Mr C sent me a lease to sign which I did, and I moved into the apt on Nov 4, 2018. I paid rent of $1820 per month on time for each of the next 5 months, and on Mar 1, 2018 I gave my required 30 days notice to vacate on or before Mar 31, 2018, because me and my wife had purchased a house. We vacated the apt on Mar 26. Shortly before our move out date I was contacted by Mr Mike P who informed me that Billy C was no longer with Atlas and that he was Mr C's replacement. He also informed me that he could not honor Billy C's agreement with me concerning the short term lease. Mr. P refused to cooperate and it is my suspicion he was unwilling to do so because his superior Nick M a V.P. with Atlas was not allowing Mr. P to do so. I called Nick M and he was adamant that he was going to hold me to the terms of a 1 year lease unless and only unless Atlas was able to rent the apt to another person prior to the end of the 1 year period. So I contacted Billy C and explained the situation. Mr C texted me back (and I can provide his verbatim reply) and Billy told me that Mr M and Mr P should contact Brent as Brent did indeed give him the authority to offer me a short term lease. I emailed Billy C's reply to Nick M, but he has thus far ignored me. Over the past four days I have left 3 voice mails with Mr Ryan B co-founder and owner of Atlas Real Estate Group, but he has yet to respond. I see absolutely no reason for Atlas Real Estate to not honor a perfectly "Good Faith" Agreement made with a legitimate representative of their company, Mr. Billy C, Mr C fully acknowledges the legitimacy of our agreement by assuring it was approved by Brent, who by all considerations had full authority to do so independent from any consideration on Atlas Real Estate's part, as Brent was and perhaps still is the owner of the property. The only rationale I can come up with is excessive greed on Atlas' part, as they feel they are likely to prevail. Mr M seemed unmoved by my assertion that I filled their pockets for 5 months - months which the apt may well have gone unrented. My bottom line argument is that if Billy C had simply told me up front in Oct 2017 that Atlas absolutely required 1 year lease terms, I would have said No Thank You, Good Bye!

The Atlas Real Estate Group team thanks Mr. *** for addressing his concern in a detailed and organized manner. The details of the verbal agreement made between him and Mr. C in regards to the shorter lease terms were not disclosed to other Atlas team members, and the physical lease itself was signed for one year and there is no documentation or addenda in it that outlined their verbal agreement. In light of these new details from Mr., Mr. Nick M has agreed that the situation will be treated as a standard move-out and will be working directly with Mr. to finalize the resolution. Because we typically do not offer lease agreements under a 1 year commitment, the situation has also served as a teaching moment to remind staff of our policies and best practices. Thank you!

On June 6th 2016 I was told to move by Atlas real estate group do to them selling the property I was renting at the time which was *** . I was contacted by *** (Real estate agent ) and he stated that I had to move do to the fact that the property was being sold and I had 30 days to move . I was not evicted , nor was their any court order of my nature . He explained that I would longer needed to pay rent because of the selling process . Between the time of me moving out to present day I have been having issues moving because they said I have a remaining balance that need to pay which I have been trying to resolve but they will not help me resolve . I've meet *** on occasion and when when we met he had fill out a application? . This is after we spoke about my situation numerous times . I fill out the application and ask him what is this for , he replies and say he will not charge me and they do things a little different here . I ok . I thinking to my self maybe he might remove the charge on my on credit . He calls me back Monday and says unfortunately we can't help because it looks like you have rental history on your credit , is that through us ,? At this moment im beyond angry , I'm trying my best to resolve the situation and this guy keeps playing with me . So said , man we've talked about this on numerous occasions and it seems as if your playing with me . You people know I owe money that I know I should not have to pay and now your playing with my time and life man ? From there he said what can he do to help , I said just like we planned I can pay $50.00 month til the $1158.00 , I will be there Friday on the 4th of August. Here's August 4th and I went to the company so I can pay . He's not there , I can't get in touch with him , and his resceptionance had me sit for 10 mins just to say she can't find him and she can't help me . I had the money order and everything. The receptionist said she can take the money order but she can't g8ve me no paper work . I'm so mad right now . I just want to resolve this situation if that payment will no longer reflect on my credit . I cant move no where because of this . Thank you

I have reviewed the complaint with the appropriate team members at Atlas Real Estate Group and they have initiated contact with *** in an effort to resolve any issue. During the week of 09/11/17 they reached out to him via phone and were unable to connect. Property Manager, *** is attempting to make contact again this week to discuss a potential payment plan with *** so that the charges to his account will show as in resolution. I will follow up again once the two have made their agreement.
