Initial Business Response /* (1000, 5, 2016/01/05) */
The home was inspected on 10-30-2015 At the time of the inspection The customer and the myself stood in the kitchen and discussed items discovered during the inspection. We did discuss the sagging sheetrock beside the chimney in the dining...

area. As I told them at the time of the inspection, this had been previously repaired and was dry at the time of the inspection. There is no way anyone can accurately determine what will happen during a heavy storm. I have since spoken with several people that have had problems with homes that have never had problems with before. If this was such a issue then why only when the record storms is there an issue. I cut this from the section of the customers report.
The following definitions of comment descriptions represent this inspection report. All comments by the inspector should be considered before purchasing this home. Any recommendations by the inspector to repair or replace suggests a second opinion or further inspection by a qualified contractor. All costs associated with further inspection fees and repair or replacement of item, component or unit should be considered before you purchase the property. No part of this inspection or report implies a warranty or guarantee of continued or future performance or condition. It is not uncommon for issues to arise during the time between the sellers moving out and the new owner moving in after the inspection has been performed. It is the sellers obligation to inform the buyers of changes in the property or it's condition prior to the new buyer taking ownership of the property. It is not uncommon to discover damage from water, termites, smoke or shoddy repair in older or remodeled homes. These can be discovered when repairs or additional remodeling is completed. The inspector has your best interests in mind when completing the inspection. It is not uncommon for homes that are being sold to have areas that have limited access due to stored items that have been boxed or stacked. The inspector will not remove or relocate these items. Roof coverings and skylights can appear to be leak proof during inspection and weather conditions. Our inspection makes an attempt to find a leak but sometimes cannot. Please be aware that the inspector has your best interest in mind. Any repair items mentioned in this report should be considered before purchase. It is recommended that qualified contractors be used in your further inspection or repair issues as it relates to the comments in this inspection report.
I asked the customer if they had purchased a warranty when buying the home. They said no they only had insurance. I do not know if this would have covered it or not. As it clearly states several times throughout the report that the inspection only reports on the condition of the home the day of the inspection. There is no warranty or guaranty of the home. I don't remember using cuss words and if I did than I would like to apologize and did not mean to speak down to them or come across in a disrespectful manner. I am sorry they are unhappy and have had issues with their new home.
Initial Consumer Rebuttal /* (3000, 7, 2016/01/06) */
(The consumer indicated he/she DID NOT accept the response from the business.)
I would just like to state that I understand that you're not responsible for the things that happen in the house and that you inspected the day of inspection but we pointed out that there was a previous leak and we've had numerous roofers come out that told us that any inspector should have seen that this would have been an issue since there was red flags of leaking previously. We feel that the inspector did not do a good job. We were advised to go with a different inspector by several people but our realtor insisted that he was good at his job so we went with him. Now I'm beginning to wonder if they have a pact that he just passes homes without really looking and inspecting properly that way she can sell them quickly. I am very disappointed in the work that he did and the customer service (or lack there of) that he showed us. We believe that he should have caught this and we could have prevented it before anything happened or damage was created. We are currently up to about $700 in repairs because he neglected to be thorough. We would like for him to cover a portion of damage repair costs.
Final Business Response /* (4000, 13, 2016/01/19) */
As I have stated in earlier letters, I am sorry the customers have had trouble with the roof of their new home. As I told them on the phone and the previous letter, I do not provide warranty's for the home. There is no way to determine what will happen when a severe storm will occur.
Final Consumer Response /* (4200, 15, 2016/01/20) */
(The consumer indicated he/she DID NOT accept the response from the business.)
I believe if he did his job properly he would have seen that there could be an issue and we could have addressed it but we asked him about it and he endured us that it wouldn't be an issue. To me there should be some liability on him to tell us not to worry about it that it would be fine and then for us to turn around and have to spend around $700 for repairs.
