October 10, 2017Dear *** ***,Attached is our written response to *** ***.We keep rents reasonable by charging tenants that damage our property beyond wear and tear for those damagesIt is our philosophy not to raise the rents for everyone just to save the few problem tenants the
cost of their actions.We provide every tenant with a “Move in Inventory & Condition Form"We allow up to one week for the form to be returned by the tenant identifying any damages or issues we may have missed preparing the unit for leaseThe tenant did not return the form indicating no issues existed.Maintenance is well aware that none of our units have sliding doors located in either the kitchen or dining areaThey did not suggest sun could have bleached the flooring pinkThe pink stains were caused by cosmetics/pink hair dye.The vinyl flooring is one continuous sheet covering the kitchen floor through the dining roomIt is not piecesThe vinyl floor was less than one year old when the tenant moved inThe previous tenant received a 100% security refund evidencing there was no damage to the unit and that it was returned in a clean condition.Tenants are encouraged to clean their unit any time prior to surrendering the keysAt no time did we instruct the tenant not to clean the apartment.Maintenance attempted to remove the stainsThey were unsuccessfulDespite the fact that it was less than one year old when the tenant moved in, it had to be replaced.The additional charges not detailed in the complaint were for failing to clean the oven, failing to clean the stove, failing to clean the refrigerator, failing to clean the freezer, and failing to clean the kitchen drawers.Per our lease agreement, all requests to install custom hardware/fixtures must be requested and approved in writingThis avoids any future conflict and such language is common in all leasesThe tenant made no such request and obtained no such approval.Once a tenant moves out of a unit and surrenders the keys any fixtures or items left behind are considered abandonedThe tenant received their security refund in December cashed it in January and then contacted us on October 4, to request an additional refund and items they claim were left behindWe completely reviewed the complaint and responded October 10,We encourage the tenant to view their file which includes invoices, damage photos, canceled checks, maintenance requests, lease agreement, and all inspection reportsAll of this documentation is in our permanent tenant file.Sincerely,Management
