Tell us why hereTo whom it may concern,Mrand Mrs*** purchased a home from Augustine Homes in July 2015. A Real Estate agent was present and all parties reviewed the contract, discussed and signed same. Parties understood that the estimated settlement was estimated to be in
February of 2016. This was predicated on making all selections at the *** ***, making any and all additional deposits that may be required at the *** *** as well as getting all permits from Stafford County. In the process, the Sales Representative’s father passed away and she did miss an option that necessitated a remedyThis was completed and at that time we asked if the customers wanted to move forward as this error required additional funds. The customers agreed that they wanted to move forward and agreed to the cost increase. Subsequently, the customers added a fair amount of options at the *** *** which required additional deposits. The contract requires a deposit when a threshold is met and pursuant to this contractual requirement, we requested that the customers provide the amount as spelled out in the contract. The customer did not have the additional funds and asked if a payment plan could be arranged. In light of the situation, we acquiesced and agreed to a payment plan for the option deposit, a concession that was made only for this customer. In November, the customers asked about their permit and were told that due to the delay in signing off on the payment plan the application was days behind scheduleWe committed to the customer that while a February closing would not be possible, we would make sure a March settlement would occur. We received the permit in early December and advised the customer we were ready to start on their home. They requested we pay for another month of rent (even though our contract provides for up to months of delay which the customer and agent signed indicating that they understood). We agreed to pay additional closing costs to offset and cover the additional rent required by a one month delay than originally discussed, but at this point the customer had already purchased another home and sent an email that they were cancelling. We are now out of pocket for more than the deposit due to permit fees, architectural and engineering fees that are house specific and cannot be used again

Review: My husband & I received unfair and unjust treatment by Augustine Homes LLC & Sal Migliore. We signed a contract in June 2015 and made a 10,000 earnest money deposit to have a home built. Our home was promised to be ready January/February 2016. A permit was not applied for until 4 months after we signed a contract, and wasnt received until 5 1/2 months later. After 6 months of waiting, numerous mistakes made by Augustine, A lack of communication and customer care, we decided to take our business elsewhere. BEWARE OF THIS COMPANY. THEY WILL TAKE YOUR MONEY & NOT DELIVER YOUR HOME. THEY WILL TOSS YOUR PAPERWORK ASIDE AND TREAT YOU LIKE SECOND CLASS CITIZENS. Augustine may have taken our 10,000 for now, but you will not get my business of the remaining $620,000.Desired Settlement: The return of my $10,000 earnest money deposit.

Review: We purchased our house in July 31 , 2015 at [redacted]. We have been trying to get the drive way made usable since we moved in. It is a case of what works on paper doesn't always work in real life.

The developer laid out the curbs and driveways. For reasons unknown to me, Augustine homes drew the plat and built my house to the left side of my lot. This makes the drive way not line up with the approach(cut in curb)

This makes it hard to use especially when backing out on the left side. The average vehicle is about 15ft long. My drive way is only 17ft.. When backing out of the garage, you have to wait until the front left bumper clears the garage door before making a sharp turn to the right to keep from running over the curb.

At first request, Augustine Homes did a patch job on the left side by sidewalk. This did not solve the problem.

Augustine homes then told me it was done to plat and I signed off on it. Not true. I got the plat I signed out, and it was know where near what my drive was. They then told me they would tear out the drive and put it like the plat I signed.

Now that I live in the house and using the driveway and garage . the original design is unworkable, I believe some one in the building process notice the plan would not work and tried to do a quick fix . that is ugly and dangerous to vehicle tires and rims that often miss the drive approach when backing out, and not to mention it is ugly , hard to negotiate and will the shorten life of the curb being driven over.Desired Settlement: Have the drive way and approach line up with with my garage door. Make it a straight drive way so I can pull in and out with out running over the curb.

I just want them to finish the job they started. I don't want the left side of my drive ending at the sidewalk! Finnish the job. fix the approach from the street to line up with my drive way.

Review: In the summer of 2010 Augustine site [redacted] approached me stating they needed to take down my fence in order to place a drain for the home being built behind me. I agreed for them to do this. However, when they put my fence back up, they did so incorrectly. The neglected to place cement in for the posts, as well as, improperly nail boards in correctly. I have been round and round with [redacted] and several people from Augustine homes and still nothing has been fixed. The fence is now falling over and the nails are a danger to my children and animals.Desired Settlement: I would like the fence replaced and a cash settlement for the 2 + years I have had to hassle with Augustine to get this done.

Review: I purchased an Augustine home in June 2010. Ever since we moved into the home we have had moisture problems that were not properly taken care of. The exact cause for the high reading was never really determined and Augustine provided a dehumidifier to remedy the situation. A few weeks ago water was noticed in the basement and dining room. There is currently mold in both areas. This could possibly explains the asthma issues that 2 of my children have developed over the past few years. Augustine provides a 10 year structural warranty for new homes. When I called Augustine regarding the water and mold in the home I was told that it was caused by leaves that built up behind a downspout. I went up on the garage roof and removed 1 handful of leaves that we're built up. During the next storm .25 inches of rain, resulted in water again in those areas. Augustine still states that the issue is due to improper maintanence. A 3 year old home should not be leaking. Augustine doesn't stand behind its products. [redacted] and customer rep, [redacted] have come up with any excuse possible to avoid fixing the water damage and stopping the leak.Desired Settlement: Augustine will repair the leak, and fix the Water damaged areas. If not the will pay for the repairs to be completed.
