First, we want to thank you for choosing Austin Park Verde Apartments for the second time when you moved to a larger apartment next door June 27thWe don't have a rule in Writing but we do have a self-imposed goal of days to process security deposits even though there is no statutory limit for the amount of time taken to refund security depositsI won't make any excuses, we are simply behind our processing goal of no more than daysOn September 25, we sent you a refund of $for your security and rent deposits after deducting the water fees that you owed, there were no charges for damagesUpon review of your Security Deposit Disposition report and ledger, we found an error in your ledger and Austin Park Verde owes you an additional $refund because the water fee expense was mistakenly deducted twiceThe additional payment was mailed to you Friday, September 29.Our system shows that a non-emergency work order was called in July and repairs were completed August with a technician's note indicating that resident 'stated they had no current issues'I don't see any work orders in our system since then for your apartment, So I will have someone contact you to get the work order information from you again.We apologize for any inconvenience this has caused you

I thought we had responded to both our resident and Revdex.com.I forgot about this, his first payment came back to us right after mailing the second payment for no reason, since the mailing address was correctWe changed ETF bank payment systems and our resident didn’t turn his previous recurring payment off while turning the new one on, resulting in a double rent payment for JuneHis mistake, not oursResident’s 6/15/refund payment, including his bank NSF fees of $which we paid for, was supposedly lost in the mail, and he complains to the Revdex.comSo, to further try to help our resident fix his mistake, [redacted] *** paid a stop payment fee to our bank, and issued a second refund 6/27/2017, so the complaint was resolvedNot much else we could do and I guess he is not complaining anymore, since we have heard nothing more from himI would appreciate it if you cleaned up our record with Revdex.comThank you, [redacted]

Thank you for your former tenancy at Austin Park ApartmentsYour timely rent payments are expected, and appreciated We are sorry that you feel that you have had a bad experience with management at Austin Park as our goal is to always be transparent with our residents to eliminate potential issues for both residents and management alike With that being said, your lease agreement (attached) began on April 18, with an end date of April 30, Therefore, rent would be due and paid in full through April 30, regardless of what day you moved outIn addition, your lease agreement states the following, regarding moving out: When tenant wishes to vacatea full thirty (30) day written notice must be given before the Tenants next rent due date and accompanied by the rent for the final thirty (30) day rental periodYou gave notice to vacate on March 27, (attached) and paid the full monthly rent for AprilI don't understand that if you thought you were being prorated why you would pay the full amount, other than to fulfill your lease agreement and thirty day notice as required and agreed to by yourself by signing the lease agreement In regards to the ridiculous” rule of quiet time, that is not an Austin Park rule, but a law to allow both residents and homeowners quiet enjoyment of their homes In regards to the move out inspection, [redacted] showed you all photographs on her laptop of all charges that you were assessed at move out regarding cleaning and replacement chargesRegarding your deposit, you were charged $in water, sewer & drainage fees for water that you used, in addition to the damages and cleanliness items that were noted on the move out inspectionWe didn't charge you for several items, such as repainting the apartment even though the walls were marked up, very dirty with nails left hanging in the walls but we did not Sincerely, [redacted] Financial Accounts Manager SCH Realty, LLC

the amount of time taken to refund security deposits. I won't make any excuses, we are simply behind our processing goal of no more than 60 days. On September 25, we sent you a refund of $928.54 for your security and rent deposits after deducting the water fees that you owed, there were no charges for damages. Upon review of your Security Deposit Disposition report and ledger, we found an error in your ledger and Austin Park Verde owes you an additional $213.23 refund because the water fee expense was mistakenly deducted twice. The additional payment was mailed to you Friday, September 29.Our system shows that a non-emergency work order was called in July 27 and repairs were completed August 16 with a technician's note indicating that resident 'stated they had no current issues'. I don't see any work orders in our system since then for your apartment, So I will have someone contact you to get the work order information from you again.We apologize for any inconvenience this has caused you.

Regarding your deposit, you were charged $99.19 in water, sewer & drainage fees for water that you used, in addition to the damages and cleanliness items that were noted on the move out inspection. We didn't charge you for several items, such as repainting the apartment even though the walls were marked up, very dirty with nails left hanging in the walls but we did not.
